Pros And Cons Of Having Backyard Pools

Backyard Pools Or No Pools, That Is The New Greatest Question

Living In Southern Arizona Means 350 Days Of Sunshine And Pools – But Is A Pool For You?

backyard pools tucson homes for saleMoving to Arizona? I mean Southern Arizona. If so, a big question when buying a home is should you look for homes with backyard pools?

Owning a home in Arizona creates images of homes with beautiful backyard pools. Sunny days spent splashing around in a cool, refreshing backyard pool. At least during the summer months.

For full-time residents, homes with backyard pools may even be an essential item. Snowbirds, on the other, are less inclined to want a pool.

Backyard pools are a luxury for some, and a necessity for others. There are two big choices if you want a home with a backyard pool. Buy a home with a backyard pool already installed. Or have the home pool designed and built after you find your “perfect” home.

See Tucson Homes For Sale With Pools

$200,000 to $400,000 $400,000 to $600,000 Over $600,000

Is there are “right” choice. Well, as with many home buying decisions, it all depends.

Here are some of the pros and cons to help you decide what is better for you.

Backyard Pools For Recreation

Backyard pools are a great way to get exercise for adults and children.

PROS:

The added benefit is the no impact exercising experience.

Kids and adults alike, enjoy playing and relaxing around a swimming pool. Summer time pool parties or a late-night swim is always enjoyable when you own your own pool.

CONS:

Swimming pools can be dangerous for children if they don’t know how to swim. Most conventional inground home pools are only 5 feet deep at most. Unless you have a pool with a diving board will be 8 to 10 feet deep.

Owning a swimming pool means you will need to have the proper safety features installed. Fencing around the pool with locks on the gates.

Without the fencing, childproof locks on the doors leading to the pool area should be installed. Pool barriers restrict children, neighbors, and pets from accidentally falling into the pool.

Arizona has a pool barrier law that every home buyer should be aware of. Ask your Realtor to review the Arizona’s Pool Barrier Laws with you.

Even in Southern Arizona, to use a swimming pool all year means it needs to be heated. Heated pools are great. But heating backyard pools can cost at $1000/month or more.

A good option is solar. Coils can be installed on the roof of the house to heat the pool water. The solar heated water is circulated to the pool through the pool pump. Solar can add 3 to 4 months a year of “comfortable” swimming.

The Costs Of A Backyard Pool

Backyard pools are a cost, not an investment. At least not a monetary investment with a big return.

PROS:

Having a swimming pool installed is affordable. Although it is hard to get a reasonably sized pool built for less than $25,000.

One benefit to spending that money, beyond the fun you will have in the pool, is in home resale. But don’t think you will get all your money back. A home with a pool will be more attractive to a buyer wanting a home with a backyard pool, than a home without a pool.

But buying a home that has a pool is cheaper than having one installed later.

CONS:

When selling your home, don’t expect to recover the costs of building a pool. If it costs $50,000 to have a pool installed, you cannot add $50,000 on to the asking price of your home. With or without a pool, pricing a home for resale must be consistent with the current real estate market in your area.

Backyard Pool Maintenance

A backyard swimming pool requires time, chemicals and pool care knowledge.

Ok, the pool boy didn’t go to Harvard to learn how to care for pools. But licensed pool maintenance companies have had some training. So they know a bit more about caring for a pool than most homeowners.

PROS:

Many swimming pool owners take the time to learn about pool maintenance. Pool supply companies will help you understand what you need to know.

So, keeping your pool pristine isn’t rocket science. But it will take some time. If you plan on buying a home with a pool, do a little research to determine if you want to do it.

If you don’t, you can hire someone for $80 to $125 per month.

CONS:

If you don’t take care of your pool, health and safety issues can arise. The proper chemicals keep the water PH levels accurate. Improper care may to algae and other bacteria forming in the pool

Green has never been never a good color in a swimming pool.

How To Decide

Backyard pools can be a great feature for many Tucson homeowners. With a little research, you can decide if the costs of a backyard pool make sense to you.

