For sellers, Arizona closing costs reduce the proceeds from the sale of their home.

Arizona Closing Costs may result from legal requirements. Other costs may be a matter of local custom and practices. The Arizona Residential Purchase Contract identifies who pays what costs.

But who pays which costs is a negotiable item when buying or selling a home.

The items included in closing cost vary by state. Be familiar with the typical Arizona closing costs to avoid surprises at closing.

Fixed Costs And Pro-Rated Costs

In most situations, the seller incurs the expenses while they owned the home. The buyer is responsible for expenses from the date the transaction records. The close of escrow date.

Please note, there are special considerations and limits on some of the expenses.

After accepting an offer, your realtor should provide you an “Estimated Cost Sheet” during the inspection period. Their estimated cost sheet shows the Arizona closing costs you will incur. But please understand, it’s an estimate. The numbers will change.

A few days before the Close of Escrow date the escrow officer prepares the final Alta Settlement Statement. One for the buyer and one for the seller. The Alta Settlement Statement shows the Arizona closing costs for each party.

Whether you are buying a home, or selling one, you need to know the closing costs before signing the closing documents. Ask your realtor to explain the steps in the real estate transaction at the start of your home search. Or home listing.

There shouldn’t be any surprises during your home search or when listing your home.
