The site can be seen tucked away in the midst of a busy modern commercial corridor along North Oracle Road. The site is on the west side of Oracle Road just north of First Avenue and La Reserve.

The Town of Oro Valley, in partnership with Pima County, can showcase important Steam Pump Ranch stories in a setting that can preserve its significance and integrity.

Of special importance is the key commercial role this site has played in the ranching, water and food production business of Tucson and the region.

A bit of background

Tucson is about 60 miles north of the USA’s border with Mexico, and 110 miles southeast of Phoenix. The City of Tucson has a population of about 550,000 people.

NORTH TUCSON NEIGHBORHOODS

The North area is one of the most sought-after communities in Tucson. Within this area are the Catalina Foothills communities.

The Catalina Foothills community is a collection of over 60 subdivisions. These “foothills” neighborhoods spread across the base of the Catalina Mountains.

EAST TUCSON NEIGHBORHOODS

Growth of Tucson in the early 1900’s expanded to the east. Land was available and, even better, it was open and flat.

Real estate development continued to move east as soldiers returned from WW II and settled down.

Today, the area east of Tucson remains a popular location for developers. Although Saguaro National Park – East, Davis Monthan AFB occupy a large area. The Rincon Mountains create a natural border for Tucson’s East Area.

As in other areas of Tucson, home builders use adobe brick or slump block to build homes into the 1980’s. The 1990’s saw frame/stucco construction become popular.

NORTHEAST TUCSON NEIGHBORHOODS

If you are looking for a throwback to the “old west” the Northeast area on Tucson is for you.

In the mid 1800’s, this part of Tucson AZ was ranch land. Cattle grazed the land and ranchers lived a quiet life disconnected from the city.

The area has maintained it “rural” feel even as real estate development occurred. Many homes have lots from 2 to 5+ acres and horse properties are common.

Even today, the Tanque Verde Guest Ranch provides visitors a glimpse of the early ranch life. It is one of 10 “dude ranches” operating in in the metro Tucson.

The northeast area of Tucson grew in the post war era. Slump block and adobe brick home construction was the norm. Since the 1900’s, the area has become popular for large custom homes. Santa Fe, Mediterrain and Southwest styles being most prominent.

The Forty Niner Country Club is in northeast Tucson. It is a vintage course design tall trees and water.

Single family homes are the norm, but townhouses are available in some neighborhoods. Tucson Unified School District servers the Northeast area.

NORTHWEST TUCSON NEIGHBORHOODS

Northwest Tucson is a large area that includes the towns of Oro Valley and Marana.

Oro Valley became a town in 1974. Marana followed in 1977.

Oro Valley is on the northeaster boundary of the Northwest area. Marana is on the northwestern boundary. The two towns are about 12 miles apart and families are served by two different school districts. Marana Unified School District serves Marana families. Oro Valley families are served by the Amphitheater School District.

Ranch Land

Like many areas of Tucson, the Northwest was ranch land. In the late 1800’s, George Pusch and John Zellweger bought land in what is now Oro Valley.

Water was abundant and steam engines were available. Pusch and Zellweger added a steam engine to their water well pump.

Cattle ranchers in the area brought their herds to the well for water. The ranch later became known as – Steam Pump Ranch.

The Town of Oro Valley acquired the 16-acre property and ranch house in 2008. After rehabbing the facilities, the property is open to public access. It hosts a weekly farmers market every Saturday throughout the year.

Rural vs Urban

Between Oro Valley and Marana sits Dove Mountain. Dove Mountain is in the Town of Marana. But it has labeled itself as a resort destination since the Ritz Carlton opened in 2009.

Both Oro Valley and Marana have grown since the 1980’s. Master planned commodities dominate the development.

Marana is a more rural while Oro Valley more urban due to the size of each town. Oro Valley covers about 40 square miles and Marana roughly 121 square miles. Marana has lots of real estate for future development while Oro Valley is land locked.

Both communities have about 50,000 residents. Also, there are seven 55+ communities in the Northwest Tucson area.

CENTRAL TUCSON NEIGHBORHOODS

Tucson began as a Spanish military for in 1775. Named the Presidio San Agustin del Tucson.

The Gadsden Purchase in 1867 brought Tucson into the United States. That was also the year Tucson became the Territorial Capitol. In 1877 the Territorial Capital moved to Prescott and finally moved to Phoenix in 1889.

Arizona became a state in 1912. The last of the 48 continental states. But the history goes back much further.

