Active Listings stood at 3,070 for all types of homes on the market at the end of February 2024. Single-family at 2,581, Townhouses at 179, Condominiums at 153 and Manufactured homes at 119.That translates to a 29.0-day supply.

When April arrives, spring is in the air and time to start your spring gardening tasks.

In April, the desert comes alive with colors, fragrances, and noises. When the fall and winter months rains are plentiful, a dazzling variety of color will cover the desert floor.

Many annuals such as Mexican Gold Poppies, Owl-clover, Lupines, Yellow Evening Primrose, Bladderpod, Scorpion weeds, Chia, and Desert Pincushion.

Water: Adjust drip schedule to morning watering. Instead of more water at once, increase number of days. This time of year, even the native plants need supplemental water.

Plant: Heat-tolerant plants (salvia, verbena, cacti & agave). Also plant trees like Mesquite or Palo Verde.

Fertilize: Palms with palm fertilizer. Citrus at the end of May.

Water: Adjust drip system to accommodate warming temps and monsoon season. Large established cacti and succulents will need supplemental watering every 5-6 weeks if monsoon rains have been scarce.

Fertilize: Fertilize citrus and succulents with cactus fertilizer every month during the warm season. (If using regular fertilizer, dilute to half strength).

Prune: Cut back mesquite and palo verde trees. Protect: We’re into our hottest season. Cover citrus trunks to prevent sunburn damage. Drape sensitive plants with shade cloth to protect from sun damage.

Harvest: Continue to harvest your citrus. Most citrus should be picked by the beginning of March except valencia oranges and grapefruit as they continue to sweeten for several months.

Both the Average and Median Sales Prices for a single family home increased year over year, by 6.9% and 2.7% respectively.

Active Listings continue at historic lows with 2,111 single family homes on the market at the end of December 2022. That translates to a 2.4-month supply.

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The Average sales price moved up 3.8% and Median 2.7%.

Gardening Tips

Water: Water citrus deeply every three weeks. Adjust watering schedule to accommodate spring winds. 

Fertilize: Fertilize citrus, roses, grapes, lawns, and deciduous (trees or shrubs that lose their leaves seasonally) trees/plants. Citrus needs fertilizer specially formulated with an ample source of nitrogen. Roses need slow release fertilizer specially formulated with nitrogen and phosphorous. Fertilize the non-native plants just as they begin to grow. Yes, mid-February/March is our springtime!

Prune: Once new shoots emerge on frost damaged plants (lantana & bougainvillea) cut away dead branches. Also cut back ornamental grasses. Wait until April to cut back frost damaged citrus.

Harvest: Continue to harvest your citrus. Most citrus should be picked by the beginning of March except valencia oranges and grapefruit as they continue to sweeten for several months.

Big Horn Sheep in the Santa Catalina Mountains

An major effort to bring Bighorn sheep to the Catalina Mountains, started in 2013. Over 4 years, the Arizona Game and Fish Department relocated around 160 adult sheep.

Thanks to ongoing management efforts, the herd is stable and the number of sheep in the area is growing.

The success of the effort is great news in the conservation world. as the species had gone extinct in the area over 40 years ago.

The Catalina Mountains are alive with a diversity of wildlife. Bringing back the bighorn sheep is a great way to help restore health to this critical habitat.

Gardening Tips

  • Winter is the best time to grow many crops in Tucson. Root crops, lettuce varieties and leafy Brassica like cauliflower, kale and cabbage.
  • Tree planting is a great thing to do in the winter, whether native or non-native. But do NOT plant palms until the soil warms up.
  • Keep an eye on our lows and protect your plants if needed from frost.
  • Don’t plant any cacti or succulents this month–the soil is too cold for them. Water very sparingly as they are currently dormant.
  • Your citrus should be okay unless there is a prolonged freeze. Keep them well-watered with deep watering every 3-4 weeks assuming no rain.
  • This is not a great time to plant most small perennials; wait until things warm up a bit.

Water: Drip system should accommodate cooler to cold temps. Make sure your citrus trees are getting enough water if they’re bearing fruit.

Protect: To keep cacti from frost using Styrofoam cups. Also cover citrus trees (especially limes).

Harvest:  Citrus before freeze only if more than several days of freezing is predicted.

Pruning: Don’t prune anything until it warms up.

Biosphere 2 – Failed Experiment or Groundbreaking Research

tucson newsletter december 2023Biosphere 2 was an ambitious, world-renowned experiment located north of Tucson in Arizona. The enclosed glass structure covers around 40 acres. It is a large facility creating replicas of desert, tropical and oceanic ecosystems.

