A national moving company report shows Americans are leaving California in droves.

Americans “are fleeing” California along with New York, New Jersey, and Illinois. These four states had the most outbound moves in 2020.

Where to you ask? Arizona, Idaho and Texas.

And the next question…WHY?

Jobs and a better lifestyle are the quick answers. But underlying concerns, not stated, include widespread protests and riots last year.

Protect: We’re into our hottest season. Cover citrus trunks to prevent sunburn damage. Drape sensitive plants with shade cloth to protect from sun damage.

Fertilize: Shrubs and citrus trees before the end of August.

Taking Time To Find A Realtor You Trust Isn’t One Of Them

As you start checking things off your to-do list, it's also important to pay mind of what not to do to sell your homeThe letter you have been waiting for arrived. With apprehension you open it. There it is. The offer of the job of a lifetime in the place you always wanted to live.  Now you need to sell your home.

You prepared questions for the Realtor interviews. You list all the things you expect to do to make your home ready to sell.

Your “to do list” is long, but you are up to the task. But as you review the to-do list, keep in mend it’s also important to pay attention of what not to do.

Consider these “don’t dos”.

Don’t Over-Improve

As you ready your home for sale, you may want to make a couple of changes. Invest a little money and improve the chances your home will sell fast and for a higher price.

Updating the appliances in the kitchen can be a money maker. But don’t over improve or make everything specific to your tastes. Do that in your “soon to be” new home.

How about replacing the warn carpeting? Good idea. New carpet will always look better. But what if the buyer doesn’t like your color or texture choice. Turn OFF.

Consider giving a buyer a credit to closing costs equal to the cost of the carpet. Let the buyer pick the new carpet.

Getting the picture? Making the right choices will help sell your home. But don’t go overboard.

It is also a good idea to have your trusted Realtor involved in determining what changes to make. They see a lot of homes and should know what are the better choices to increase value. Not waste money.

Don’t Over-Decorate

The key word when decorating to sell a home is neutralize. Over-decorating is as bad as over-improving.

When prepping for sale, neutralize your decorating scheme so it appeals to a broad market. Yes, some accent colors are great. But a lavender wall in the master bath might be to much.

Once again, lean on your trusted Realtor to give you pointers.

Don’t hang around

When your agent calls to schedule a showing get ready and get out.

Don’t have your whole family at the door with cookies when a potential buyer arrives.

Buyers want to see themselves in your home. Visualize how they will arrange their “stuff” in your space.

So when you get the call, tidy up the place. Turn on the lights and see your home as the buyer will. Is it fresh, clean and inviting.

If your answer is yes. Job well done.

Take Luna the dog and the kids and head out the door. Get out of the house. Go for a drive, take a long walk, and don’t come back until the potential buyers have left.

Don’t take things personal

Buying or selling a homes can be very emotional. So when your Realtor calls to give you feedback on the showing don’t take comments personal.

So what if the buyer didn’t like the built in book shelves you loved. If you get a “lowball” offer don’t get mad.

The buyer a least made an offer. Now work with your trusted Realtor to craft a counter offer that gets you closer to where you want to be.

Remember, its not all about the price. The terms and conditions of the contract are important as well. Do you need to a longer closing date?

If you have to rent it may cost you extra money. How does a later closing sit with the buyer.

Could you close and lease back until you find your dream home in your new community? Have your Realtor talk to the buyer’s agent to find common ground.

And, if that doesn’t work, don’t get upset.  There will be another buyer ……. soon.

The general rule in real estate is that buyers seek the least expensive home in the best neighborhood they are able to afford. In terms of improvements, this means you want to have your home fit into the neighborhood. Some repairs and upgrades may help achieve that goal, but don’t over do it.

This would mean a large five bedroom home with 4 baths may be harder to sell in a neighborhood of predominantly 3 bedroom, 2 bath homes with 2300 sq ft. Especially, if the price per square foot of living space is higher than the neighborhood average.

Upgrades should be done so that the property shows well compared to other homes on the market, but again, don’t over invest. Where possible, upgrades should mirror neighborhood preferences.

Cosmetic improvements – paint, wallpaper and landscaping – help a home “show” better and often are good investments. Mechanical repairs may be required to ensure that all systems and appliances are in good working condition.

A well staged home with all appliances in good working order is likely to get a higher offer.

Ultimately, you want to be sure that your home is competitive with other homes available in your area. REALTORS® who know your local market will be able to  provide suggestions that are consistent with your marketplace.

UPDATE – The Bighorn Fire 

If COVID-19 wasn’t enough, a wildfire started in the Santa Catalina Mountains on June 5. A lighting strike during the night ignited dry brush and shrubs.

Officials said the Bighorn Fire is “at around 17,000 acres” with 30 percent containment as of Tuesday, June 16.

The set area includes Mt. Lemmon, Mt. Bigelow Organization Ridge Road and Summerhaven.

The fire burned east through Romero Pass overnight into Tuesday morning, but there was not much growth.

A Forest Service official said the fire is probably “at around 15,000 acres,” but didn’t have an updated measurement. He said there is also fire high in the west fork of Sabino Canyon and Game and Fish personnel are busy working to save some at-risk wildlife and “endangered fish.”

Residents of Mt. Lemmon and Summerhaven were advised on Sunday, June 14, to get “SET” to evacuate. This advisory status remained in effect on Monday morning. But it turned to a “GO” evacuation notice as of 1:30 PM on June 16.

The Tucson Housing Market May 2020 report shows COVID-19 slowed home sales during May. But year over year prices increased and home inventory fell to new lows. Now below 1,700 single family homes on the market. That’s a 1.5 month supply. Now the question – How low can it go?

May’s Median and Average Sales Prices for single family homes are up 2.0% and 0.9% respectively from May 2019. The Year Over Year gains make owning a home in Tucson an attractive investment with mortgage rates under 3.25%!

Condos and Townhouses median sales price and average price lost ground in May. Dropping 4.2% and 0.3% respectively.

The Tucson Housing Market March 2019 report shows the average sales price INCREASED 0.66% to $261,168.  Year over Year March 2019 is up 5.95% from 2018.

The March 2019 average sales price stands at 89.0% of the June 2007 peak average sales price of $293,443. Will we reach the old peak this year. We are getting close.

The Median Sales Price for a Tucson home INCREASED 1.39% to $219,000. Since December 2018, the Tucson Home Median Sales Price has INCREASED 6.8%. And Year over year, the March 2019 median sales price is UP 4.29%.

The Median Sales Price of a Tucson home now stands at 93.3% of the June 2007 peak median sales price. A long 10 years, but “on average” the Median Sale Price close to the peak levels.
