Dead Trees Can Also Kill Your Resale

Tucson Real Estate Blog Post – September 6, 2022

real estate blog__________________________________________________________________________It’s usually relatively obvious to homeowners that the condition of their actual home will affect the sale price.

Many sellers scramble to repair HVAC, electrical, and plumbing systems and improve the aesthetics of the property without ever considering their trees.

The most common trees we see in Tucson are mesquite, palo verde, and a small variety of pine trees. While the species that can handle the arid desert climate are limited, the problems these trees face are plentiful.

One of the most significant issues facing Tucson trees is under-watering and drought conditions. Long stretches of drought can leave your trees without the nutrients they require from the soil, ultimately leaving them to wither and die.

Unfortunately, over-watering is also a problem, and it can lead to root rot and total death of the tree as well. If your trees are suffering they may be turning buyers off. For things to do……….GO HERE!

Tucson Housing Market Report – June 2022

Tucson Real Estate Blog Post – July 13, 2022

tucson real estate blog postThe Tucson housing market continued year over year price gains in both single family homes and condos/townhouses.

However our Tucson Housing Market June 2022 Update shows real estate is beginning to feel the effects of higher interest rates and increased inventory.

Slowing? Yes, it appears to be!

But Tucson is still a sellers market at this time. Both the Average and Median Sales Prices for single family homes had year over year double digit gains – 11.0% and 13.2% respectively.

As existing home sales continue to soften nationwide, housing supply is improving, with inventory up for the second straight month.

One would expect price growth to moderate as supply grows. But for now, inventory remains low, and buyers are feeling the squeeze of higher prices all around.

Arizona Is A Top Destination People Are Moving Too — Think Tucson

Tucson Real Estate Blog Post – January 7. 2021

Tucson real estate blog postAs Yogi Berra stated….It’s Daja Vu ……all over again!

A national moving company report for 2020 and 2021 shows Americans continue to leave California in droves.

Americans “are fleeing” California along with Illinois, New Jersey, and Massachusetts. These four states had the most outbound moves in 2020 and 2021.

Two other states people are leaving are Maryland and Oregon.

Where to you might be asking? Texas, Florida, Tennessee, South Carolina and Arizona.

And the next question….WHY?

Jobs and a better lifestyle are the quick answers. But underlying concerns, not stated, include widespread protests and riots last year.

Crime rates in some cities have climbed amid the “de-fund the police” movement. Large cities loosing people had increased shootings and homicides in 2020.

That trend continued during the first six months of 2021.

Also, people moved to states where homes were larger and relatively less-pricey.

Those are reasons why Arizona is in the top states people moved to……….READ ON.

VA Loans – Provide Opportunities For Veterans

Tucson Real Estate Blog Post – August 19, 2021

VA LoansThe VA loan program has backed more than 21 million loans in its now 70-year history.

This mortgage benefit is in many ways more important today than ever.

Why, $0 down payment benefit and looser credit requirements. About 90% of VA buyers get into a home without making a down payment. That’s a huge benefit!

Despite the $0 down benefit, VA loans have had the lowest foreclosure rates. The VA wants to keep veterans in their homes. makes this a model for other mortgage programs.

Another big factor is that there’s no mortgage insurance premiums. VA loans are government-backed mortgages.

But VA buyers do pay a funding fee that most choose to finance. Borrowers with a service-connected disability are exempt from this fee.

Quick Update From Ben & Kim Boldt – Premier Tucson Homes

Tucson Housing Market July 2022 shows real estate reflects the effects of higher interest rates and increased inventory in July. However, it is still a sellers market at this time.

Both the Average and Median Sales Prices for single family homes had year over year double digit gains – 12.9% and 16.7% respectively.

Active Listings increased to 2,027 at the end of July. That is up 26.6% from June 2022and 52.6% from July 2021. At the current rate of sales that translates into a 1.7 months supply. Increasing, but still below historical levels and suggesting Sellers are still holding the cards.

