What To Know About Property Taxes In Arizona

Arizona Property Taxes are based on where a home is located.

Your Real Estate Agent will be able to tell you what the current Arizona Property taxes are on a home. For Pima County Property Taxes, Realtors can “look up” the tax history and current tax amounts.

The Arizona Property taxes on a residential home is the sum of the state, county, municipal, school, and special district rates.

The Average Property Tax Rate

The average tax rate on a home in PIMA County will be approximately 1% of market value. Or 10% of “Assessed Value”. Tucson home Assessed Value will be about 10% of the market value.

For example, a home has a Full Cash Value (Market Value) of $350,000. The Assessed Value would be 10% for the Full Cash Value or Market Value. That would be $35,000. Property taxes will typically be 10% of the Assessed Value.

With that in mind, one can estimate their Property Taxes at roughly 1% to 1.5% of the Full Cash or Market Value. For a home with a $350,000 market value, property taxes would be about $3,500  to $4,500 per year.

You can find the Assessed Value of a home in PIMA County on the PIMA County Assessor website. Also, you can see the property tax on any Tucson home for sale by using our MLS Tucson home search.

The Full Cash Value is lower than the current Market Value. About 20% lower. Some of this may be timing. Some of this may be due to rounding by the Pima County Tax Assessor’s office.

Real Estate Transactions Are Reported

By law, Real Estate transactions must be reported to the Pima County Tax Assessor. And include the price paid for the Tucson Home.

To estimate the Arizona property tax of a home you are thinking of buying, use the current market value of the home. Multiply that value by 1%. It is likely the actual PIMA County property tax bill will be less than the estimated amount. There have been exceptions to this during the recent real estate market melt-down.

Each year, the Assessor will send an updated assessment of the value to the owner. Property taxes are based on the assessed value of a home. The Assessor’s Office utilizes a combination of factors and information to determine the assessed value.

The information used will include previous sales in the neighborhood, distance from major intersections or areas zoned differently, topography, view, livable square footage, lot size and components, and more.

The actual valuation is determined by a computer analysis of the information collected. Should a property owner disagree with the assessed value of their home from the Assessor, the homeowner may appeal.

All Arizona property taxes are collected in arrears. The PIMA County Treasurer sends a semi-annual bill to the homeowner. If there is a mortgage on the home the tax bill will be sent to the mortgage servicing company. That assumes an impound account as been set up to pay property taxes.

To Be Clear

The Assessor determines the value of a home or property. The PIMA County Treasurer actually bills you for payment of the property taxes. One more thing. The Pima County Assessor’s Office classifies residential property differently based on use. The specific classification affects property taxes on the home. For more…HERE!

Update On The El Conquistador Tucson – Thursday December 18, 2014

El Conquistador Tucson Country Club to Become Oro Valley Community Property

 

Close Vote On El Conquistador Tucson Country Club Facilities

El Conquistador Tucson UpdateIn a close vote Wednesday night, December 17, the Town of Oro Valley Council authorized the purchase of the El Conquistador Tucson Country Club facilities. Along with the El Conquistador Country Club facilities, the Town of Oro Valley will also become owners of the El Conquistador golf courses.

Acquiring the El Conquistador Tucson Country Club is one part of a double finagle in which HSL Properties buys the Hilton El Conquistador Resort and then sells the El Conquistador Country Club facilities and golf course to the Town of Oro Valley.

The Deal – The Good and The Less Good

The Town of Oro Valley will purchase the El Conquistador Country Club facilities for $1 million payable over 3 years. Increasing the Town Of Oro Valley sales tax rate to 2.5% from 2.0% to do this was also approved.

The good news is the Town of Oro Valley will acquire a facility with over 31,000 square foot facility for about a third of its appraised value. It has been suggested that to build a new facility of similar size would cost $30 to $35 million. On the surface, acquiring the facility for $1 million appears to be a great deal.

The bad news is that the facility and golf courses are in need of renovations and upgrades. These deferred maintenance projects are estimated to be around $5.5 million.

Golf Courses in Tucson Have Had A Difficult Time

Many golf courses across the country have fallen on hard times and a many in Tucson and Oro Valley are no exception. In addition to the El Conquistador Tucson courses, The Golf Club at Vistoso, Oro Valley Country Club and Stone Canyon Club have struggled. All have undergone ownership and management changes in hope of a turnaround.

Under the Town Of Oro Valley ownership, the golf course operations will be contracted out to Troon. Troon is a prominent golf club management company with operations across the U.S. In Tucson, Troon already operates the Gallery Golf Club and Sewialo at the Casino del Sol on Valencia..

I recently played the El Conquistador Tucson Canada course and found it in good condition and very player friendly.