This unique setup generated great interest and research opportunities around the world.

The Biosphere 2 project began in 1984. An idea of billionaire philanthropist Ed Bass and systems ecologist John P. Allen.

Ownership of the facility changed several times since its completion in 1991. The University of Arizona took control of the facility in 2007. U of A continues research at Biosphere 2, studying the many aspects of global climate change.

Gardening Tips For The Winter Months

Water: Watering outside plants during this time should be kept to a minimum since this is their dormant period. Do not water cactus or succulents before frosts. Also watch for signs of fungus where things may become too wet.

Protect: December/January is a rainy period and are typically our coldest months so watch for freezing. Use Styrofoam cups on columnar cacti to prevent freezing. Cover citrus trees and plants on freezing nights. Lime trees and bougainvillea are especially vulnerable.

Harvest: Only harvest your citrus if several days of freezing are predicted. Cool weather is when you harvest citrus. Keep in mind the longer the fruit stays on the tree, you get the reward of sweeter fruit.

Rule of thumb – tangerines ripen first, then navel oranges, tangelos, lemons, and limes last. Wait until April to cut back frost damaged citrus, bougainvillea and lantana. it is also a great time to remove mistletoe from mesquite trees.

Plant: Salad greens.

Premier Tucson Homes Newsletter – Tucson Housing Market Pulse – September 2023

The September 2023 Tucson Housing Market Pulse shows Active Listings of Single-Family Homes decreased 23.8% from September 2022 to 1,950 homes on the market. This represents a 2.3 months’ supply. The bright spot in this is that September inventory was up 16.3% from August’s lever.

Year over year sales prices for Single Family Homes continue to move up…Again! The median sales price for a single-family home increased 2.3% and the average sales price gained 7.0% from September 2022.

The ratio of sales price to list price is slightly under 100%. Under, but not by much! Single Family homes came in at 98.7% and Condo/Townhouses sold at 99.2% of list in August 2023.

As everyone in Tucson knows, if you want classic Mexican food you head downtown to the El Charro Cafe.

The Flores family have operated the downtown locations for 80-years. It is the oldest family-owned Mexican restaurant in the United States.

But here is a new boast.

When the fast-attack submarine USS Tucson went to sea, eats at El Charro were 400 feet below sea level. The back story is that after eating at El Charro Cafe, the commander of the USS Tucson named the galley on the submarine “El Charro Down Under.”

If you haven’t eaten at El Charro Cafe you won’t have to go to sea to try it.

The August 2023 Tucson Housing Market Pulse shows Active Listings of Single Family Homes  decreased 28.4% from August 2022 to 1,676 homes on the market. This represents a 1.9 month supply.

Year over year sales prices for Single Family Homes continue to move up…Again! The median sales price for a single family home increased 2.9% and the average sales price gained 3.7% from August 2022.

The ratio of sales price to list price is slightly under 100%. Under, but not by much! Single Family homes and Condo/Townhouses sold at 99.0% of list in August 2023.

The Sea Of Cortez has existed for some 6 million years. That is when the Baja California Peninsula separated from North America.

That event divided The Sonoran Desert area into two halves. The Baja California peninsula to the west, and the Mexican state of Sonora to the east.

The Sea Of Cortez is 700 miles long and varies from 30 to 150 miles wide. It has an average depth of around 2700 feet deep.

This large body of water is a popular spot for Tucsonans to vacation in the Puerto Penasco (Rocky Point) area.

The July 2023 Tucson Housing Market Pulse shows Active Listings at the end of July 2023  decreased 24.9% from July 2022 to 1,670 single family homes on the market. This represents a 1.9 month supply.

Year over year sales prices for Single Family Homes continue to move up…Again! The median sales price for a single family home increased 3.2% and the average sales price gained 6.1% from July 2022.

The ratio of sales price to list price is slightly under 100%. Under, but not by much! Single Family sell at 99.3% of list and Condo/Townhouse at 99.5% for July 2023.

All Souls Procession

The All Souls Procession is one of the first annual events in Tucson. It takes place in early November and offers cooler temps and big crowds.

This is another must experience event in Tucson. Inspired by centuries-old Dia de los Muertos holiday of Mexico. Dia de los Muertos means “Day of the Dead”.

The All Souls Procession attracts a diverse group of over 35,000 participants. The actual procession travels some 2 miles through the City of Tucson.