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The year over year Condo/Townhouse Average sales price jumped up 18.0% and Median 20.0%. There are 222 units on the market and that is up 26.9% over July 2021.

As existing home sales continue to soften nationwide, housing supply is improving, with inventory up for the second straight month. One would expect price growth to moderate as supply grows. But mortgage interest rates have slipped back under 5.0% which may spur buyers to step back in.

Now for the details……

SELLERS appear to remain in control of the market due to the low number of homes for sale. However, published mortgage interest rates eased into a range from 4.65% to 6.5%. Make sure to understand the terms, credit scores and points when getting a mortgage.

The big questions are – What will mortgage rates do?  Will inventory continue to increase? Is inflation getting under control?

The demand for retirement or seasonal homes in Tucson remains strong and more inventory is available.

The Drivers – Demand remains strong, mortgage rates easing, but inflation is up to the highest levels in 2+ decades.

Supply of homes for sale is growing and demand remains strong enough to move year over year prices up. How will those factors and lower mortgage interest rates effect buyers? Our August report should provide better insights.

Demand for new construction remains strong, but some builders are “managing” the number of homes they are committing to build due to raising material costs.

There are new homes are being built across Tucson, but in most cases a new construction home will cost more than a resale. Last but not least, new home buyers are waiting 8 to 12++ months to get in the their home.

Keep in mind when buying new construction, landscaping, decorating and window treatments are not included in the price. Want a pool, plan on $70,000++ for a standard no frills pool.

And while home prices continue to rise, Tucson is still a good value compared to many areas in the U.S

If a “fixer upper” has even a small appeal, check out a 203K FHA loan. Its a good option to have in your pocket when buying a home in Tucson, AZ.

July 2022 Mortgage Update

Mortgage rates have eased into a range from 4.675 % to 6.60% for a 30-year conventional loan depending on the lender. Inflation has increased the cost of home ownership, but Tucson remains one of the lower cost of living cities in Arizona and the U.S.

The greater Tucson area continues as a top pick for cities to live in across the United States.

If the answer is no, then put in an offer you feel is a steal and see what happens. But your chances of a “great deal” aren’t good.

If you think the home is right for you and your family, put in an offer you and your Realtor think is reasonable. That is likely to be at list or higher!

We will work with you to understand your objectives and analyze the market to determine – as best we can – a price range for the home you want to buy or sell.

Tables are a bit close together so there may be some noise in your conversation. Build a bridge, get over it.

The wait staff is super friendly and add to the cowboy feel of the restaurant. FYI if you are looking for the happy hour specials, plan to sit at the bar.

Its is still a SELLERS market do to the low number of homes for sale, but with mortgage interest rates going up that is likely to shift. But when?

Stock market performance also influences many cash buyers. How soon and by how much remains to be seen.

The big question is how high will mortgage rates go and will inventory continue to increase? The demand for retirement or seasonal homes in Tucson remains strong. But will that continue as we move into late summer and mid term elections?

The Drivers – Demand remains strong, but mortgage rates are going up following inflation across the U.S.

Cost of ownership has increased, Tucson remains one of the lower cost of living cities in Arizona and the U.S.

Take A Summer Break At Roosevelt Lake

June is the beginning of summer in southern Arizona. That means hot days and warm nights. A question frequently asked during the summer months is where can we get a water fix?

The answer that question may depend on how big of a boat you have. If you have a power boat, them you need to consider Theodore Roosevelt Lake.

Theodore Roosevelt Lake is one of four lakes created on the Salt River northeast of Phoenix. The completion of the Roosevelt Dam in 1911 created the Roosevelt Lake. The other three lakes are Saguaro Lake, Apache Lake and Canyon Lake.

Roosevelt Dam and Roosevelt Lake achieved a multi purpose goal. First, flood control. The dam allowed people to control the frequent flooding of the Salt River.

Intended or not, it also became and is today a great “water fix” in the summer for the residents of southern Arizona.

Water: Adjust the drip cycle with the monsoons.

Fertilize: Shrubs and citrus trees before the end of August.

