Southern Arizona weather is cooler than Phoenix throughout the year. Snow can happen at the higher elevations in the winter, but it is rare and usually melted by mid-morning should it occur.

Tucson offers many large city conveniences without the hassles and traffic. Please note that there is only one free way through Tucson and most travel is on surface streets. But traffic moves well.

Tucson offers a relaxed and casual lifestyle built on active outdoor lifestyles. The University of Arizona is located in Tucson and has attained national recognition in basketball, football and baseball.

The Best Places to Live in Arizona – North

North region is usually identified as the area near Flagstaff and includes Sedona, Payton and Prescott Valley. Flagstaff is at a elevation of 6,900 feet. The other cities are slightly lower with elevations ranging from 4,400 to 5,000 feet.

That provides mild temperatures in the summer and cold temps in the winter. Lots of people go skiing in Flagstaff in the winter. This area might be one of the best places to live in Arizona, if you enjoy a more rustic lifestyle and winter seasons. Hiking, horse riding and skiing are popular in this area.

The Best Places to Live in Arizona – Central

Central region around Phoenix is a large metropolitan area. Phoenix’s population is around 1.4 million and the metropolitan area has over 4.2 million. Phoenix offers all the conveniences and hassle of any large metro area.

At an elevation of the Phoenix area ranges from about 900 to 1,200 feet. Lower elevations translate into warmer temperatures throughout the year. Also, the summer temps tend to be higher due to the size of the city and the related buildings, streets and developed areas.

For those interested in being close to “everything”, Phoenix may be the place. However, there are tradeoffs. The biggest being traffic and costs.

Arizona State University is located in Phoenix as are professional football, baseball, basketball and hockey teams.

The Best Places to Live in Arizona – West

West region which runs along the Arizona/California boarder. This includes the cities of Yuma and Lake Havasu. Yuma is at an elevation of just over 100 feet. Lake Havasu to the north is at 800 feet.

Being on the western border of the state and at lower elevations means these locations are warm to hot throughout the year. Both cities have population under 100,000 and travel to major cities by car will take hours. If you want hotter days and warmer nights Yuma AZ may be the best place to live in Arizona – for you.

The cost of living in Arizona is going to vary greatly depending on the area and city you choose. Obviously, the larger markets will be much more expensive than those that are smaller. Exceptions to this will include Sedona and Prescott.

The Bubb’s Grub Story.

If you happen to be from Milwaukee, Wisconsin the name “Kuglitsch” meant bowling. Anyone that owned a bowling ball between the 1920’s to the early 2000’s knew them.

In the 1980s they also started a thriving catering business. And Dan Kuglitsch ran it with great success. Around 2004, Dan decided he needed a change and headed to Tucson, AZ.

And as it happens found and bought the “Hitching Post” restaurant in Catalina.

That little community is about 5 miles north of Oro Valley, AZ. For those in Tucson proper, 25 minutes north on Oracle Rd.

After buying the Hitching Post the restaurant was remodeled and opened under the big new sign – Bubb’s Grub Texas BBQ.

Bubb’s Grub is a down home folksy restaurant with an old west feel. But there is more to the story.

How Did Texas Get In The Name?

Before opening Bubb’s Grub, the owner/chef/manager had worked in New Braunfels, TX. For the geography challenged, that’s in Central Texas.

What you may not know is barbecue in Central Texas is so good it gets rave write-ups in the NY Times and The New Yorker.

To put the crown on the king, while in Texas, Dan won the World Championship for his BBQ sauce. This stuff is fantastic. An explosion of smokey flavors combined with the right spices. Pour it on, dip the ribs in it! Lick your fingers. Wipe your face. Then do it again.

Alright, if you haven’t guessed by now, this is a favorite spot. Some have said that Bubb’s Grubb BBQ is right up there with the best in KC.

Pinal Air Park

 The Pinal Air Park Is a Unique Facility in Tucson AZ

A Brief History

pinal airpark maranaThe Pinal Air Park was originally constructed in 1942. It operated as the Marana Army Airfield during WWII as a pilot training center. It was part of the west coast military flight training operations that trained over 50,000 pilots during the war.

The facility was decommissioned in 1948. In the 1960s, Pinal County took it over and leased it to various tenants during the Vietnam War.

Evergreen Aviation acquired the lease of the property in the late 1970’s and operated the facility for over 35 years.

Some of the tenants were Air America, Continental Air Services, and Intermountain Airlines. A few may notice the connection between these air carriers and “secret” supply operations during the Vietnam war. Some suggest the CIA may have been involved in the various ways.

A few may remember the 1990 movie “Air America” portrayed Mel Gibson and Robert Downey Jr. as pilots for the covert CIA operated airline.

In May 2011, Relativity Capital L.L.C. acquired the facility and re-named and revitalized the company as Marana Aerospace Solutions.

The expansive facility has a 6,850-foot runway and acres of storage and maintenance facilities. The runway can handle takeoffs and landings of all aircraft types, including large commercial and military aircraft.