El Tour De Tucson

The second BIG event in November is El Tour De Tucson. It is a one-day event on the Saturday before Thanksgiving that attracts cyclists from around the world.

Upwards of 9,000 cyclists ride in the event.

Based on skill levels, riders can select different length “tracks” to ride. From a quarter mile for the novice to 104 miles for experienced riders.

It is Southern Arizona’s premier cycling and fund-raising event for Tucson’s local charities.

Tacos – Tacos – Tacos

Kim and I have been in Tucson and Tucson Real Estate since 2002. OMG, that’s over 20 years!

One thing we know, in Tucson tacos are a staple. Breakfast, Lunch, Dinner and Snacks! Tacos are on the menu or on peoples minds.

Kim and I set out to find the 10 Best Taco Restaurants in Tucson. Heart burn aside, it was fun……..and filling.

First a disclosure.

There are 100’s of places to get a Taco in Tucson including restaurants, food trucks, food carts, and pop-up places. Why do I mention this. Simple, we didn’t go to everyone.

We visited a lot of places serving Tacos, we  asked our clients and friends their favorites. Finally, we read some foodie reviews.

After all that, we got out the dart board and came up with the Top 10 Best Taco Restaurants in Tucson.

Median and Average Sales Prices for single family homes moved up  –  Median Price Up 3.5% — Average Price Up 3.2%  – from June 2022.

Active Listings at the end of May  stood at 1,593, Down 13.4% from the prior year. That is a 1.8 month supply at the current sales rate.

With 3 digit temperatures during the day, outdoor activities may be a bit of a challenge. But here are two places to get cool and see some really cool stuff.

Kartchner Caverns

kartchner caverns near BentsonKartchner Caverns is a limestone cave about an hour drive from Tucson, Arizona in nearby Benson. The cave is located in the Kartchner Caverns State Park.

It all began with a few drops of water. A shallow inland sea covered this area 330 million years ago. The water deposited sediment and fossils that hardened into limestone.

Then another 10-15 million years go by. During which the limestone and rock layers uplifted to form the Whetstone Mountains.When in these mountains caverns were formed.

Caverns with massive limestone caves that are home to many outstanding features. Remarkable minerals and formations as well as some winged friends —-bats.

Discovered in 1974, Kartchner Caverns remained a secret until 1988. That is the year it became an Arizona State Park.

The Grand Canyon

Grand Canyon ArizonaAnother cool place to go on a hot summer day in Tucson is the Grand Canyon. OK, this is not a day trip. But given the elevation of 7,000 feet on the south rim it is a mile higher than Tucson, AZ. And that means cooler.

What can be said about the Grand Canyon? Its big, its unbelievable and it is one of the seven natural wonders of the world.

Another cool place to go on a hot summer day in Tucson is the Grand Canyon.

OK, this is not a day trip. Two to Three days will give you time to take in much the Grand Canyon has to offer.

But given the elevation of is 7,000 feet on the south rim it is a mile higher than Tucson, AZ. The elevation provides 10 to 15 degree cooler temperatures.

It is also a National Park and destination for hiking, rafting, and canyoneering. It can be crowded there as summer travelers from all over the world come to visit.

But there are several places less crowded on the south rim with amazing views. Watching a sunset on the rim is awsome! The sky turns from blue to orange to deep red.

It’s impossible not to contemplate the time it took to form a canyon as massive and deep as this.

North’s Italia At La Encantada

North Italia Restaurant TucsonThis is a Sam Fox concept restaurant that is a main stay dining experience at La Encantada in the foothills. Given the location, it is usually busy and service can be a bit slow. But the food is always good.

North does not disappoints and this North Tucson location is one of their best!

A bright interior with a welcoming bar, plus a beautiful patio, perfect for dining all year round. But it can be noisy.

Basically, it’s a go to spot for a fun time with comfortable outdoor seating. Take a look at the details on North Italia.

Water: Adjust the drip system to accommodate warming temps and monsoon season. Large established cacti and succulents will need supplemental watering if monsoon rains are scarce.

Fertilize: Trees, shrubs and vines using ammonium sulfate. Do NOT fertilize anything that goes dormant in winter.

Plant: Flowering bulbs, herbs, desert shrubs, cacti, euphorbia, agave, yucca, and palms.

Prune: All that went wild during the monsoon rains.

Check On Things: Watch for wilting leaves that don’t recover overnight; adjust watering to eliminate stress. Remember to water plants in the morning. This time of year even the native plants need supplemental water if it’s not raining.
