But November’s Median Sales Price is up a strong 6.8% from December 2017. With a low inventory of homes and winter visitors and snowbirds in Tucson, demand might be strong. Strong demand puts upward pressure on prices.

The November 2018 average sales price stands at 88.1% of the June 2007 peak for average sales price.

The Median Sales Price for a Tucson home INCREASED 1.83% to $219,000. Since December 2017, the Tucson Home Median Sales Price has INCREASED 6.8%. And Year over year, the November 2018 median sales price is UP 5.53%.

The Median Sales Price of a Tucson home now stands at 97.3% of the June 2007 peak median sales price. It has been a long time to get there, but “on average” the Median Sale Price is close to the 2007 peak levels.

The Tucson Housing Market September 2018 report shows the average sales price DECREASED 4.20% to $248,760. And UP Slightly from August 2017.

The September 2018 average sales price stands at 85% of the June 2007 peak for average sales price.

The Median Sales Price for a Tucson home DECREASED 3.20% to $210,000. Since December 2017, the Tucson Home Median Sales Price has INCREASED 2.5%. And Year over year, the September 2018 median sales price is UP 1.49%.

The Median Sales Price of a Tucson home now stands at 93.3% of the June 2007 peak median sales price. A long 10 years, but “on average” the Median Sale Price close to the peak levels.

2018 Mid Year Review Shows Tucson Continuing Its Long Realty Recovery

2018 Mid year reviewOur 2018 Mid Year Review sees Arizona’s economy growing faster than the nation. In both 2017 and 2018.

That is what the University Of Arizona Eller School of Business report on June 7, 2018.

Arizona added jobs, population, and income at solid rates last year. Jobs rose 2.4% in 2017. Slower than gains in 2016, but above the national rate.

And the state is keeping a similar pace so far in 2018. Population growth hit 1.5% and personal income rose 4.3% before inflation.
 
The Phoenix Metropolitan Statistical Area (MSA) leads of growth in Arizona. But the Tucson MSA improved its growth during the last two years. The forecast of continued national growth sets the stage for Arizona to continue to expanding.

2018 Mid Year Review – Tucson, Arizona

The Tucson MSA added jobs at a solid 1.5% clip last year, close to the national average and the fastest pace since 2012.

Continued steady job gains, and a declining state unemployment rate mean wage gains. That will drive personal income growth. And the forecast improvement from 4.3% last year, to 5.2% this year, and then to 6.3% in 2019 and 6.1% in 2020.

Tucson has attracted some big employers over the last 2 years. Most notable is Caterpillar Inc. In 2016, it announced it will be bringing its Mining Division headquarters to Tucson. Over six hundred high-paying jobs will have an economic impact of $600 million.

For the first six months of 2018 –

  • Median Sales Price INCREASED 3.4% to $212,000
  • Average Sale Price INCREASED 4.4% to $259,137
  • Active Listings DECREASED 13.9% to 2,974
  • Days On Market DECREASED 15.2% to 39 days.

The Median Sales Price and Average Sales Price stand at 94.2% and 88.4% of their respective 2007 peaks. It has been 10 years, but the market, on average, has almost recovered.

Now, as always, real estate is a “local” market. Some areas have done better and some worst than the averages.
