Sierra Vista Arizona

Find Homes In This Southern Arizona Community

Sierra Vista AZSierra Vista is located about 75 miles southeast of Tucson Arizona and the home of Fort Huachuca Army base. Sierra Vista is Spanish and means “Mountain Range View”.

The early beginnings of Sierra Vista were solely due to Fort Huachuca. Not to surprisingly, on of the first business to be opened was a saloon just outside the Fort around 1892. In conjunction with the saloon was, as one would expect, a brothel.

Over the next 50+ years, various people establish businesses around the Fort and little communities were created in the area. Sierra Vista was incorporated in 1956. Today, Sierra Vista is the commercial and economic center of Cochise County.

The City of Sierra Vista had an estimated population in 2022 of just 45,000.

An interesting and “fun fact” about Sierra Vista is that it was the location of the first McDonald’s drive thru.

This drive thru feature was added to the local McDonald’s so that soldiers, prohibited from getting out of their vehicle in their fatigues, could be served. Who would have thunk it, Virginia?

A Bit of Tucson History

The Gadsden Purchase of 1854 officially made Tucson part of the United States. Tucson was the capital of the Arizona Territory from 1867 to 1877. Tucson’s heritage is a blend of Spanish, Mexican, Anglo-American and Native American.

The architecture of Downtown Tucson neighborhoods reflects this heritage. Adobe brick homes are found in many Tucson neighborhoods. Territorial, Southwest and Hacienda styles homes are scattered throughout the city.

Tucson’s growth was stimulated by two events of the 20th century.  World War II found many airmen being trained as pilots and crews at nearby airbases. After the war, many wanted to return. And they did. Second, the invention of air conditioning.

The U of A was chartered in 1885. Many Central Tucson neighborhoods surround the University of Arizona. U of A athletic events are among the many activities throughout the year.

For more information on Tucson’s history and the central area visit the Central Tucson Partnership website.

Movies provide memorable moments of cowboys on their horses crossing the Gila River. They ride into the setting sun on toward Mexico.

These scenes and images of the shootout at the OK Corral are legends of southern Arizona. Tombstone in the late 1800’s was cowboys, outlaws, cactus and open desert.

That image is no more!

Over 1 million people now call PIMA County, which includes the City of Tucson, home. Tucson is the old west and a vibrant modern community.

Offering affordable housing and year around activities.

Yes, it is hot in the summer, but as many Arizona license plates state – it’s dry heat!

And on the other side of the Saguaro Ranch tunnel, you will find a desert setting like no other.

Each home in Saguaro Ranch is created by the owner and their architect. Each Saguaro Ranch home site is unique and offers many views of the mountains and the City of Tucson.  Quiet, secluded and exclusive is the aim of Saguaro Ranch.

We would be pleased to arrange a Private Tour of Saguaro Ranch so that you could experience the majestic beauty and unforgettable landscape of this luxury home development.

About Marana

Although relatively young the Marana area has a long and rich history with more than 4,200 years of continuous human occupation.

Hohokam people inhabited the area long before the coming of the Spanish Conquistadors and missionaries of the 17th Century.  The Hohokam people developed extensive canal systems and used waters from the Santa Cruz River to irrigate crops.

Under U.S. jurisdiction in 1854, prospectors came to the area to find their fortunes.  Gold was not discovered in abundance, but, by 1865, high-grade copper ore was being shipped from mines in the Silver Bell Mountains.

During World War II, the impact of the rising importance of military power came quickly to Marana.   The Marana airfield (1942-1945) was the largest pilot-training center in the world during WWII, training some 10,000 flyers.

In March 1977, the Town incorporated about 10 square miles.  In August of that year, the 1,500 townspeople elected their first Town Council.  The Town is now a little more than 120 square miles with a population of 35,000.

Marana families are served by the Marana Unified School District. The MUSD boundaries are on the EAST and WEST sides of the I-10 freeway.

A Bit of History

The Rocking K Ranch community will sit in the Rincon Valley. This land became part of the United States in 1853 as part of the Gadsden purchase.

The Overland Mail Stage route was established in 1857.  The stage ran west from the San Pedro River at Benson, south of the Rincon Mountains to Tucson.  The route extended on to Yuma and California.

This route crossed the south and west sides of the Rincon Valley. The Southern Pacific Railroad, completed in 1880, followed essentially the same route as the stage line.

During the second half of the century land use in the Rincon Valley shifted from ranching to private residential development. Many of the 40-acre-plus ranches became 10 to 20-acre “ranchettes” during the 1960’s.

By the 1980s, several ranches in the valley became private residential neighborhoods. Development of a mixed-use, resort-oriented on the Rocking K Ranch begin in the 1990s.

8 Things To Know BEFORE You Enter The New Home Builders Model Homes and Sales Office

New homes are being built in this pristine area north of Tucson, but here is some information to keep in mind.

It is important for you to understand

  1. You have the right to be represented by a Realtor when buying a new construction home.
  2. BUT your Realtor MUST be with you on your FIRST visit to the new home builder’s sales office and register you!
  3. You will not pay more to have a Realtor represent you when buying a new construction home in Tucson, AZ.

If you don’t have a Realtor with you on your first visit – KNOW THIS

  1. The sales agent at the builder’s sales office works for the builder, NOT YOU!
  2. They will ask you to “register” when you come in – or shortly after.
  3. If you register, you are GIVING UP YOUR RIGHT to be represented by a Realtor at that builder’s site in the future.
  4. Chances are the builder’s sales agent WILL NOT disclose this to you!
  5. If you register at the builder’s site, you are on your own to work through the builder’s contract and all purchase decisions. Yes, the builder’s sales agent will work with you through the paper work. They will answer your questions. BUT with who in mind? You or the builder they work for?
