Tucson housing market 2020 report Our Tucson Housing Market June 2021 Report shows the Average and Median Sales Prices for single family homes increased – AGAIN -year over year, by 37.0% and 31.5%, respectively.

Active Listings increased over the prior month, but continue at historic lows with 901 single family homes on the market at the end of June. That translates to a 12 DAY supply.

OMG….. If you see it, like it, buy it …. FAST!

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The Average sales price moved up 23.8% and Median 29.6%.

A national moving company report shows Americans are leaving California in droves.

Americans “are fleeing” California along with New York, New Jersey, and Illinois. These four states had the most outbound moves in 2020.

Where to you ask? Arizona, Idaho and Texas.

And the next question…WHY?

Jobs and a better lifestyle are the quick answers. But underlying concerns, not stated, include widespread protests and riots last year.

Crime rates in some cities have climbed amid the “de-fund the police” movement. Large cities loosing people had increased shootings and homicides in 2020.

Observe: Watch for wilting leaves that don’t recover overnight; adjust watering to eliminate stress. Remember to water plants in the morning. This time of year even the native plants need supplemental water if it’s not raining.

Protect: We’re into our hottest season. Cover citrus trunks to prevent sunburn damage. Drape sensitive plants with shade cloth to protect from sun damage.

Fertilize: Shrubs and citrus trees before the end of August.

Lets understand a key point. A home warranty is not the same as home insurance. Home insurance covers major damages to your home caused by flooding, hail, crime, or fires. A home warranty plan is a service contract.

They impact the physical structure of your home as well as your personal possessions.

A home warranty covers the repair or replacement of systems and appliances in your home. These can including washer/dryers, refrigerators, plumbing, HVAC, and electrical systems, among others.

Home insurance does not cover these things unless damaged due to a fire or flooding. But there are exceptions to this rule of thumb.

Tucson history in influenced by the Spain. A prime example is the historic Tucson Presidio District. It encompasses the site where the Spanish military established Tucson as a fort in 1775.

The Presidio San Agustin del Tucson is a large square of about 700 feet on each side. Walls where made of adobe brick and stood 10 to 12 feet high.

A reconstruction of the Presidio San Agustin del Tucson is also a museum. The museum is the starting point for the Turquoise Trail, a 2.5-mile loop trail through downtown Tucson. Along the tour highlights historic structures and sites in the Presidio District.

Median Sales Prices – Increased 25.5% Year Over Year For Single Family Homes And 13.1% For Condos/Townhouses

 

Active Listings – Single Family Homes Decreased 71.1% From March 2020 To………. 682 Homes

 

Average Days On Market (DOM) – Stands At 20 Days For Single Family And 16 Days For Condos/Townhouses

For Single Family Home Days On Market dropped 45.9% from March 2020, down – 17 days. For Condo/Townhouses DOM dropped 40.7% from the prior year period – down 11 Days.
