Tucson Newsletter – June 2022 Market Report

Active Listings at the end of June 2022  increased 36.1% over May 2022 to 1,601 single family homes on the market. Year over year the inventory of homes increased 41.1%  from June 2021. That is now 2 consecutive months Active Listings have increased, but the number of active listings remains at historical lows.

Rising mortgage interest rates appear to have put the brakes on buyers. Closed sales were down 20.6% from June 2021. Current rates are in the 5.75% to 6.25% range and will likely be going higher as the Fed is suggesting a 75 basis point hike in the second half of July 2022.

The Fed is attempting to slow inflation through higher Fed fund rates. Although mortgage rates are not directly link to the Fed funds rate, it is expected that mortgage rates will climb as well.

Will the Tucson housing market start of slow. Probably!

But the question is how much and when. Our July report should be the first signal of what is to come.

This Tucson restaurant has been serving good food in an upscale western decor restaurant since 2002. Servers wear 10 gallon hats and the service is very good – attentive and friendly.

Tables are a bit close together so there may be some noise in your conversation. Build a bridge, get over it.

The wait staff is super friendly and add to the cowboy feel of the restaurant. FYI if you are looking for the happy hour specials, plan to sit at the bar.

Water: Adjust the drip system to accommodate warming temps and monsoon season. Watch for wilting leaves that don’t recover overnight; adjust watering to eliminate stress. Remember to water plants in the morning. From the heat, watch for leaks in your drip system. Large established cacti and succulents will need supplemental watering if monsoon rains are scarce.

Fertilize: Trees, shrubs and vines using ammonium sulfate. Do NOT fertilize anything that goes dormant in winter.

Prune: All the stuff that went wild during the monsoon season.

Plant: Flowering bulbs, herbs, desert shrubs, cacti, euphorbia, agave, yucca, and palms.

Quickly Search ALL Homes For Sale In Tucson AZ

Tucson Housing Market June 2022 shows real estate is beginning to feel the effects of higher interest rates and increased inventory. However, in Tucson, it is still a sellers market at this time. Both the Average and Median Sales Prices for single family homes had year over year double digit gains – 11.0% and 13.2% respectively.

Active Listings increased to 1,601 at the end of June. That is up 36.1% from May and 41.1% from June 2021. At the current rate of sales that translates into a 1.3 months supply. Increasing, but still below historical levels and suggesting a Sellers market remains the norm.

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The year over year Condo/Townhouse Average sales price jumped up 13.7% and Median 16.6%.

As existing home sales continue to soften nationwide, housing supply is improving, with inventory up for the second straight month.
 
One would expect price growth to moderate as supply grows. But for now, inventory remains low, and buyers are feeling the squeeze of higher prices all around.

Average Sales Prices – Increased 11.0% Year Over Year For Single Family Homes And 13.7% For Condos/Townhouses

Its is still a SELLERS market do to the low number of homes for sale, but with mortgage interest rates going up that is likely to shift. But when?

Stock market performance also influences many cash buyers. How soon and by how much remains to be seen.

The big question is how high will mortgage rates go and will inventory continue to increase? The demand for retirement or seasonal homes in Tucson remains strong. But will that continue as we move into late summer and mid term elections?

The Drivers – Demand remains strong, but mortgage rates are going up following inflation across the U.S.

Supply and demand continue to move prices up, but the effects of mortgage interest rates and inflation may be flattening the curve. At least the Fed thinks so.

Sellers remain in command as buyers look for their “perfect” home in a market with LOW inventory.

Demand for new construction remains strong, but some builders are “managing” the number of homes they are committing to build due to raising material costs.

There are new homes are being built across Tucson, but in most cases a new construction home will cost more than a resale. Last but not least, new home buyers are waiting 8 to 12++ months to get in the their home.

Keep in mind when buying new construction, landscaping, decorating and window treatments are not included in the price. Want a pool, plan on $70,000++ for a standard no frills pool.

And while home prices continue to rise, Tucson is still a good value compared to many areas in the U.S

If a “fixer upper” has even a small appeal, check out a 203K FHA loan. Its a good option to have in your pocket when buying a home in Tucson, AZ.

June 2022 Mortgage Update

Mortgage rates have increased into a range from 5.675 % to 6.125% for a 30-year conventional loan. But the Fed may be increasing their rates before the end of July. Some suggest 75 to 100 basis point increase.

Cost of ownership has increased, Tucson remains one of the lower cost of living cities in Arizona and the U.S.

The greater Tucson area continues as a top pick for cities to live in across the United States.

Tucson Newsletter – May 2022 Market Report

May 2022 “Active Listings”  increased 18.8% over April 2022 to 1,176 single family homes on the market. Year over year the inventory of homes increased 20.7%  from May 2021.  This is the first year over year increase in active listings in over a year.

The continued strong demand, historically low inventory and low interest rates are the market drivers for over 3 years. But interest rates are now headed UP! Current rates are in the 5.75% to 6.25% range and will likely be going higher.  Will that slow housing demand and prices?

Bata Restaurant – Downtown Tucson

Bata in the downtown Warehouse Arts District is dedicated to using open flame in the preparation of each menu item. Even deserts!

