Escrow Process

Escrow Process Overview

From Accepted Purchase Offer To Close Of Escrow

escrow processThe escrow process starts when the seller and the buyer agree to the buyers offer. “Agree” means both buyer and seller have signed all documents.

Once done, the buyers Realtor will deliver the buyers “earnest money” to the escrow company. The earnest money check and the executed contract trigger opening the escrow account.

An escrow account used to receive and disperse all monies for the transaction.

The terms of the executed contract guide the escrow company through the process.

The Arizona Offer To Purchase identifies what each party to the contract must do and by when.

Home Inspections

In Arizona a home inspection is a standard event in the purchase process. The buyer will need to schedule an inspector, have the inspection completed and report prepared within 10 calendar days after contract acceptance.

Lenders require the buyer and the property meet various conditions before granting a loan. They will want to receive a preliminary title policy, title insurance to protect the lender against title errors, termite inspections and an appraisal to assure that the home has sufficient value to secure the loan.

The buyers Realtor will typically arranges required inspections. The sellers Realtor will normally be on-site during the inspection.

How long does it take to close the escrow process?

Here again the Arizona purchase contract requires a close of escrow date be specified. It can be change should circumstances require it. However, both parties must agree to any change in writhing.

Today’s mortgage process will typically take 5 to 7 weeks. Accordingly, the seller should have ample time to be packed and ready to move on or before the close of escrow date.

What happens?

Closing or “closing escrow” as it is known in Arizona is the submission of all transaction documents to the responsible county office. In almost all cases this is done electronically by the escrow company.

Both the buyer and seller will meet with the escrow officer to execute the documents required to transfer the home to the buyer along with all mortgage loan documents. Upon execution the loan documents are sent to the lender for review. When all documents are complete the lender will fund the loan at the escrow company.

The escrow closing officer will review the sale agreement and determine what payments and credits the owner should receive and what amounts are due from the buyer. The closing agent also assures that certain transaction costs are paid (taxes and title searches).

When everything is complete, the sale is recorded at the Pima County Recorder’s Office. This is actually done electronically.

Research a Neighborhood Before You Move There

7 Ways to Research a Neighborhood Before You Move There

A woman sitting down to research a neighborhood before she moves Moving away is a big step and involves a lot of work that you must do. Of course, we all know that researching the home we will be buying is important. There are certain things to pay attention to that the home seller is required to disclose.

But knowing some key things about the neighborhood can be just as crucial. Trust us; you do not want to be in the dark about the neighborhood you are moving to, especially if it is far from where you live now.

There are many ways to research a neighborhood before you move and things to pay attention to during the process. This article should help you get a better understanding of what to do.

Use the internet to research a neighborhood before you move there

Moving far from home can be very restricting when you want to research a neighborhood before moving there. This is mainly because you won’t be able to visit the place very often. Thankfully, with technology, you can use the internet to know everything in advance when preparing to move far away. The internet can provide relevant information about the neighborhood where you plan to move.

A good way for you to start would be to type the name of your future neighborhood name into a search engine. This will help you get a general idea of what the neighborhood is known for.

The first negative thing to come up will also give you an idea of what to be careful about.

You should try and find local message boards and forums. Here you can see what the people who live there have to say about it.

Find a local newspaper

newspapers used to research a neighborhood before you move thereWhen moving to a smaller and maybe more rural area, you may have trouble finding relevant information online. This goes for many small residential neighborhoods which are not connected to larger cities or towns.

In these cases, an excellent way to research a neighborhood before you move there is to try to visit a local store and pick up their local newspaper a couple of times.

Also, you can use the opportunity to check any local bulletins you find in the area. This will give you a clear picture of what services locals are providing. The information they are posting on those bulletin boards will also give you a bigger picture of what the people in the neighborhood are like.

Meet your future neighbors

Walking up to a future neighbor’s home and knocking on the door is not always a good idea. It can come off as very intrusive. Also, it can make you very nervous. A more straightforward method, which feels more natural, is to go to a nearby park or community center.

