Their recent study of “lot and home sizes” put Tucson 15th among the best cities for spacious living.

They concluded the median lot size is 8,204 square feet and median home size is 1,700 square feet. This means homes occupy around 20% of their lot.

Did you live through the “Cold War”? If not, your parents or grand parents may have mentioned it to you. It was a significant event that influenced people during the period from 1947 to 1991.

Ok, ancient history for many today.

But the Cold War was a major part of the last half of the 20th century. A time of high tensions between the worlds two superpowers – the Unites States and Russia – ran high.

One significant product of the Cold War was the Titan II Missile System. A weapon built to ensure Russia would not attack the United States.

There were 54 Titan II Missiles sites in the United States.

Eighteen of those sites were in the greater Tucson area. Of all 54 sites, only one remains. The Titan II Missile Museum near Green Valley.

June 2023 Tucson Housing Market Pulse

Blog post The June 2023 Tucson Housing Market Pulse shows year over year sales prices for Single Family Homes continue to move up. The median sales price for a single family home increased 3.5% and the average sales price gained 3.2% from June 2022.

Active Listings of Single Family Homes are down 13.4% from June 2022 with 1,593 single family homes on the market at the end of June. At the current burn rate for closed transactions that translates in to 1.8 months supply.

Condos and Townhouses prices moved up as well. The year over year Median sales price moved up 2.0% and Average sales price 3.9%.

With 157 Active Listings of Condo/Townhouses on the market there is only a 1.0 months supply.

blog post monsoon seasonSummer is here. This week the temps broke the 100 mark and are forecast to be there until the monsoons arrive. With summer comes the monsoon season.

June 15th is the start of monsoon weather and it runs until late September. Monsoons bring mid afternoon rains that can be quite heavy along with strong winds.

Now these rains are NOT what you might have seen in the movies about southeast Asia. Heavy all day rains.

Our monsoons can bring heavy rain, but will last less than an hour. Also, they are very localized.

Historic Tucson St Augistine CatherdralTucson is one of the oldest continually inhabited areas in North America. Archeological sites prove American Indians lived in the Santa Cruz River Valley near Tucson for at least 12,000 years.

Hohokam Indians lived here 4,000 years before Spanish missionaries arrived in 1600s.

Both the Presidio San Agustín del Tucson and the Mission San Xavier del Bac resulted from the Spanish occupancy. They remain two of the most iconic and historic structures in the region.

The adobe-walled Presidio became known as “The Old Pueblo”. That term remains one of Tucson’s nicknames to this day.

In 1854, southern Arizona and Tucson became part of the United States for $10 million when Gadsden Purchase bought the area from Mexico.

“A” Mountain – Part Of Tucson’s Histoy

Another Change Coming Soon for the United States Real Estate Market 2024

The Sitzer-Burnett litigation and verdict caused considerable uncertainty in an industry.

The verdict started a national conversation around real estate commissions. Both past and future. The National Association of REALTORS® proposed a settlement agreement to resolve the litigation.

Should the courts approve the settlement, the following change would occur.

NAR has agreed to put in place a new rule prohibiting offers of compensation on the MLS.

That change would go into effect in July 2024.

There will continue to be many ways in which buyer brokers could be compensated, including through offers of compensation communicated off MLS —as we have long believed that it is in the interests of the sellers, buyers, and their brokers to make offers of compensation —but using the MLS to communicate offers of compensation would no longer be an option.

The types of compensation available for buyer brokers would continue to take multiple forms, depending on broker-consumer negotiations, including but not limited to:

  • Fixed-fee commission paid directly by consumers.
  • Concession from the seller.
  • Portion of the listing broker’s compensation.

Compensation would continue to be negotiable and should always be negotiated between agents and the consumers they serve.

Water: Adjust drip system to accommodate warming temps and monsoon season. Large established cacti and succulents will need supplemental watering every 5-6 weeks if monsoon rains have been scarce.

Fertilize: Fertilize citrus and succulents with cactus fertilizer every month during the warm season. (If using regular fertilizer, dilute to half strength).

Prune: Cut back mesquite and palo verde trees. Protect: We’re into our hottest season. Cover citrus trunks to prevent sunburn damage. Drape sensitive plants with shade cloth to protect from sun damage.

Harvest: Continue to harvest your citrus. Most citrus should be picked by the beginning of March except valencia oranges and grapefruit as they continue to sweeten for several months.