Do your homework on the front end. Ask your Realtor to show you the comparable homes with and without pools before you buy.

In the end, it will be up to you to determine if owning a swimming pool home is right for your family.

Pools can be a unique home feature or an essential one based on a home’s price point and neighborhood. The more expensive the home the more likely it will have or should have a pool.

Rocky Point Homes in Mexico

Rocky Point Homes on The Sea of Cortez in Mexico

Things To Know BEFORE Buying Rocky Point Homes

Rocky Point Homes - Puerto Panasco, Mexico - Sea View

Homes In Mexico Near Tucson, Arizona

Rocky Point Homes – Rocky Point is an area in Puerto Penasco, Mexico.   Rocky Point – MAP – was a small once unknown stretch of land on the east side of the Sea of Cortez.

Today there are Rocky Point Homes and Condos for sale along the Sea.

At the end of the US-Mexican war in 1846 the negotiations between the U.S. and Mexico gave this seaport to Mexico. Oops, it might have been in Arizona.

True to the great bargaining talents of the Mexican Nation, Rocky Point remains a precious pearl of theirs. The U.S. wanted a railroad route to the Pacific Ocean and a Sea Port that would allow them to not have to travel the length of Baja California to trade in the Sea of Cortez.

Puerto Penasco

Puerto Penasco while not one of the best natural harbors was a prime harvesting area for Fish and Shrimp. In 1854 the U.S. Conceded and paid $10 Million for the territory that is now part of Southern Arizona and New Mexico.

One problem confronting anyone wanting to fish or live in Puerto Penasco was the total lack of water. An American by the name of John Stone built a Hotel and dug a well outside of town.

This was the beginning of the first Americans being able to travel to Mexico to fish, drink (Prohibition was in effect) and gamble.

In about 1931 John Stone had many enemies in the Mexican Government and in town. Before he headed out of town, he dynamited his hotel and the water system.

Rocky Point ( Puerto Penasco ) was revitalized by the Bustamante Family and open it’s doors again to travelers. Re-digging the well and opening a hotel paved the way to the many tourists that visit weekly to Rocky Point and the many Hotels and Resorts that stand today.

A Bit Of History

During World War II, the Army Corps of Engineers and the Mexican Government paved a road from the Arizona border to Puerto Penasco, Mexico. The U.S. was afraid of attacks by the Japanese. Also during the “Cold War” the Americans were afraid of Russian Submarines coming up the Sea of Cortez to be closer to Arizona and California Military Bases.

The Sea of Cortez and especially the unspoiled waters is viewed by many Rocky Point Homes.  Fishing was bountiful and quickly became fished and shrimped out. There has been a huge reconstruction of this mistake in the 1980’s when the Japanese and Korean trawlers were still allowed to fish here.

Now the Sea of Cortez is all Mexican Waters and others are not allowed to fish or shrimp here. Not until the early 1990’s was the fishing and shrimping market back on it’s feet.

Today tourism has surpassed the fishing industry and Rocky Point Homes are popular.  A owner of Rocky Point Homes has some of the finest restaurants and diners to select.  Serving the fresh catch of the day in many ways that only can be found here.

Fish, Shrimp and Scallop “combination plates” will astound you while enjoying paint brush sunsets and the Sea of Cortez.

Mexico may be interesting, but Tucson is GREAT. So, if you are looking for Real Estate Tucson Arizona, we can help!

Best Roof Types For Hot Climates

Top Roof Types for Hot Climates

Make The Right Choice to Be Cool

Tucson home roof stylesDid you know that roofs do more than protect your home from the weather. Since weather varies by the area you live in, roof types should as well.

If you live in southern Arizona, you know we have warm summers. OK, Hot summers. So which roof types are better for southern Arizona homes?

Poor roofing materials degrade in hot sun. That means cracking and deterioration over time. With that, heat transfers through the roof into your home.

So the type of roof material you have on your home will make a big difference to the temperatures inside.

The quality and type of insulation will also make a significant difference.

If you are re-roofing your home, choose the right materials for your area. Materials designed for hotter climates stand up to heat.