Meeting locals there and also just seeing their interactions will show you what kind of public mentality you are walking into. Just the same, you can go into the local cafes, restaurants, or grocery stores and make a conversation with someone at the counter.

Since these people interact with everyone in the area daily, they can tell you about the people who reside there.

To research a neighborhood before you move there, visit local businesses

Depending on what kind of life you lead, different types of businesses can either draw you in or deter you from a neighborhood. For example, a local bar in the commercial area would be great for a person who enjoys relaxing and socializing after work.

But too many bars are probably not great for someone who plans on raising a family there. Another example would be looking for golf communities. If you’re a golf enthusiast, finding golf courses and others like you would be an important thing to do while you research a neighborhood before you move there.

Access to a local dog park is extremely useful for dog owners but a nightmare for someone looking for a quiet neighborhood.

This is also important if you are looking to invest in developing neighborhoods where you will move. By finding out what businesses are in the process of coming to the area, you can more easily spot an up-and-coming neighborhood.

If this is your plan, it might be wise for you to speed up your process of researching that neighborhood before you move there. This is because the prices can skyrocket really fast because of the area’s popularity.

Look up the crime reports

If you are planning to raise a family somewhere, finding out how safe the area is crucial. This is another way to research a neighborhood where the internet can come in handy before you move there.

Some apps can give you crime statistics data for the area you will be moving to. You can also look at the nationwide crime report maps to investigate the neighborhood.

Crime can happen anywhere. However, knowing how often and what kind of crime occurs in an area can be very helpful when deciding on your future home.

Only work with local real estate agents

best person to help you research a neighborhood before you move there is a Tucson real estate agentIf you are moving from a faraway area or state, you might want to ask the agent you hired to sell your current home to help you buy a new home.

However, it is important to remember that local agents have valuable insight into the neighborhoods where they work. Look up the crime reports.

When they represent you as the buyer, their goal is to find the place that will best work for your needs. They will adjust your ideas for both the home and the area you are moving into.

Visit your future neighborhood at different times

Learning what your neighborhood is like on the weekends and the difference between mornings, afternoons, and evenings is an essential way to research a community before you move there. You can learn many different things by visiting at all these different times.

This includes the traffic patterns during those hours, as well as the activity of the residents. If you are looking for the perfect home for your retirement, for instance, you want to visit the neighborhood at night.

If many young people like to make noise, or the place offers a very active nightlife, you should probably avoid it. Similarly, it might bother you if the road becomes jammed by traffic during rush hour.

While these things may not drive you away from moving here, it is good to know what to expect.

It’s important to research a neighborhood before you move

We hope you now see how important it is to research a neighborhood before you move there. Seeing as it is usually an easy thing to do, there truly is no reason to avoid it. Proper research can prevent you from moving to a neighborhood where you will resent living for years.

Pima County Tax Assessor

Pima County Tax Assessor Sets Property Taxes

Insights On Pima County Property Taxes

pima county tax assessor tucson azThe Pima County Tax Assessor is responsible valuing real estate in Pima County. This includes both real and personal property.

The Pima County Tax Assessor doesn’t create a property’s value. Home buyers do. Annual real estate transaction are used to estimate home values.

How Its Done

Each year all home sales data is collected by PIMA County. A homes “cash value” is determined using Multiple Regression Analysis (MRA).

The MRA is a mathematical technique that quantifies the relationship between two or more components of the data. For property tax purposes this is sales price and property characteristics. These data relationships are used to predict cash value.

Adjustments are make for amenities found in the marketplace. These include square footage, pools, garages, etc. Adjustments are applied to all properties in a fair and consistent manner.

The difference between sales price and cash value is approximately 20%. Meaning the cash value is approximately 80% of a homes re-sale price. But a home’s specific location will added or deducted value.

The Pima County Tax Assessor has the obligation to analyze all sales transactions. As Tucson homes are sold the transaction is filed with the Pima County Recorder. The Pima County Assessor then determines the cash value as of January 1 of the following year. Calculations used by the Pima County Tax Assessor are dictated by the Arizona Department of Revenue.