Data from an article in the Washington Post may provide answers to that question. The study ranked every county in the United States from best to worst.

The rankings used an index of six criteria correlated to scenery and climate. Researchers applied this “natural amenities index” against each county in the adjacent 48 states.

That means a total of 3,111 were in the study.

Sorry, data for Hawaii and Alaska was not included in the research.

No Surprise Here

Well, guess what? The top 10 counties, out of the 3,111 counties studied are in California. Ventura County CA ranked number 1. By the way, most of those counties are on – or just west of – the San Andreas fault line. Just saying it might be something to ponder??

The top 200 counties ranked as the best places to live in the US are on the west coast states and Southwest region of the US. Exceptions Are In Southern Florida and Wyoming

There isn’t a single county in the Midwest, northeast, east coast or southeast ranked in the top 200. Perhaps further validation of why people retire to the southwest region of the US.

Arizona Counties

How do the counties in Arizona rank? Please note, we live in Tucson AZ and believe it is a wonderful area of Arizona. There are 15 counties in Arizona. Of those, 12 ranked in the top 200 counties identified as the best places to live in the US.

A Few More Thoughts

Where is your top place to live in the US? The pattern of the results from the study are an indicator of what people view as a best place to live in US. There is likely no surprise that many Baby Boomers are moving from across the US to Arizona.

Most have lived and worked in the areas of the United States not in the top 200. After years of work, they look forward to more leisure time in one of the best places to live in the US. They want a place to enjoy a new lifestyle and purse their interests.

Two criteria not included in the study were cost of living and winter climate. These two criteria will influence any decision on the best place to live in America. And don’t forget about taxes. Arizona is considered one of the top ten low tax states in the US.

Including these factors into identifying the best places to live makes Southern Arizona a top contender. Our clients are from California say Arizona’s lower cost of living is attractive to them.

Thousands of U-Haul customers have spoken. Actually, they moved.

The data included over two million one-way U-Haul truck customer transactions in 2020 and 2021. Data showed people are moving to Texas, Florida, Tennessee, South Carolina and Arizona were the most sought-after states.

So there are a lot of people are moving to Arizona.

 

But from where?

U-Haul, a Phoenix-based company, has answered that burning question.

California remained the top state for out-migration, but its net loss of U-Haul trucks wasn’t as severe as in 2020. BUT this could due to the fact that U-Haul ran out of vehicles in 2021. They simpley could not meet customer demand for outbound equipment in California.

The top ten Arizona-bound, 2021 one-way U-Haul trucks originated …..that means people are moving from (in order):

However, a question about the City of Tucson water supply and availability is a frequently heard. Especially from our Midwest and Northwest clients. They are usually interested in the quality of the water supply as well.

Tucson sits on the top of a large aquifer.  Experts believe there is enough water there to last many, many years. Additionally, Tucson water comes from the Colorado River. This water is received via the Central Arizona Project. Tucson Water is pumped from the aquifer by a large number of wells throughout the Tucson Metropolitan Area.

While Tucson has plenty of water, there are numerous water conservation policies in Tucson. You’ll find “Recharge Basins” all over the place. These are typically depressions in the ground (natural or manmade) where water collects after the rains. The captured water slowly seeps back into the aquifer.

Reclaimed water projects are also in place for high volume user. Golf courses are a good example where reclaimed water is use.  So, wipe the golf ball on the towel not your tongue.

Tucson water supply is plentiful and there are no water restrictions to deal with!

NPR Program – September 22, 2022

NPR discussed water issues with Tucson’s water director, John Kmiec.

He said, “We have a shortage on the Colorado River but it’s not going to affect the Tucson basin. We’ve banked more than five and a half years of excess Colorado River water in aquifers.

You can think of it like a secret reservoir. It is underneath this vast Sonoran Desert about thirty miles west of the city. On former farmland lies a collection of forty-acre basins. Some bare dirt, some holding water that has yet to seep into the soil.

“We fill these large reservoirs up, they look like small lakes. But what’s actually happening is the water is percolating into the aquifer. During the process,it is turning into groundwater.

For more than 20 years Tucson has been preparing for this crisis.

Its Aggressive conservation measures and underground water storage will help Tucson residents.

In Oro Valley, AZ

In Oro Valley, the story is much the same.

The Oro Valley Water Utility Newsletter provided information on the Utility.