Conclusion

Acquiring the El Conquistador Tucson facilities and golf course will provide a community center for the Town of Oro Valley at significantly less cost than building a new one. Hopefully, golf course operations can become a viable operation for Tucson golfers to enjoy.  Only time will tell.

The word monsoon originates from the Arabic word “mausim”. It means season.

Traders on the waters off the Arabian and Indian coasts saw dry northeast winds in the winter. But with summer, the winds turned to the southwest.

That change brought torrential rains to the Asian landmass. Rains that were a benefit to the area.

These wind shifts are the mechanism for the monsoon in southern Arizona. For a most of the year, low level winds of Tucson’s Sonora desert regions tend to blow from the land toward the sea. Sea being either the Gulf of California or Gulf of Mexico.

Monsoon Season

The official monsoon season in Tucson AZ is from June 15 to September 30. During this period prevailing winds switch from the west to the southeast.

That wind shift brings moisture from the Gulf of California and Gulf of Mexico. Increased moisture means a higher dew point.

Most of Tucson’s summer days begin clear and very warm. As the day progresses, giant clouds develop and tower high into the sky and above the mountains.

As the clouds rise, their temperatures cool. Cooler temperatures combined with higher relative humidity creates the possibility for rain. Rain that often-dumping huge quantities of rain in a very short time in a very concentrated area. This summer rain period are the monsoons!

The monsoon season “cloud bursts” create strong winds, lightning and flash flooding.

Flash floods occur as rain comes off the mountains and channels into the washes in the foothills. As the water accumulates, it becomes deeper and moves faster. Real Fast!

The Desert Thrives

The summer monsoon season in Tucson AZ, also trigger the appearance of many animals. For example, many amphibians emerge above ground and begin their hasty breeding period.

These small creatures also search out the large colonies of ants and termites. Dinner is served!

The welcomed rains of the monsoon signal a second desert wildflower growth in the surrounding Sonora desert. Ocotillo change from spinney sticks to green leaved and flowering bushes.

The Tucson monsoon season rains also stimulate many “summer” wildflowers and shrubs in bloom throughout the desert .

It Doesn’t Rain Every Day

The monsoon season does not produce thunderstorms every day. Instead, patterns known as “bursts” and “breaks” occur.

“Bursts”, create disturbances in the upper atmosphere. Which in turn push thunderstorm activity over the state. These condition will last for a period of a few days to more than a week.

As the disturbances continue, a “Bermuda” high may develop over northwestern Mexico. This leads to “breaks” in the monsoon.

This cycle of “bursts” and “breaks” continues throughout the monsoon season.

As cooler air returns in September, monsoon season comes to an end. At the end of September, the fabulous fall period and pleasant winters begins. Weather that makes Tucson AZ a sought-after winter retreat.

Did you live through the “Cold War”? If not, your parents or grand parents may have mentioned it to you. It was a significant event that influenced people during the period from 1947 to 1991.

Ok, ancient history for many today.

But the Cold War was a major part of the last half of the 20th century. A time of high tensions between the worlds two superpowers – the Unites States and Russia – ran high.

One significant product of the Cold War was the Titan II Missile System. A weapon built to ensure Russia would not attack the United States.

There were 54 Titan II Missiles sites in the United States.

Eighteen of those sites were in the greater Tucson area. Of all 54 sites, only one remains. The Titan II Missile Museum near Green Valley.

Active Listings of Single Family Homes are down 13.4% from June 2022 with 1,593 single family homes on the market at the end of June. At the current burn rate for closed transactions that translates in to 1.8 months supply.

Condos and Townhouses prices moved up as well. The year over year Median sales price moved up 2.0% and Average sales price 3.9%.

With 157 Active Listings of Condo/Townhouses on the market there is only a 1.0 months supply.

Historic Tucson St Augistine CatherdralTucson is one of the oldest continually inhabited areas in North America. Archeological sites prove American Indians lived in the Santa Cruz River Valley near Tucson for at least 12,000 years.

Hohokam Indians lived here 4,000 years before Spanish missionaries arrived in 1600s.

Both the Presidio San Agustín del Tucson and the Mission San Xavier del Bac resulted from the Spanish occupancy. They remain two of the most iconic and historic structures in the region.

The adobe-walled Presidio became known as “The Old Pueblo”. That term remains one of Tucson’s nicknames to this day.

In 1854, southern Arizona and Tucson became part of the United States for $10 million when Gadsden Purchase bought the area from Mexico.

The trip to the Boneyard needs to be reserved at least ten days in advance, which is a huge time commitment. Because of this, most tourists miss out on witnessing this legendary sight.
