The Trends

The Tucson Housing Market July 2019 report shows the average sales price DECREASED 1.77% to $278,230. A slight pull back after a strong first half of 2019 that gained over 10% since December 2018. Year over Year July 2019 is up 9.57% from 2018.

The July 2019 average sales price stands at 94.8% of the June 2007 peak average sales price of $293,443. Will we reach the old peak this year? It is looking as if we will. But lets wait and see.

Median Sales Prices

The Median Sales Price for a Tucson home INCREASED 0.43% in July to $233,000. The Median Sales Price has INCREASED 13.6% since December 2018. And Year over year, the July 2019 median sales price is UP 8.37%.

The Median Sales Price of a Tucson home now stands at 103.6% of the June 2007 peak median sales price of $225,000. A long 12 years, but “for the market as a whole” the Median Sale Price has set a new high for Tucson Homes.

Listing Prices

The Tucson Housing Market July 2019 report shows Tucson’s Average List Price of a home INCREASED 0.68% to $284,524. Another month over month gain. Buyers who didn’t pull the trigger in March or April are paying more today.

But the more important question is “What is the average list price by area of Tucson?”

And the answer is!

The North area continues to have the highest average list price in the Tucson Real Estate Market.

Active Listings

Listings DECREASED 5.75% to 2,525. Active Listings remain below 4,000 for another month and have set another all time low. At this level the Tucson Real Estate market is now in the “no one can believe it tight” catagory.


Year over Year active listings ARE DOWN 14.9%.

Days On Market FELLTO 36 DAYS in July. Thinking of putting your home on the market? Price it right and sell it – FAST!

The Tucson Housing Market June 2019 report shows the average sales price INCREASED 2.1% to $283,244. This is on top of the BIG 6.0+% move in May. Year over Year June 2019 is up 9.30% from 2018.

The June 2019 average sales price stands at 96.5% of the June 2007 peak average sales price of $293,443. Will we reach the old peak this year? It is looking as if we will. But lets wait and see.

Median Sales Prices

The Median Sales Price for a Tucson home did not change from May. Flat at $232,000. But remember the Median Sales price INCREASED 6.39% in May. Since December 2018, the Tucson Home Median Sales Price has INCREASED 13.2%. And Year over year, the June 2019 median sales price is UP 9.43%.

The Tucson Housing Market March 2019 report shows the average sales price INCREASED 0.66% to $261,168.  Year over Year March 2019 is up 5.95% from 2018.

The March 2019 average sales price stands at 89.0% of the June 2007 peak average sales price of $293,443. Will we reach the old peak this year. We are getting close.

The Median Sales Price for a Tucson home INCREASED 1.39% to $219,000. Since December 2018, the Tucson Home Median Sales Price has INCREASED 6.8%. And Year over year, the March 2019 median sales price is UP 4.29%.

The Median Sales Price of a Tucson home now stands at 93.3% of the June 2007 peak median sales price. A long 10 years, but “on average” the Median Sale Price close to the peak levels.

The Tucson Housing Market February 2019 report shows the average sales price INCREASED 0.21% to $259,466. And February 2019 was UP 3.30% from December 2018. The new year is off to a good start, but February did not maintain the rate of the January gains. Stay tuned to see how the year progresses.

The Median Sales Price for a Tucson fell 0.92% from January 2019. But the February 2019 Median Sales Price is still

The history of the Catalina Foothills began in the early 1920’s. The Catalina Foothills area was federal trust land. Residential property development began north of River Road. Ten new housing subdivisions sprang up almost overnight. Early subdivisions offered large lots and low-density residential living.

Good fortune came to these first residential developments. Josias Joesler. Joesler arrived in America in the late 1920’s from Switzerland. He had been a successful architect there, but wanted new challenges.

Joesler designed many of the homes in these neighborhoods in the 1930’s. He went on to design many of the homes throughout the Catalina Foothills.

A “Joesler” home is a sought after and treasured home in the Foothills.

The Catalina Foothills has a population of over 50,000. Most subdivisions are low-density, giving them a rural character. The Catalina Foothills have some of Tucson’s most impressive homes. Tucson City lights and mountain views abound.

The Catalina Foothills is where some of the most high-priced homes and lots can be found. The “Foothills” has the highest median home value in Tucson.

Catalina Foothills School District

The Catalina Foothills School District began about this same time. CFSD’s first facility was at East River Road and North Campbell Avenue. That building continues in service as a CFSD’s administration facility.

Catalina Foothills High School is south of Skyline Drive and west of Swan Road. CFSD is a top school in Tucson and Arizona. The Catalina Foothills residents founded the Skyline Country Club in 1963. Skyline Country Club is one of the Foothills private clubs.

La Encantada

La Encantada opened in 2005 and brought high-end retail shopping to Tucson. It is in the Catalina Foothills on the northwest corner of Skyline and Campbell Avenue.

The Catalina Foothills provide world class accommodations. Hacienda del Sol, Westin La Paloma, and Loews Ventana Canyon. The world famous Canyon Ranch Resort is nearby.