Observe: Watch for wilting leaves that don’t recover overnight; adjust watering to eliminate stress. Remember to water plants in the morning. This time of year even the native plants need supplemental water if it’s not raining.

Protect: We’re into our hottest season. Cover citrus trunks to prevent sunburn damage. Drape sensitive plants with shade cloth to protect from sun damage.

The Drivers – NO Changes Here! Strong Demand, Historically Low Mortgage Rates And …….. Low Low Inventory

Demand is strong and inventory continues to set new historical lows. Supply and demand are driving prices up.

Sellers are in command as buyers look for their “perfect” home in a market with low — REALLY LOW — inventory.

Demand for new construction remain high. And the low number of “active listings” in the resale market is moving people to that choice.

March 2022 Mortgage Update

Mortgage rates have increased into a range from 4.75% to 5.625% for a 30-year conventional loan. Even with these higher rates, 20+% year over year gains make buying a Tucson home an easy choice.

And Tucson remains one of the lower cost of living cities in Arizona and the U.S.

The greater Tucson area continues as a top pick for cities to live in across the United States.

When submitting an offer

Given current inventory levels, low ball offers aren’t getting traction. So, if you “really” want the home, make a “reasonable” offer. But with homes selling at 102% of list price you have to ask yourself, “Will I feel bad if I don’t get this house?”

Tucson Housing Market A “Hidden Gem” Says the National Association of Realtors

In 2021, single family existing-home prices rose at the fastest pace in five decades. The average year-over-year pace was 18%.

These migrations increased among workers with the ability to work from home. In these cases homes did not have to be near a corporate headquarters.

Gardening Tips For The Winter Months

No Changes Here –

Water: Watering outside plants during this time should be kept to a minimum since this is their dormant period. Do not water cactus or succulents before frosts. Also watch for signs of fungus where things may become too wet.

Protect: December/January is a rainy period and are typically our coldest months so watch for freezing. Use styro foam cups on columnar cacti to prevent freezing. Cover citrus trees and plants on freezing nights. Lime trees and bougainvillea are especially vulnerable.

Harvest: Only harvest your citrus if several days of freezing are predicted. Cool weather is when you harvest citrus. Keep in mind the longer the fruit stays on the tree, you get the reward of sweeter fruit.

Rule of thumb, tangerines ripen first, then navel oranges, tangelos, lemons, and limes last.

Wait until April to cut back frost damaged citrus, bougainvillea and lantana. Great time to remove mistletoe from mesquite trees.

Tucson A Hidden Gem Housing Market For 2022 Says NAR

Top 10 Hidden Gem Housing Markets in 2022

Tucson Arizona Isn’t Hidden Any More!

hidden gem housing marketsThe National Association of REALTORS® identifies 10 “Hidden Gem” housing markets for 2022. And Tucson, Arizona is on the list.

Looking back on 2021, single family existing-home prices rose at the fastest pace in five decades. The average year-over-year pace was 18%.

Gains reflected strong job growth, low mortgage rates and slower housing construction.

Metro areas that saw job and business growth to accommodate people moving to more desirable climates.

These migrations patterns increased when workers had the opportunity to work from home. The big consideration here is that “working from home” did not have to be near a corporate headquarters.

Are there markets where home prices are still undervalued?

According to the National Association of REALTORS® the answer is …..YES!

How They Made The Hidden Gem List

NAR’s 2022 Housing Market Hidden Gems identifies markets home prices are still undervalued.

These “hidden gems” should experience stronger price appreciation in 2022.

NAR reviewed 379 metro areas on seven indicators that drive housing demand.

The 10 “hidden gems” all had median home prices to median family income at the lower end of those areas.

To make the final top 10 hidden gem markets, NAR considered only metro areas with a population of at least 200,000.

Then came three big factors. All had positive job growth, positive wage growth, and positive net domestic migration.

With those factors considered, Tucson is in the top ten list of “hidden gem” metro areas. That is NO SURPRISE to those living in Tucson, AZ!