Airlines Park Planes

Some of the world’s biggest commercial airlines, aircraft leasing companies, and leading government agencies rely on Marana Aerospace Solutions as a strategic partner.

Marana Aerospace Solutions is one of the world’s largest commercial aircraft MRO and storage facilities. It consists of three maintenance hangars and a large maintenance flight line.

The 6,850-foot runway is suitable for takeoff and landing of all aircraft types, including large commercial and military aircraft.

Pinal Air Park Airport is located in south central Arizona. The facility is situated within the climate friendly Sonoran Desert which makes it ideal for aircraft storage and maintenance.

Pinal Air Park is located in the northwest side of Tucson, Arizona. The overall facility also offers a Fixed Base Operation (FBO) for business and private aircraft. The FBO provides a convenient alternative to the Tucson International Airport and downtown traffic.

While you can see the Pinal Airpark from the I-10 freeway, it is not open to the public. If you want to see military aircraft up close go to the Pima Air and Space Museum. Also, Tucson is the home for the military aircraft boneyard. Unfortunately, the boneyard is not open to the public.

 Hotel Congress Is an Historic Place Among Hotels in Tucson

A Step Back in Time

Hotel Congress Tucson azThe Hotel Congress is situated in the downtown area Tucson, Arizona. Not to any one’s surprise, on Congress Street. Built along with the Rialto Theatre in 1919, across the street from the hotel.

The rear of the Hotel Congress faces the historic Amtrak station, built by Southern Pacific in 1907.

Hotel Congress would have continued as just another ordinary hotel in the little town of Tucson AZ, had the events of January 22, 1934, not occurred.

Dillinger Gang in Tucson AZ

Perhaps the most noteworthy event at the hotel is the capture of John Dillinger in 1934. That event gave the Hotel Congress a distinctive place in the history of Tucson Arizona.

In the early morning of January 22, a fire began in the basement of the hotel. The fire spread up the elevator to the 3rd floor. The fire initiated a rather random chain events that lead to the capture of one of the country’s more notable criminals.

As Paul Harvey would have said, “and now for the rest of the story”. Dillinger and his gang had committed a series of bank robberies throughout the Midwest. The Dillinger gang decided to go to Tucson AZ to hide out for a while.

Dillinger and his gang were staying on the third floor of the Hotel Congress. Needless to say, the gang had registered using aliases.

A fire broke out and the Tucson fire department arrives and evacuates upper floor guests using aerial ladders.

During the evacuation process, two firemen were asked to go back into the Hotel Congress to recover some travel luggage. The request came from a member of the Dillinger gang. Following a brief dialogue and a large tip, two firemen retrieved the heavy luggage.

It was later discovered the bags contained guns and over $20,000 in cash.

The Capture

But there is more to the story. Just a short time later, one of the firemen recognized the gang member from pictures in True Detective Magazine. The fireman notified the Tucson police.

Due to the fire, the gang could not reenter Hotel Congress.  So, they found a nearby home to stay at. The police went to the home on North Second Avenue and after a brief stakeout captured Dillinger.

This all took place in about a 5-hour period. Through a pretty bizarre sequence of events, and without firing a single shot, John Dillinger was captured by the Tucson police.

Something the police forces of several states and the FBI had failed to do.

When captured, Dillinger was to have muttered, “Well, I’ll be damned”.

Capturing Dillinger and his gang was a big deal for the small town of Tucson Arizona. So much so that Tucson still celebrates Dillinger’s capture on third weekend in January every year.

Tucson’s Dillinger Days is a fun event with reenactments of that day, food, beverages, music, tours and lectures.

Hotel Congress Remains Prominent in Tucson AZ

Hotel Congress was added to the National Historic Register in 2003. It was also recognized by Fodor’s in 2006 and 2008.

In 1985, a music venue was opened in the hotel. Hotel Congress is now a prime venue for touring bands playing in Tucson. Club Congress is regarded as being the longest-running venue of its kind west of the Mississippi.

Former Arizona Governor Napolitano proclaimed in July 2005 that Labor Day Weekend would be known as “Club Congress Weekend”.  Since then, on Labor Day Weekend, the Hotel puts on a three-day, three-night live music event known as “HOCOFest”.

Within the Hotel Congress building, Club Congress are 4 unique bars.

– Tap Room. This notable bar in the makes the Congress Hotel one of the most recognized hotels in Tucson. It has been a favorite place to be in Tucson and cowboy watering hole since 1919.

– Main bar in the club room with a 100-year-old bar top.

– The Cybar. This small club is just off the dance floor. Over a decade ago it was home to a cyber cafe.

El Corral Tucson AZEl Corral restaurant has been serving Tucson residents since 1926. That is a long time for any restaurant to stay in business and should encourage you to go there.

El Corral is located just east of Campbell Avenue on River Road.

History

El Corral is most likely the first restaurant in this Catalina Foothills area. The El Corral restaurant has been at the same location since it opened some 75+ years ago.

Over time, renovations and modifications expanded the historic facility. But it is close in look and feel of the original buildings.