Tax Assessment Year

Property taxes are evaluated and reset each year. But the “assessment year” isn’t a year at all. It is actually longer. Specific valuation timelines are detailed on the Pima Country Tax Assessor website – Notice Information page.

From beginning to end the process takes roughly four and a half years. Timelines are governed by both Arizona Revised Statues and the Arizona Department of Revenue.

Much of the Pima County Tax Assessor’s time is incurred collecting sales affidavit data from Pima County Records.

Data for “home sold prices” reflects the value of all the real estate in an area. Usually, real property tends to appreciate in value. But when the housing market declines, full cash values will drop.

Drop – But How Fast?

A frequent question from home owners is why doesn’t the full cash values reflect the current real estate market? Answer? The length of the process. Two and a half years are required to collect the sales data.

Then 4 more months are required to analyze the date. After that, notices are sent to home owners.

The State of Arizona is unique in that it uses two types of property values for Pima County property tax purposes. The Pima County Tax Assessor must calculate both.

1) Full cash value is the value placed on the exact property by the Assessor.

2) Limited value is determined by applying a statutory formula for a specific tax year.

The limited value rises each year until it equals the full cash value.

The assessed value derived from the limited value and is the basis for computing primary taxes. Primary taxes fund the maintenance and operation of school districts, cities, community college districts, counties, and the state.

The assessed value is derived from the full cash value. It is the basis for computing secondary taxes. Secondary taxes are applied to bonds, budget overrides, and special districts, such as fire, flood control, and other limited purpose districts.

More Questions?

OK, so that is likely to be TMI regarding how the Pima County Tax Assessor determines property tax values.

However, it is something many of our Tucson Real Estate clients want to know. Keep in mind that property “cash values” are adjusted each year.

Now for all those that are completely confused here is a helpful list of – Frequently Asked Questions – that may help!

And if you believe your property taxes don’t reflect the Tucson real estate market in your area you can appeal.

Arizona Gardening

Arizona Gardening Has Its Challenges

Tips For Every Month

Arizona Gardening cactus FlowerArizona gardening has some challenges. Here are some tips if you are not sure of what to do once the temperature soars above 100º F. Use the following gardening calendar as your “How To Garden in the Low Desert” resource for each month of the year.

Arizona Gardening Tips By Month – January

January will generally be a slow month for gardening in the low desert. Take advantage of this to get ready for the forthcoming spring months. Plan your garden or landscaping projects.

January is a good time to prepare a new vegetable garden bed for spring planting. Prepare your vegetable bed using a digging fork or rototiller about 12-18 inches deep.

Do not work the soil if it is moist. It can easily damage the soil structure. Utilize several inches of compost and incorporate it into the loosened soil. For those with an established vegetable garden, this is also a good time to add more compost.

Arizona Gardening Tips By Month – February

In February be ready for occasional frosts. Take needed frost protection measures. Don’t allow a warm few days in February to fool you into believing spring has arrived. The low-desert can easily have evenings with freezing conditions throughout the month.

Mesquites may well seep an amber-colored resin during February. This is normal however, it could be signaling an injury to the tree. The exudates are usually sweet smelling and flavored. If the exudates are dark in color, gluey and odiferous it suggests a bacterial infection called slime flux.  You can trim affected branches, but once it has been infected the tree will remain diseased. It may take many years, but the tree will eventually die.

Arizona Gardening Tips By Month – March

When March arrives, spring is in the air. Or is it?  It still is possible to have freezing temperatures early in the month, so don’t store your frost protection material just yet. By the middle of March, chances of freezing temperatures are low. It is time to start your spring gardening tasks.

This is a good perfect time to divide clump-forming Agave, Aloe, Manfreda, Hesperaloe, and Candelilla in the landscape or in containers.

Many deciduous trees will begin to produce new foliage as the weather becomes much warmer. This includes Mesquites, Desert-willow, Golden Leadball Tree, Feather Tree, and Kidneywood.

