Vistoso Trails Nature Preserve – Oro Valley, AZ

The Reincarnation of The Golf Club at Vistoso

The Vistoso Trails Nature Preserve became a reality on July 15, 2022. It is the reincarnation of the Golf Club at Vistoso golf course.

The Tom Weiskopf-designed golf course opened in 1995. It held the distinction of being in the top 10 public courses in Arizona.

But rising water prices and the financial crisis of 2008 lead to a decline in play and doomed the operation.

The 18-hole desert course closed for good in 2018.

The evolution from golf course to nature preserve took three years of effort and $2 million. A stunning success for The Conservation Fund, Preserve Vistoso and Oro Valley citizens.

It is a venue to see the beauty of the Sonoran Desert, wildlife and artifacts of the Native Americans. who lived and hunted there.

Old cart paths provide a 6.2-mile trails through the property. Views of the Catalina and Tortolita mountains, desert vegetation, and wildlife abound.

Laura Malick Smith, has created a map of the Vistoso Trails Nature Preserve to help us navigate the trails. It includes the names of the former golf course holes, references nearby communities, and shows adjacent streets, underpasses, and restrooms.

Tucson Housing Market May 2019 – A Quick Video Update

By The Numbers

The Trends

The Tucson Housing Market May 2019 report shows the average sales price INCREASED 6.39% to $277,228. This is a BIG move. Year over Year May 2019 is up 6.02% from 2018.

The May 2019 average sales price stands at 94.5% of the June 2007 peak average sales price of $293,443. Will we reach the old peak this year? Maybe. But we are getting closer.

Median Sales Prices

The Median Sales Price for a Tucson home also increased. Another BIG gain with an INCREASE of 6.39% to $232,000. Since December 2018, the Tucson Home Median Sales Price has INCREASED 13.2%. And Year over year, the May 2019 median sales price is UP 7.16%.

The Median Sales Price of a Tucson home now stands at 103.1% of the June 2007 peak median sales price of $225,000. A long 12 years, but “on average” the Median Sale Price has set a new high for Tucson Homes.

Listing Prices

The Tucson Housing Market May 2019 report shows Tucson’s Average List Price of a home INCREASED 6.23% to $282,609. Another BIG month over month gain. Buyers who didn’t pull the trigger in March or April.

But the more important question is “What is the average list price by area of Tucson?”

And the answer is!

Active Listings

Listings DECREASED 6.72% to 2,705. Active Listings continue below 4,000 for yet another month and have set another all time low. At this level the Tucson Real Estate market is now very “tight”.

Year over Year active listings ARE DOWN 5.75%.

Average Days On Market (DOM)

Days On Market FELL TO 37 DAYS in May. If it is priced right it sells – FAST!

The Drivers – Buyer Demand And Low Inventory

The continued flow of baby boomers appears to be created strong demand for Tucson homes. Low active listings and strong demand have pushed prices up. Hey, the economists are right. Demand with low supply makes prices rise.

Will June show more of the same? We will need to wait and see.

May 2019 Mortgage Update

Mortgage rates have moved up. And are now under 4.25% for a 30-year conventional loan. The low rates relative to recent year over year appreciation in home values make home buying an easy choice for investment.

Tucson has been identified as one of the Top 10 housing markets for 2017 and 2018. December’s data appears to be confirming Tucson is a top pick for cities to live in.

You have to ask yourself, “Will I feel bad if I don’t get this house?” If the answer is no, then put in an offer you would feel is a steal and see what happens. If the answer is yes, put in an offer you and your Realtor think is reasonable.

Tucson Housing Market February 2019 – The Trends

The Tucson Housing Market February 2019 report shows the average sales price INCREASED 0.21% to $259,466. And February 2019 was UP 3.30% from December 2018. The new year is off to a good start, but February did not maintain the rate of the January gains. Stay tuned to see how the year progresses.

The February 2019 average sales price stands at 88.4% of the June 2007 peak average sales price of $293,443.

The Median Sales Price for a Tucson fell 0.92% from January 2019. But the February 2019 Median Sales Price is still

5.40% from December 2018 coming in at $216,000.

The Median Sales Price of a Tucson home now stands at 96.0% of the June 2007 peak median sales price of $225,000. Will we get back to the 2007 peak? We will have to wait to see what 2019 has in store.

Tucson Housing Market February 2019 – Listing Prices

The Tucson Housing Market February 2019 report shows Tucson’s Average List Price of a home was up sightly. UP just 0.21% from January. At an Average List Price or $265,446.

But the more important question is “What is the average list price by area of Tucson?”

And the answer is!

February Active Listings DECREASED 5.79% to 3,083. Active Listings continue below 4,000. Year over Year active listings ARE DOWN 6.07%.

Days On Market INCREASED to 48 days in February. This breaks the 45 Days On Market that has lasted for 11 months.

The continued flow of baby boomers appears to be providing steady demand. Perhaps the low number of active listings and return of the “snowbirds” will combine to give continued upward momentum to home prices.

The low active listing inventory is one reason the new home builders are going strong. May builders are increasing their build time to 8 to 10 months.

Plus, there will be money left over to enjoy everything Tucson, Arizona has to offer.

Buyers looking for great value. In December 2015, a 1,000 SF fixer upper in La Jolla, California sold for just under $1 million. Yes, the Pacific could be seen from the second story bedroom. Small lot, small home, BIG price!