The original name for El Corral was the El Corral Cafe. Around 1946, the name changed to the El Corral Night Club. That name remained into the 1960’s.

In the early 1970’s the the Agro Land and Cattle Company bought the place and rename “El Corral”.

The restaurant continues to serve Tucson residents and visitor ever since. El Corral celebrated its 75th year in business in 2014.

Good Food

Needless to say, beef is what’s for dinner at the El Corral. Steaks and the the house specialty prime rib are the main stay of the menu. For those not into the beef, chicken, fish and salads are available.

There are also some real interesting side dishes. For instance the Tamale Pie which has been made in house since 1975.

Old West History Theme

The entrance feels as if you are about to enter a old stage coach house. Once inside, you are treated to a host of western memorabilia that includes clothes worn by Tom Mix. Tom Mix was a silent film star between 1909 and 1935.

Mix was in over 290 films during that period. In 1940 Tom Mix was killed in an automobile accident on Hwy 79 between Oracle Road and Florence AZ. There is memorial on the west side of Hwy 79 marking the location.

Flood Insurance Costs for Tucson Home Buyers

A Major Home Buying Consideration in Coastal Areas – And Tucson

flood insurance costsFlood insurance costs for home buyers in coastal areas may be a deal breaker. There are over a million homeowners located in along the coastlines and riverbanks of the United States. Most will see significant increases in their flood insurance costs.

Homeowners in these areas are being rocked by federal flood insurance costs rate hikes.

One homeowner on Pete Beach, a barrier island community off Florida’s west coast, suffered a major shock. A 9-fold increase in their flood insurance costs. On October 1, 2012, the flood insurance costs for a modest 1950s concrete-block, ranch-style home on the waterfront will increase from $1,700 to $15,000 over the next few years. Interestingly, the home has never flooded.

Should the homeowner choose to sell the home, or if the policy should lapse, the new rate would apply immediately.

Higher Rates

Interestingly, Congress passed the law just months before Superstorm Sandy struck the northeastern coast in October 2012. The law attempt to balance a $24 billion deficit in the National Flood Insurance Program. Long in a deficit position, the losses from Hurricane Katrina in New Orleans in 2005 along with recent earlier disasters made losses skyrocket.

The flood insurance hike will make property owners pay for the actual risk of residing in flood hazard areas.

This directly effects the coastal areas of Florida, New Jersey, New York, Texas and Louisiana. Other areas prone to river flooding will also be affected.

The law requires the Federal Emergency Management Agency (FEMA) to phase out insurance subsidies. Subsidies to flood insurance costs have been in place for years. Many homeowners in high-risk flood zones have received subsidies since before the federal flood insurance rate maps and building standards were put in place.

Florida has more than a 25% of the 1.1 million subsidized properties in the United States. The low-lying coastal area of County west of Tampa is ground zero.  This area includes St Pete Beach.

Over a third of the county’s 142,000 properties with flood insurance costs have subsidized rates. This is reported by Florida Association of Insurance Agents.

New Flood Zone Maps Bring Higher Flood Insurance Costs

The law follows a nationwide flood zone re-mapping effort. New maps with wider flood hazard zones exposed many homeowners to higher flood insurance costs.

Although, 80 % of the 5.6 million properties nationwide covered by the $1.12 trillion program comply with existing standards and would not have increases in their flood insurance costs. At least not for the time being. That is what FEMA director Craig Fugate told a hearing of the U.S. Senate Banking, Housing and Urban Affairs Committee on September 18, 2012.

However, Fugate said the flood insurance costs for those homeowners in compliance could go up too if new maps reveal higher flood risks.

Hit hardest by the rate hike are people who bought a home with subsidized insurance after the law’s passage on July 6, 2012. Those new buyers must pay full-risk rates starting October 1, according to a timeline on FEMA’s website.

For those with subsidized flood insurance policies on businesses and homes that have had severe or repetitive loss will face 25 percent rate increases annually on policy renewals after October 1, until rates reflect true flood risk.

Owners of secondary and vacation homes have already experienced the first 25 per cent rate hikes in subsidized policies that renewed after January 1, 2013.

All other subsidized policyholders in high-risk flood zones can expect rates to rise about 16 to 17 per cent next year. Increases in flood insurance costs after that are uncertain since, but Biggert-Waters raised the annual cap on future flood insurance costs from 10 per cent to 20 per cent.

Some examples fo what is happening are:

One Pinellas County couple who purchased a home close to the bay last month learned that flood insurance on the modest $205,000 farmhouse will skyrocket from $1,900 to almost $8,000.

“It was a shock; we were in the middle of closing when we found out said a recent home buyer. The 1925 farmhouse sits 5 feet above sea level and had never been flooded.

The buyers went ahead with the purchase hoping for a reprieve in the higher flood insurance costs.

A realtor in St. Pete Beach felt blindsided after she helped sell a beach home after the passage of the Biggert-Waters Act.The home was hit with a $23,000 flood insurance premium.