Stem and flower buds are forming on many cacti at this particular time. Look for these buds on Prickly-pears, Chollas, and Hedgehogs.

Arizona Gardening Tips By Month – April

In April, the desert comes alive with colors, fragrances, and noises. When the fall and winter months rains are plentiful, a dazzling variety of color will cover the desert floor. Many annuals such as Mexican Gold Poppies, Owl-clover, Lupines, Yellow Evening Primrose, Bladderpod, Scorpionweeds, Chia, and Desert Pincushion.

Arizona Gardening Tips By Month – May

The spring blooming season is now coming to an end as the temperatures begin to increase and the impending summer is fast approaching. Numerous spring blooming annual wildflowers have gone to seed. You can gather the seed and store in paper bags until fall or let plants to reseed in the landscape. Rake up the dead annuals or cut them back. Don’t just pull them from the ground. It is better not to disturb the soil by pulling the plants out. Cutting them will allow the surviving root system to decompose naturally.

The foliagee of the Boojum Tree and Elephant Tree will continue to yellow and fall. The Boojum Tree and Elephant Tree will be summer-dormant. Periods of active growing begin from about November thru May. When the leaves of both succulents begin to fall, less water is needed.

Arizona Gardening Tips By Month – June

June in the low desert begins the period of higher day time temperatures. Evenings will still be cooler. Desert gardeners will begin their garden activities in the early morning or at sunset to avoid the intense sunlight. Plants must endure the rigorous heat for the duration of the day. Many native and desert plants have made countless adaptations to live successfully in the desert.

Even with these numerous adaptations, desert plants often need a little help in order to keep them healthy and flourishing in your garden. Even native and desert-adapted plants that were newly planted will need proper watering until they become established. Once established in the landscape. they will be able survive with natural rainfall. Even established plantings will require an occasional supplemental watering during lengthy periods of drought.

Arizona Gardening Tips By Month – July

July signals the the arrival of summer and the hoped for monsoon rains. The monsoon season provides much relief to both vegetation and animals. However, you will likely notice many of the non-native succulent plants succumbing to higher night time temperatures.

When the night time temperatures stay at 90º F or above and the humidity is high, the majority of succulent plants can not breathe. After several such nights in a row, it is highly likely many of them will rot. Other than careful watering, there is practically nothing that can be done.

Native summer annuals can be planted from seeds at this time.  These include Arizona Poppy, Chinchweed and Devil’s Claw. These annuals can be hard to germinate, but drenching the seed overnight in water will kick start the germination process.

Arizona Gardening Tips By Month – August

August in Arizona is the point in time when we all begin to wonder when the summer will end. Unfortunately, we have about two more months to endure. Monsoons clouds continue to build in the afternoons. The humidity is increasing and raindrops start falling during the mid afternoons.

During August you will continue to notice that your succulent plants are succumbing to higher night time temperatures. The higher night time temperatures and humidity takes it toll. Many will rot. There is nothing that can be done.

Arizona Gardening Tips By Month – September

September is the beginning of the end of the higher temperatures. By the end of September, daytime temperatures will lower, and evenings become cooler.  Monsoons end and humidity levels start to drop. Now is the period to begin preparing for your wildflowers, annual herbs and vegetables. Prepare your list and head to the nearest fall plant sale.

Keep watching for yellowing of cacti and succulents. The sun’s position continues lowering, however shade cloth will be needed for another month. Plants that are summer dormant will likely begin to leaf out towards the end of the month. Collect seeds from your perennials during this time period. Continue weeding or at the very least cut off the flowering heads before they go to seed.

Arizona Gardening Tips By Month – October

If you planned your vegetable garden last month you are ready to get started. Finding plant sales is also a great opportunity to chat with the experts on desert plants and gardening. Not to mention finding an array of desert-adapted trees, shrubs, cacti, succulents and perennials to choose from.

The monsoon moisture is gone and drier air and cooler nights are the norm. The first half of the month will probably still be warm with day time temps in the high 80’s and low 90’s. Breathe a sigh of relief along with your garden!