In it director – Peter Abraham – outlined the steps the Utility has taken.

Since 2005, the Oro Valley Water Utility has secured the legal right to add water resources.

Currently, three water sources make up the Town’s water resource portfolio.

  • Groundwater
  • Colorado River water delivered through the Central Arizona Project.
  • Reclaimed water used for construction and irrigation purposes.

The diversified water resource portfolio reduces the demands placed on the aquifer. It also provides flexibility in responding to water supply emergencies and drought.

Abraham states – “Oro Valley is among the most water resilient communities in the Southwest. For over two decades we’ve been planning for water shortages by storing over 25% of our annual CAP water allocation in underground aquifer storage facilities for future use”.

The Future

Excerpts from speech by Sharon B. Megdal – Director, Water Resources Research Center The University of Arizona offered these insights in a speech.

Local, national, and international media have been covering the poor health of the Colorado River system for some time, with the shortage declaration bringing media interest to a crescendo.

Like many, I’ve spoken with reporters, who ask about who will be most impacted by the cutbacks in water deliveries.

However, we cannot deny that the situation is bad and has worsened sooner and faster than we thought it would. Rather than a “business as usual” mindset, adjustment – adaptation – is necessary.

After so many years of reduced precipitation and runoff, 30-year rolling averages reflect the “new normal.” While we can hope for better-than-average flows, we need to prepare for worse-than-average conditions.

You Can Make Simple Changes to Your Home

Falls can be so dangerous for seniors, and most falls happen right at home. In fact, 60% of the falls that send seniors to the hospital each year occur in the home.

There are quite a few reasons for these falls at home, but decreased vision is often the culprit.

It’s normal for our eyes to have a harder time adjusting to lighting variations as we age. That means lighting in the homes needs to have minimal fluctuations from day to night, and from room to room.

This kind of senior home modification can be simple to achieve. Add lamps, fixtures and bulbs. Especially in hallways and staircases where natural light tends to be more limited.

Of course, inconsistent lighting is not always to blame for falls at home. Many of those falls occur in the bathroom due to its inherent slippery conditions.

To make bathrooms safer for aging, remove any mats that are not skid-resistant. Then think about adding a comfortable chair to the shower or tub. and outside of the home.

Entryways are another hazard for seniors. Steps and slippery walkways are problem areas. So, take the proper steps to increase safety in these areas.

You Can also Make Changes to Your Exercise Habits

Fall prevention should always begin with home modifications. But changing your daily habits can help as well.

Aging in place means you need to help yourself stay in balance. And exercise is a powerful tool to help seniors decrease their risk of falling. Exercise improves muscle tone and balance.

Certain Medicare Advantage plans provide exercise for free. Look for a plan that includes the SilverSneakers program.

If your plan does not offer this benefit, consider changing plans. Check your eligibility and consider changing your plan during the next enrollment period.

If you can find a gym that offers tai chi classes, you may even be able to reap some added strength and balance benefits.

The slow, measured movements required by tai chi are some of the bests for increasing balance. Better balance means more stability for older adults and will help them age in place.

Plus, it’s a very safe and gentle workout for those of any age or ability. Not interested in going to the gym.
The work out at home. There are quite a few basic balance exercises you can do using your body weight.

Other Lifestyle Choices Can Help Too

Daily exercise is not the only habit that can help you make the most of your golden years. To take care of your body and brain, you also need to eat healthier foods.

Adding more sources of omega 3s. These include salmon, soybeans and certain nuts. Omega 3s help seniors avoid chronic diseases such as arthritis and heart disease.

Avoiding such deceases will provide a longer independent lifestyle.

Healthy foods will also keep your brain in better health. That can decrease the development of dementia and cognitive decline as you age.

Older adults can also boost their brain power by using memory games and puzzles. Try to do the crossword in your daily paper or pick up a book of Sudoku to keep your brain sharp and healthy.

Finally, one of the simplest things you can do to keep yourself from falling. Wear more supportive shoes.

Trade in the flip-flops for comfortable flats or sneakers with slip-resistant soles instead.

Aging in place is possible, but you have to keep your safety in mind. Make simple modifications to your home and your habits. You’ll enjoy more time in the home you spent so many years making your own.

