The Story Like many before us, my husband and I decided we wanted to retire in Tucson. We had lived in Napa, California for twenty years and it is lovely there, but it was time for a change. We found an equivalent, although very different, place in our home – in Tucson, AZ.

Above And Beyond –

Kim Boldt is one of the most amazing Realtors I have ever met.

The sale of my mother’s home had to be one of the most taxing sales she has endured. Living in Florida and trying to sell a home in Tucson, Arizona would be enough of a challenge. But there were many obstacles to overcome and Kim handled each and every one of them.

The inside of the home had damages that needed to be repaired. Kim made all of the arrangements with a local handyman to repair and re-paint the interior. The home failed the initial home inspection, requiring a total roof repair and shingles. This should have been an easy task, however, there were solar panels involved and Kim once again took on this exhausting task.

The last obstacle occurred during the completion of the roof. A nail hit a water line, resulting in extensive water damage to the newly renovated interior. Once again Kim handled all of these issues and never skipped a beat.

She is truly a remarkable person with a lovely attitude and outstanding professionalism rarely seen today. I feel truly blessed to have had her on me and my mother’s side to help us get through an extremely trying sale. Thank you, Kim!

Finding the Right Home—For US!

After visiting three communities and many homes over a three-day period, with Kim’s help we were able to find a home and make an offer which was accepted.  Kim was excellent once more in pointing out things we might have missed and things we needed to consider, including whether and to what extent the home was reasonably priced.

Early on Kim had provided us with information about being pre-approved for a loan and about obtaining a loan in the Tucson area. That helped enormously. But the actual process of moving to closing is complicated and complex.

Kim was exceptionally helpful throughout, keeping us aware of what we needed to do and when we needed to do it and being our advocate (and a very strong advocate) when and as needed.

She kept on top of everything. Kim also has a wide range of contacts in the community and has helped us by lining up contractors to do work we’ll need to do prior to moving in.

We needed full service and Kim provided it to us unstintingly.  Indeed, what she had done and continues to do is far “above beyond the call of duty.”   If there is a Hall of Fame for real estate agents,  Kim belongs in it. Both of us are college professors and on our campus when someone is put in charge of overseeing planning for a new building, they are called “shepherds.”

 “After 4 1/2 wonderful years living in Invercargill, New Zealand – 10,000 miles from Tucson – Fran decided it was time to retire.  After much exploring on the web and talking to family and friends we decided Tucson was the place to be.  So in July of 2005 we got on the big bird for the 13+ hour flight to LA and eight hour drive to Tucson. 

We had five days to find a home in the desert Southwest (we had to return to Invercargill for six months so Fran could finish obligations at the Southern Institute of Technology).  We were extremely fortunate to be introduced to Ben and Kim Boldt.  Over the five days they patiently escorted us to house after house that met our specifications which included single story, no steps and a lot size that provided exercise area for our two dogs.

They introduced us to finance experts who guided us through the labyrinth of getting an acceptable, affordable mortgage.   They got us through a July houses inspection and an August closing flawlessly even though we were in New Zealand.  Following the closing they helped us manage the rental of our new home to the sellers for a period of six weeks – talk about absentee landlords. 

When the sellers left in September, they escorted a relative from Phoenix on the final inspection required by the lender.  The Boldt’s also served as our agent for delivery of rental furniture, computers and household goods that we would need before we and our container arrived from New Zealand. 

They also provided all of the contacts we would need to get services like water, electricity and gas started.  They held our hand with the problems encountered with the pool and worked with the sellers realtor to ensure that the sellers paid for the necessary repairs. 

All in all, the Boldt’s helped to make our 10,000+ mile move painless – no medium task.  Their service and dedication to the welfare of the client (us) was outstanding and most appreciated.”

Mark and I just closed on our dream home in the Catalina Foothills. This was a big step for us not just from a financial standpoint but also logistically.  Although previously Arizona residents we have been in Columbus, OH for the last 14 years and have no family in Tucson.

The movie won two Oscars. The other significant outcome from Stagecoach is how it framed a vision of the American West.

After Stagecoach, dozens of western movie producers journeyed to Monument Valley AZ.  Ford returned many times during his movie making career.

John Ford made Monument Valley “famous”. But Harry Goulding was the person that persuaded Ford to go there.

Moment Valley is not a national park. It isn’t even a national monument. It is a Navajo Nation Tribal Park. An area covering northeastern Arizona and southwestern Utah. The Navajo Nation Tribal Park aims to preserve the Navajo way of life.

While many of us may recognize the Navajo Nation from the history of the old west. The Navajo culture has existed long before 1581. That is the date when the Spaniard explores came to what is now the southwestern United States.

Lets be clear. Visiting Monument Valley is not a day trip from Tucson AZ or Phoenix. You will need to stay over-night in Goulding or another city such as Flagstaff. Flagstaff is the largest city in the area and is about 175 miles away.

Why Visit Monument Valley, Arizona

First are the endless panoramic vistas. This place is a photographer’s dream come true. Bring the big lenses, tripod and stool. The colors of the reddish buttes and spires change throughout the day.

Without seeing it in person, it is impossible to grasp the scope of scene. Vast is the only word to describe it.

Second is bragging rights. Although Monument Valley is a one-of-a-kind experience, it doesn’t get a lot of visitors. Why? It is not a quick stop on your way to anywhere else. You have to want to go there.