They will also provide ventilation between the roofing material and decking. meaning that homes stay cooler than they would with asphalt shingles.

Some materials make thermal transfer much more difficult. Others reflect sunlight off the roof, keeping homes cool as a cucumber. Different hot-weather materials all have their pros and their cons, of course.

Here is information to help you to select the best roof materials for your home.

———

8 Roof Types Best for Hot Climates (  by Emily Bartels <emily.bartels@constantclicks.com.au>)

Roofs are an essential part of any building or house. It offers structural support and protection from external conditions to a house. Moreover, roofs also contribute to the energy efficiency of a home, depending on the type of material used in its construction.

The hot sun, the harsh rains, and the chilled snow can make a building warm or cold and also affect the interior temperature. Therefore, it is essential to install the right type of roof made of the correct type of material to protect a building from external weather conditions.

Let us explore the type of roofs that are best suitable for hot climates.

Terracotta

roofing typesThe terracotta and clay roofs have been in existence for decades. Both the materials are highly suitable for hot climates as they can tolerate heat and stay cool in high temperatures keeping the interiors cool.

Terracotta and clay are durable and can last for decades on a house or any building. Also, the looks of these roofs are attractive and add to the visual appeal of your home.

Another factor that supports these materials is that both of them resist heat with the cutting style of their tiles. The small air pockets between the tiles allow the circulation of air and water that keeps them cool even in hot climates.

The flow of air cools the roof and also prevents the transfer of heat to the interiors, thereby keeping a building cool.

Beton tiles are used in hot climate regions. The material is more expensive than conventional processes, but ideal for long-term use. This stops sunbeams from heating your house and keeps the temperature perfect.

Metal roofs

roofs in arizonaIt’s a common belief that metal roofs are not good for locations with hot climates. Metals are heat resistant and highly durable when installed correctly.

It is best to use light-colored metal sheets to create a roof to have better heat resistance and block the sun rays to enter the interiors of a house.

Despite the high cost of metal roofs, installing them can prove cost-effective in the long term. However, they are beneficial in the long term as they make your home energy efficient.

Metals cool down quickly and do not retain heat. When painted with light-colored paint, they also absorb very less heat and light and do not transfer the heat inside the building.

Slate tiles

slate roofsThe slate tiles are a natural material that homeowners prefer due to many of its benefits. The stale tiles are reflective that enable them to resist the heat effectively.

However, the slate tiles are available both in light and dark colors. Homeowners should install the light colors of tiles if they want to install them in hot locations.

Usually, commercial establishments like factories and offices prefer installing slate tiles, but you can install them for your home too.

However, one should note that the slate tiles are expensive as compared to other roof materials, and people should compare the costs before making a buying decision.

Concrete tiles

concrete tileThis is a common roof style in Arizona. Preferred by builders and homeowners concrete tile provide shapes and colors to make a home distinctive.

Concrete tiles are one of the best materials to keep the home interiors cool.

The tiles will last decades and even centuries. They are extremely durable.

Solar roofs

solarA solar roof not only reflects the heat back into the air, but it also retains it as an alternative source of energy.

This solar energy is converted into electricity through different kinds of shingles, including photovoltaic or PV shingles.

Typical shapes and sizes come with these tables. Although the installation is very expensive, the solar system pays off with the discharge of heat from your home and saves it as electrical fuel.

Its economic efficiency, however, depends largely on how many sunny days they spend in the area. Probably the best places for the solar system are dry and sunny.

Straw Thatch

thatched ramadaYou will not see a thatched roof types on homes in Arizona, or the U. S. for that matter. But they are interesting for a ramada or outdoor sitting area.

Straw thatch is a natural material that offers excellent shelter in winter from cold temperatures and summer heat.

The proper design and maintenance of the stringed roof will have a long-lasting usage of up to 20 years.

The roof material can be more difficult to source, but the ultimate design can be molded into natural designs that do not mimic the conventional angular roofs.

However, the straw roofs are not suitable for locations that are prone to fires like the homes in mountains and near the jungles. It means you should not install the straw thatch roofs if you live in an area with a very hot climate or a fire-prone area.