Reverse 1031 Exchange

Reverse 1031 Exchange – The Opposite Of The Delayed 1031

 Understand The Details Before Pulling The Trigger

reverse 1031 exchangeA  “delayed” 1031 exchange allows a person to sell a property before buying a new property. Its should be no surprise that the Reverse 1031 Exchange allows a person to do the opposite.

A Reverse 1031 Exchange allows a person to buy a new investment property before selling an existing one.

Why would someone want to do this?

Simple. A great deal presents itself and there isn’t time to sell an existing property to get it. Or, a someone is looking to buy an investment property in a hot real estate market. For instance….Tucson.

The Reverse 1031 Exchange is a way to get this done.

But —- Danger –  Will Robins – Danger!

Before diving into a Reverse 1031 Exchange consider this……

A reverse exchange is more complicated than a standard 1031 exchange. A lot more.

So get an expert involved…….early. Yes, that means paying some professional fees! But if the rules aren’t followed, it can cost you money.

Revenue Procedure 2000-37

Reverse Exchanges took place for decades before formal Revenue Procedure guidance was published. But the Revenue Procedure created very favorable “safe harbor” benefits for investors doing them.

The “safe harbor” requires a Qualified Exchange Accommodation Arrangement (QEAA). With that in place, the IRS will not challenge the qualification of property in the transaction. Whether it is a “replacement” or “relinquished” property.

The requirements of the QEAA are:

1. The property is transferred to an exchange accommodation titleholder (EAT). The EAT in the form of a LLC. The purpose of the transfer is so that the taxpayer is not the holder of the property.
2. At the time of transfer to the EAT, it is the taxpayer’s intent that the property held by the EAT represents either the replacement and/or relinquished property.
3. No later than five business days after the transfer of the property to the EAT, there must be a written Qualified Exchange Accommodation Agreement.
4. No later than 45 days after the transfer of the replacement exchange property to the EAT, identification of the relinquished property or properties is required. The identification must be consistent with the existing delayed rules.
5. The combined time period that the relinquished and replacement properties are held in the Qualified Exchange Accommodation Agreement is not to exceed 180 days.

Now keep this in mind, the Exchangor cannot receive property they already owned as replacement for property to be relinquished.

Two Key Considerations

> Funding

First, the Exchangor needs to have the finances to buy the replacement property.

This is due to not yet relinquishing a property to have the cash available.

The Exchangor must draw upon other financial resources for the acquisition. Any loan from a commercial lender requires them to lend the money to the EAT.

> Parking

Parking refers to the EAT taking and holding title to the property during the exchange. (“Warehouse”, “station”, “place” would also be apt descriptions, but the IRS uses “park” as its metaphor.)

Parking allows the Exchangor to meet the requirements of Revenue Procedure 2000 – 37. It prohibits ownership of the relinquished and replacement property at the same time.

There are two parking approaches for completing a Reverse Exchange.

1 – Park the replacement property or

2 – Park the relinquished property.

Deciding which property to park will be based on;

  • The funding source to pay for the acquisition.
  • Liens on the relinquished property, and
  • The equity in the relinquished property.

However, no matter what the circumstances are, if the replacement property needs improvements, it gets parked.

Further, the ownership of the replacement property must take place after completion of the improvements.

Costs & Risks of a Reverse 1031 Exchange

The costs of doing a Reverse 1031 Exchange are higher then a traditional exchange because it’s impossible to do it yourself.

You will need to have a Qualified Intermediary involved in the transaction.  And the QI fees are higher because the Reverse 1031 Exchange process is more complex.

The Qualified Intermediary acts as a liaison between buyers, sellers and the IRS. They oversee the process to ensure every thing is correct.

Along with extra costs, there are additional risks associated with a reverse 1031 exchange.

For example, what happens if  –

  • You can’t sell your property within the set time frame.
  • Your loan doesn’t get approved for the new property.
  • You don’t have enough cash on hand to buy a replacement property.
  • You don’t have enough time to make the necessary improvements on the property you wish to sell.

There are lots of considerations related to deciding which property to park. Unfortunately, there aren’t any simple answers.

If you have done a Reverse 1031 Exchange you probably know many of them already. If you haven’t, then find an expert to guide you through the process.

Both the Average and Median Sales Prices for a single family home increased year over year, by 6.9% and 2.7% respectively.

Active Listings continue at historic lows with 2,111 single family homes on the market at the end of December 2022. That translates to a 2.4-month supply.

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The Average sales price moved up 3.8% and Median 2.7%.