Start removing the shade cloth that you might have placed to protect plants from damaging rays of the intense summer sun. They can be on their own now.

Arizona Gardening Tips By Month – November

November is the time to begin planning for frost occurrences depending on where you are in Arizona. Historically, the very first freeze can happen as early as the November 15 in northern Arizona. Buy and/or stage your frost protection so that if and when an event occurs, you are prepared.

Use a fabric such as N-Sulate, burlap or old sheets. Do not use plastic. Plastic causes plants to burn where they come into contact with it. Frost cloth such as N-Sulate can be found at a variety of garden facilities.

Local gardening centers will most likely sell it by the yard, foot or in bulk rolls. N-Sulate is a medium-weight, permeable, UV-treated cloth that is reusable. When used correctly, it adds a number of degrees of heat underneath.

Drape material so it meets the ground around the edge of the plant in order to trap warm air and any heat radiating from the ground.  N-Sulate frost cloth does have about a 30% shade factor, so although it can be left on for several days in a row, do not leave it on the plants the entire winter or long periods of time.

Arizona Gardening Tips By Month – December

The first half of December is normally fairly mild. Colder weather is more likely during the second half of the month. Any frost sensitive plants in containers should have been brought in under cover of a patio.  Be sure to use frost protection to plants that can’t with stand colder temps. Use a material such as N-Sulate, burlap or old sheets; never use plastic as it causes plants to burn where they come into contact with it.

8 Things To Know BEFORE You Enter The New Home Builders Model Homes and Sales Office

It is important for you to understand

  1. You have the right to be represented by a Realtor when buying a new construction home.
  2. BUT your Realtor MUST be with you on your FIRST visit to the new home builder’s sales office and register you!
  3. You will not pay more to have a Realtor represent you when buying a new construction home in Tucson, AZ.

If you don’t have a Realtor with you on your first visit – KNOW THIS

  1. The sales agent at the builder’s sales office works for the builder, NOT YOU!
  2. They will ask you to “register” when you come in – or shortly after.
  3. If you register, you are GIVING UP YOUR RIGHT to be represented by a Realtor at that builder’s site in the future.
  4. Chances are the builder’s sales agent WILL NOT disclose this to you!
  5. If you register at the builder’s site, you are on your own to work through the builder’s contract and all purchase decisions. Yes, the builder’s sales agent will work with you through the paperwork. They will answer your questions. BUT with who in mind? You or the builder they work for?

A Few More Things To Consider

The new construction home contract you sign does NOT provide for inspections during construction. Why would the builder want you to inspect their work. But we believe it is important to have them done by a licensed Arizona home inspector.

We always suggest inspections occur at

  • Before the start of drywall
  • At completion of the home

You should question any builders integrity if they won’t let you do them.

These inspections show that all plumbing is in the right place for your floor plan selections. What is behind the drywall and if framing is complete. Are there broken trusses, damaged plumbing or nails through any electrical wires.

After drywall, no one knows what’s behind it.

Find Homes In This Southern Arizona Community

Sierra Vista AZSierra Vista is located about 75 miles southeast of Tucson Arizona and the home of Fort Huachuca Army base. Sierra Vista is Spanish and means “Mountain Range View”.

The early beginnings of Sierra Vista were solely due to Fort Huachuca. Not to surprisingly, on of the first business to be opened was a saloon just outside the Fort around 1892. In conjunction with the saloon was, as one would expect, a brothel.

Over the next 50+ years, various people establish businesses around the Fort and little communities were created in the area. Sierra Vista was incorporated in 1956. Today, Sierra Vista is the commercial and economic center of Cochise County.

The City of Sierra Vista had an estimated population in 2022 of just 45,000.

An interesting and “fun fact” about Sierra Vista is that it was the location of the first McDonald’s drive thru.

This drive thru feature was added to the local McDonald’s so that soldiers, prohibited from getting out of their vehicle in their fatigues, could be served. Who would have thunk it, Virginia?