Elastomeric Coatings

FlatFlat roof homes are popular styles in the southwest. Santa Fe and Hacienda are home styles that will have all or a portion of the home will have a flat roof.

An elastomeric roof coating is an elastic coating applied to a variety of roof types to protect and seal the underlying roofing material, help stop and prevent leaks, and limit future weathering.

They are designed to move with your roof and be more forgiving rather than remain rigid, a quality that makes them especially durable. Some coatings are also designed to cool the building.

The term elastomeric comes from the coating’s elastic quality to stretch and move.

EPDM

homes commerical EDPMEPDM is a synthetic rubber that is usually used in the roofs of commercial buildings. But in southern Arizona, it is an option roof type for older flat roof homes.

EPDM is made up of a solid and heat-resistant membrane for the improvement of thermal insulation by professionals.

It is a robust and light-weight material that can keep your roof cool for decades.

Using EPDM for your roofs can also enhance the energy efficiency of your homes and can reduce your energy bills for good.

Green Roofs

green roof arizonaA green roof is not something you well see in southern Arizona. Our temperatures and low humidity mean lots of watering.

Green roofs look natural and add a touch of nature to your house. The pollution in the environment contributes to the hot climates, and creating a green roof can reduce the effect, at least for your home.

The roof of a house is covered with soil, and plants are grown on it in a controlled manner. A water-resistant membrane is installed on the roof so that the foundation of the building is not damaged by water.

Plants also enhance air quality by oxygen release. It can nevertheless be drastic to mount a waterproof membrane on your own over your roof. Green roofs also save the roof painting cost as you don’t need to paint your roof.

Final Words

These are some types of roofs that are best for locations with hot climates. As now you know all of these options, you need to do your research to decide which material suits the best as per the environment and climatic conditions of your location.

Consulting a professional who designs energy-efficient homes can also help to choose the right option for your house.

Dankworth Pond For Tucson Fishing

A Tucson Fishing Spot

Dankworth Pond – A Small Lake to Wet Your Line

Arizona Fishing Regulations

Dankworth Pond - Tucson Fishing programDankworth Pond was once the site of a fish hatchery that raised catfish.  A few got away and now the lake is full of them.  Dankworth Pond is only about 15 acres and located about 10 miles south of Stafford.

The weather in the Safford area is mild and makes Dankworth Pond a fishing destination all year around.  If catfish are on your mind, this is the place to satisfy your hunger.

Information & Map

While it is true that when people think of places to fish neither Arizona nor Tucson come to mind.  However, amid this desert terrain one can find best fishing locations in Tucson and the surrounding areas.

Dankworth Pond State Park, which is a part of the Arizona State Park system, was built around a riparian area at the base of the Pinaleno Mountains in eastern Arizona. The park’s main attraction, is the lake fed by water from an artesian hot spring.

There is a 2 mile loop trail that winds through the park, known as the Dos Arroyos Trail. Along its course are Dankworth Pond and a small, recently constructed village of prehistoric Native American dwellings. These dwellings are typical of Safford area sites, and showcase both Apache and Mogollon construction styles.

From the entrance to Dankworth Park, a path wanders past picnic tables toward Dankworth Pond.

Cottonwood trees and a thick ring of cattails almost disguise Dankworth Pond’s artificial origin.   During the winter the pond is stocked with catfish, bass, bluegill, red-ear sunfish and crappie. It seems to be popular with birds and local fishermen alike.

Bighorn Sheep

Bighorn Sheep in The Catalina Mountains

Establishing a Self-Sustaining Bighorn Population

Bighorn SheepBighorn sheep are running wild within the Catalina Mountains once more.

Thirty bighorns, from parts of Arizona, arrived in the Catalinas in November 2013. More sheep came to the range in November of 2014, 2015 and 2016.

The effort of a bighorn sheep advisory committee has reestablished a herd. The State’s Game and Fish Department help achieve the goal. The species had disappeared from the range in the 1990s.

Many of the first bighorns released died as a result of mountain lion predation and disease. But the population appears to be stable.