But when you visit there, you will never be a boring guest at a cocktail party. Oh, put a few snaps on your mobile device just to show everyone you were there and what they have missed.

For The Adventurous

For visitors not wanting to just hang out at the hotel and visitor center there are options.

First is the 17-mile scenic drive. The road isn’t paved but provides and endless number of “OMG” scenic opportunities. Bring the camera! This is a self-guides tour and takes a couple of hours.

Second is a self-guided trail. A 3.2-mile trail, Wildcat Trail, will take you around the west Mitten Butte. The trail is an elevation of 5,400 feet. It takes about 2 hours to make the loop. You must stay on the trail. Oh, BTW, bring your own water and you are responsible for your own trash.

The third option is a day long trip with a Navajo guide. The all day guided tour takes you on trails in a four-wheel drive vehicle. It is bumpy but will justify why you got out of bed at 4 AM to meet your guide. Especially when you see Seven Sisters at sunrise.

A Word to The Wise

Monument Valley sits at an elevation of 5,500 feet about sea level. That means mornings and evening are cool and mid-day temperatures warm to hot. Bring your own water and layers of clothing to add or remove throughout the day.

One more thing! Ask permission before taking photos of Navajo residents and their property. Take some cash for the photo gratuity.

Please note – Northern Arizona (in general the Navajo) observes daylight savings time. . .  Southern Arizona, including Flagstaff does not. So, check the time at your destination the day before you head out.

Whether you are a resident or a visitor, Arizona has lots of places to visit. Based on where you are, or live, these can be easy day trips, over-night stays or weekend adventures.

Monument Valley Navajo Tribal Park is a unique and amazing experience. But you have to want to go there. But worth it. Amazing vistas and incredible scenes await. And you will leave asking yourself “how in the world was this place created?” When you go there, you may also want to visit the Navajo National Monument.

Tucson is a focal point for many interesting day trips and overnight stay adventures. It is also a great place to live.

How to Decode a Home Inspection Report

An Important Document for Home Buyers….And Sellers

tucson home inspection reportIf you want to minimize any unpleasant surprises during the home buying process a home inspection is a must. It is also a good idea to have one when you’re planning to sell your home.

Find the issues before putting your home on the market. And fix them. The buyer’s inspector will find them anyway.

In either case, understanding the inspection report is a must. And we are going to help you demystify the home inspection report.

Here are some insights on what’s included, what’s not included, and how to decode the findings.

The Home Inspection Report

A home inspection report is a document prepared by a home inspector. It will be reviewed with you after the inspection. And a copy emailed to you and your Realtor a few hours later.

It includes information on the condition of the home and identifies issues with major systems. A home inspection does not list quotes for home repairs or replacements.

And keep in mind a long inspection report doesn’t mean there are a lot of serious issues. As a Tucson Realtor team since 2002, we have seen a lot of inspections. And read a lot of inspection reports.

We do this so that we can explain them to buyers, sellers and 3rd parties. We know “An inspector must list every item they find “wrong” with the house—whether it is a significant issue or not.

Also, inspectors take lots of photos throughout the inspection. These are included in their report. This adds to the bulk to the report, but also provides visual evidence to what the inspector has “called out”.

For instance, an inspector might note that a damaged window screen and include photos. Small items like this can often make up the majority of the report. so it’s important not to focus on the number of issues, but rather the severity of them.

Jack Randall, is a Tucson home inspector we have used many times. He indicates, “It’s easy to pad out a report with half a page of boilerplate on each issue.

But it’s more important to educate the client. For example, the implications of R-22 coolant in the air conditioning system. R-22 coolant is being phased out. The US government has done this because of the damaging effects on the ozone layer.)

And keeping the focus on findings that are severe, costly, or time consuming to fix.

What’s included in a home inspection report?

A home inspection report will include:

  • An informational section that lists general details about the house.
  • Table of contents
  • A general summary of major issues with the house.
  • Details about major home systems, their crucial components, and their operation.
  • Any system defects along with pictures will be noted.

Some inspectors will include recommendations on what to do. For example, if a system is old the home inspector could suggest replacing it. Or having a contractor specializing in the system to review it further.

The inspection report includes information about:

      • Structural components like the foundation and framing of the home.
      • Exterior features like siding, porches, balconies, walkways, and driveways.
      • Roof features like tile, shingles, flashing, and skylights.
      • Plumbing systems like pipes, drains, and water heating equipment.
  • Electrical equipment like service panels, breakers, and fuses.
  • Heating and cooling systems
  • Interior items including walls, ceilings, floors, windows, doors, cabinets, indoor stairs, and railings.
  • The inspection includes insulation, attic, and crawl spaces. Trusses and rafters examined for cracks or breaks.

The inspector will identify any issues and take photos to show any problems. When an issue poses a future problem, the inspector will identify potential actions. (i.e., broken roof tile or flashing that could lead to leaks or mold growth).

Inspectors we have worked with include a legend in the report. It identifies items with informational comments, observational comments, repair comments, or safety comments.

These comments contain information about the components mentioned in the report. “And what to keep an eye on that might need further attention later,” says Randell.

Any safety issues get a bold highlight. Usually, RED.

The critical take away from an inspection is major items needing repair. Cosmetic items – paint, minor drywall cracks, etc. – are not “usually requested for repair.
