Tucson housing market 2020 report Our Tucson Housing Market July 2021 Report shows the Average and Median Sales Prices for single family homes increased – YET AGAIN -year over year, by 23.9% and 22.2%, respectively.

Active Listings increased over the prior month, but continue at historic lows with 1,109 single family homes on the market at the end of July. That translates to a 12 DAY supply.

OMG….. If you see it, even think you like it, buy it …. FAST!

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The Average sales price moved up 34.2% and Median 31.4%.

Demand is strong and inventory continues at striking historical lows. Supply and demand are driving prices up with cash buyers standing in line to buy a Tucson home.

Arizona is one of the top states people are moving to. Buyers are coming in from California, Oregon, Washington and places that June surprise you. Here is a article on where they are coming from.

Sellers are in command as buyers look for their “perfect” home in a market with low — REALLY LOW — inventory.

And the low number of “active listings” in the resale market was moving people to new construction. But new construction home builders are limiting the number of sales per month. It may be hard to comprehend, but some have stopped selling.

Why? Exposure to the increasing cost of supplies and the inability to hire workers.

New homes are still an option, but expect to wait longer for it to be completed. Also, that new construction home will likely cost more than a resale.

Keep in mind when buying new construction, landscaping, decorating and window treatments are not included in the price. Want a pool, plan on $45,000 to $70,000 for a standard “no frills” pool.

And although prices continue to rise, Tucson is still a good value compared to many areas in the U.S.

If a “fixer upper” has even a small appeal, check out a 203K FHA loan. Its a good option to have in your pocket when buying a home in Tucson, AZ.

The Tucson Housing Market May 2020 report shows COVID-19 slowed home sales during May. But year over year prices increased and home inventory fell to new lows. Now below 1,700 single family homes on the market. That’s a 1.5 month supply. Now the question – How low can it go?

May’s Median and Average Sales Prices for single family homes are up 2.0% and 0.9% respectively from May 2019. The Year Over Year gains make owning a home in Tucson an attractive investment with mortgage rates under 3.25%!

Condos and Townhouses median sales price and average price lost ground in May. Dropping 4.2% and 0.3% respectively.

The Townhouse/Condo market broke their upward trend.  Median sales price decreased 4.2% and the average sale price declined 0.3%. Inventory stands at 253 units on the market, a drop of 13.1% from May 2019.

COVID – 19 slowed housing sales for May 2020. But prices increased, all be it at lowest gains this year. Sellers are having sweet dreams as buyers look for that “perfect” home in a market with low — almost NO — inventory.

New construction home sales remain high. And the low level of “active listings” in the resale market is moving people to that choice. New homes are being built across Tucson. But in most cases, that new construction home will likely cost more than a resale.

Landscaping, decorating and window treatments are not included. Want a pool, plan on $45,000 to $70,000 for a standard no frills pool.

And while prices continue to rise, Tucson is still a good value compared to many areas in the U.S.

Also, Arizona continues to be relatively safe compared to many other states regarding COVID cases. Demand continues to be strong, but the inventory of homes for sale is at a new low.

Our April 2020 Housing Market Report shows further increases in year over year prices and continued low home inventory. Active Listings have fallen below 2000 single family homes on the market. OMG!

April’s Median and Average Sales Prices for single family homes is up 8.5% and 7.0% respectively from April 2019. These Year Over Year gains make owning a home in Tucson an attractive investment. Mortgage rates are under 3.25% helps home buyers afford their dream home.

Condos and Townhouses also showed median sales prices and average price gains of 10.9% and 16.9%, respectively.

Water: Adjust drip system to accommodate warming temps and monsoon season.

Fertilize: Fertilize citrus and succulents with cactus fertilizer every month during the warm season. (If using regular fertilizer, dilute to half strength).

Prune: Cut back bougainvillea, lantana, and hibiscus to stimulate blooms. Do NOT prune lower branches on citrus trees because this shades the trunk.

Protect: We’re into our hottest season. Cover citrus trunks to prevent sunburn damage. Drape sensitive plants with shade cloth to protect from sun damage.

What’s Happening Around Tucson Fun in the Sun

Restaurants and bars are starting to re-open as are many more stores. With “social distancing” of course. Golf courses have been open, but one person per cart, unless its your wife. Or best buddy. Your choice.

The University of Arizona is planning to resuming in-person classes this fall semester. But with classes cut in half. Its an attempt to ensure students maintain suggested distancing guidelines.

Unfortunately, events and popular attractions continue to be cancelled or postponed. Professional sports are being scheduled, but without fans in the stands.