This new Tucson restaurant is housed in a historic 1930s warehouse at 35 E. Toole Avenue. Originally a warehouse, it was converted to office and retail space in the 1980s.

Bata keeps the original wood and metal bow truss ceiling decor. Exposed brick walls and polished the concrete floors create an modern industrial look.

The dining room is large. Two to six seat wood tables provide space for up to 90 diners.

The restaurant’s name also has Japanese origins. A shorthand term for Japanese style grilling called “robata”.

Take A Summer Break At Roosevelt Lake

June is the beginning of summer in southern Arizona. That means hot days and warm nights. A question frequently asked during the summer months is where can we get a water fix?

The answer that question may depend on how big of a boat you have. If you have a power boat, them you need to consider Theodore Roosevelt Lake.

Theodore Roosevelt Lake is one of four lakes created on the Salt River northeast of Phoenix. The completion of the Roosevelt Dam in 1911 created the Roosevelt Lake. The other three lakes are Saguaro Lake, Apache Lake and Canyon Lake.

Roosevelt Dam and Roosevelt Lake achieved a multi purpose goal. First, flood control. The dam allowed people to control the frequent flooding of the Salt River.

Intended or not, it also became and is today a great “water fix” in the summer for the residents of southern Arizona.

El Corral RestaurantA Dining Experience That Takes You Back To The Old West

El Corral Tucson AZEl Corral Restaurant opened in 1926. It held the reputation as the first restaurant/cafe/tavern east of Oracle Road.

The El Corral you dine in today is in the same building. To no ones surprise modifications took place over time.

In 1939, the owner of El Corral Cafe, Leroy C. Perkins, subdivided land into Los Ranches Perkins.

The first dwellings built were guest cottages for a seasonal ranch. In 1946, the business name changed to El Corral Night Club, owned first by E.H. Bruening. The “Nightclub” name continued through the 1950s.

Agro Land and Cattle Co., Inc. obtained the restaurant in 1975. They continue the proud traditions started so long ago.

Tucson Housing Market A “Hidden Gem” Says the National Association of Realtors

In 2021, single family existing-home prices rose at the fastest pace in five decades. The average year-over-year pace was 18%.

Gains reflected strong job growth, low mortgage rates and inadequate housing construction. Metro areas saw job growth with businesses and people moving more favorable climates.

These migrations increased among workers with the ability to work from home. In these cases homes did not have to be near a corporate headquarters.

Gardening Tips For The Winter Months

No Changes Here –

Water: Watering outside plants during this time should be kept to a minimum since this is their dormant period. Do not water cactus or succulents before frosts. Also watch for signs of fungus where things may become too wet.

Protect: December/January is a rainy period and are typically our coldest months so watch for freezing. Use styro foam cups on columnar cacti to prevent freezing. Cover citrus trees and plants on freezing nights. Lime trees and bougainvillea are especially vulnerable.

Harvest: Only harvest your citrus if several days of freezing are predicted. Cool weather is when you harvest citrus. Keep in mind the longer the fruit stays on the tree, you get the reward of sweeter fruit.

Rule of thumb, tangerines ripen first, then navel oranges, tangelos, lemons, and limes last.

Looking back on 2021, single family existing-home prices rose at the fastest pace in five decades. The average year-over-year pace was 18%.

Gains reflected strong job growth, low mortgage rates and slower housing construction.

Metro areas that saw job and business growth to accommodate people moving to more desirable climates.

These migrations patterns increased when workers had the opportunity to work from home. The big consideration here is that “working from home” did not have to be near a corporate headquarters.

Are there markets where home prices are still undervalued?

According to the National Association of REALTORS® the answer is …..YES!

How They Made the Hidden Gem List

NAR’s 2022 Housing Market Hidden Gems identifies markets home prices are still undervalued.

These “hidden gems” should experience stronger price appreciation in 2022.

NAR reviewed 379 metro areas on seven indicators that drive housing demand.

The 10 “hidden gems” all had median home prices to median family income at the lower end of those areas.

To make the final top 10 hidden gem markets, NAR considered only metro areas with a population of at least 200,000.

Then came three big factors. All had positive job growth, positive wage growth, and positive net domestic migration.

With those factors considered, Tucson is in the top ten list of “hidden gem” metro areas. That is NO SURPRISE to those living in Tucson, AZ!

The Tucson Housing Market December 2021 Results shows both the Average and Median Sales Prices for a single family home increased year over year, by 22.9% and 25.9% respectively. For the 2021 year, the Single Family Home Average Sales Price increased 24.2% and the Median Sales Price increased 23.1%.

Active Listings continue at historic lows with only 1,231 single family homes on the market at the end of December. That rate of sales that translates into a 1.0 month supply.

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The Average sales price jumped up 27.4% and Median 22.3%.

Demand for new construction remain high. And the low number of “active listings” in the resale market is moving people to that choice. There are new homes are being built across Tucson, but in most cases a new construction home will cost more than a resale. Last but not least, new home buyers are waiting 8 to 12+ months to get in the their home.

Keep in mind when buying new construction, landscaping, decorating and window treatments are not included in the price. Want a pool, plan on $45,000 to $70,000 for a standard no frills pool.