Bighorns sheep appeared in the steep, rocky habitat in the Pusch Ridge area of the Catalinas. Other sightings were in the Ventana Canyon area of the east ridge.

The Future Look Bright for The Bighorn

It appears the objective is to restore a self-sustaining bighorn sheep population succeeded. The overall cost estimate for the undertaking was around $600,000. Community and private fundraising is underway to secure funding.

Capturing the bighorn sheep moved to the Catalina’s took two days. Releasing the 30 animals was done in the blink of an eye. As one official stated, “It’s years of planning punctuated by seconds of excitement.”

Bighorn sheep appear to be enduring in the Catalina Mountains today. But it is difficult to get an exact population estimate.

Each Bighorn released had a GPS monitoring collar. But many of the collars failed over the years.

In 2018, 32 collars were still operating. The actual number still living and roaming the Catalinas could be more than double that number.

Conclusion

There are frequent sightings of Bighorn sheep by hikers in the mountains. Hopefully, the sheep will reproduce and become a bigger herd going forward.

El Berraco Restaurant

5 Reasons To Stop At The Innovative El Berraco

El Berraco Restaurant Brings Pacific Rim Mexican To Tucson, AZ

Pacific Rim Sea Food in Tucson, AZ

El BerracoEl Berraco opened in early 2016 and is bringing a whole new spin on Mexican food. Mexican sea food that is. But it is not just Mexican.

El Berraco is creating Mexican sea food fusion with tastes found along the Pacific Rim. Receipts come from the coastal restaurants from Mexico, California and South America.

There is nothing like El Berraco in Tucson or perhaps the United States.

5 Reasons You Should Try El Berraco

1 – The décor

If you are driving on 1st Avenue just north of Grant, you will notice a structure that strikes you as a submarine.

A submarine – in Tucson. No “F…n” way!

The silver metal skin and port holes will catch you off guard. Could it be the Jules Vernes Nautilus from 20,000 Leagues Under The Sea. The movie of course.

As you enter, a dark blue glow of neon lighting surrounds you. No LEDs here. It almost makes you feel as if you are slipping into the depths of a blue lagoon. The interior décor enhances the nautical theme with each scenes on the walls, pictures of submarines and digital fish tank.

For those individuals considering themselves “visual”, get ready for sensory overload.

2 – Location

If convenience is a factor in selecting a restaurant, then El Berraco is close to the top. Its 1 st avenue location is easy to get to from most areas of greater Tucson.

3 – The Menu

What can you say about a menu? How about “OMG” it goes on forever. Selection after selection. TV’s in the restaurant show tantalizing images of the many dishes available. Seafood dishes reflect the cuisine found from Mexico all the way to Peru.

Dishes inspired from Columbia, Mexico and Peru bring fascinating flavors to the sea food. And sea food is more than shrimp and your run of the mill fish. Yes, you will find a lot of shrimp dishes. But how about octopus, sting ray, tuna, oysters, scallops, calamari, crab, swordfish and…. The list goes on!

A host of sea food in tacos, tostadas, quesadella, ceviche and other ingenious presentations.

El Berraco will meet your seafood cravings. Seafood with unique flavors and presentations from the Pacific Rim.  And last, the portions are large to huge. You won’t go home hungry, but you will likely have left overs for tomorrow.

4 – The Bar

On this on lets start with the bad news. It is not a wine bar. There is a selection of wines on the menu, but it is small. El Berraco is for the lovers of beer and margarita.

On tap is a long list of options along with bottled beers from Mexico and South America.

5 – Prices

Someone once said, “you get what you pay for.” And El Beracco is no exception. Yes a bit on the price site, but you can’t find this cuisine any place in Tucson, AZ. And you won’t go away hungry.

Conclusion

There are lots of great restaurants in Tucson, AZ. But if you are looking for seafood with a unique Pacific Rim flare – El Berraco is a THE place to go. Great food, lots of beverages and good prices! What more could you want?

El Berraco is a one of a kind Pacific Rim sea food restaurant. From the unique décor to the unique flavors influencing each dish.