As with many western cities of the time, railroads and automobiles create change. The railroad made it to Tucson in 1880. Its arrival ment people, lots of people, would have access that trigger growth.

Automobiles ended the horse and buggy lifestyle of the small town.

Then, in the 1980’s, came the biggest stimulus for growth in Tucson. Air conditioning!

A/C replaced evaporation coolers on many houses. With that, year around living in the southwest desert was a reality.

These three events also made the University of Arizona accessible to more people. And more people became familiar with Tucson and wanted to live here.

Many air men had trained in the Tucson area and post war decided to live here after leaving the service. Many also attended the U of A under the GI Bill.

There are lots of unique Tucson homes found throughout the city.  Many built with Adobe brick, the building material of choice for years. Then red brick became a standard building material. Today, as one would expect, frame/stucco is the norm.

Single family homes are common in the central Tucson area. But townhouses and condos are available throughout the area.

Central area families are served by the Tucson Unified School District.

The Southeast is a rural area with less real estate development than other areas. Although development is taking place, it is at a slower pace.

In large part due to its access to amenities such as shopping, restaurants and activities. Everything is a bit of a drive.

WEST  TUCSON NEIGHBORHOODS

There is evidence that American Indians lived in this area near Tucson for at least 12,000 years.

In fact, prehistoric rock art appears in many west side locations.

The west side developed slower due to the Santa Cruz River and the Tucson Mountains. These natural barriers restricted land use from real estate development.

As with other areas of Tucson, post war growth saw significant development in the area. The population growth of the 1990s created more communities in the area.

But most west side homes have large parcels of land often 1 acre or more. Large parcels also accommodate horse properties.

Tucson’s west area provides a more rural feeling with a lot of open desert.

As you travel west from downtown Tucson, the west area hillier. Lots are bigger and there is lots of open land.

El Encanto was Tucson’s first “Luxury Housing development”. In the day, business leaders and notable Tucson residents built homes in El Encanto.

El Presidio

The El Presidio Historic District is a residential neighborhood in downtown Tucson, AZ. Its boundaries are West 6th Street, Alameda Street, N Stone and Granada Ave.

El Presidio, built in 1775, gets its name from the Spanish-built Presidio de San Augustín del Tucson.

The district is on the site of a prehistoric Hohokam Indian site (c. 700-900 A.D.) and the original presidio (fort).

El Presidio is one of the nation’s oldest inhabited sites. It reflects Tucson’s development from the 18th to 20th century. Homes in the El Presidio neighborhood date back to the mid to late 1800’s.

Their adobe style and downtown location keep them on the most sought after list.

El Presidio contains buildings in three architectural styles. Spanish-Mexican, Anglo-American and Eclectic.

El Encanto Estates

The land that El Encanto Estates occupies was first homesteaded in 1907 by Henry J. Blaise.

Development of the land began in 1928.  Homes construction to place between 1929 and 1961. The neighborhood entered the National Registrar of Historic Places in 1988.

Many prominent Tucson architects designed many of the homes within El Encanto Estates. Josias Joesler, Anne Rysdale, Arthur Brown, Henry O. Jaastad, and Merrit Starkweather.

All are notable architects in Tucson’s history. Home styles include Spanish Colonial, Ranch and Mission Revival.

Sam Hughes

Tell anyone you own a home in Sam Hughes and they will know where you live. The Sam Hughes Neighborhood is well known and sought after.

The Sam Hughes neighborhood is in central Tucson, AZ. Its boundaries are Speedway Boulevard, Broadway Boulevard, Campbell Avenue and Country Club Road.

The neighborhood gets its name from a school located in the middle of the community. Not a surprise, the school’s name was Sam Hughes.

Samuel C. Hughes was a Welsh immigrant who came to the United States in 1837 at the age of eight. Hughes had an advanced case of tuberculosis.

He made his way to Tucson in 1858 by way of California, to convalesce in the dry air, convinced that his time was short. But, like many before and after him, the desert climate proved to be the cure he needed.

With his health restored, Hughes opened a butcher shop and settling down in Tucson. He married a local girl, Atanacia Santa Cruz, fathered 15 children and was a true community leader.

Development of the neighborhood began in 1921. And almost 100 years later the homes are still admired for their originality and history.

Sam Hughes is a neighborhood with families and schools and a public library.

It became a national historic district in 1994.

Colonia Solana

Colonia Solana is in the central part of Tucson, Arizona. The 111 single family homes display Period Revival and Contemporary architectural styles.

This historic Tucson subdivision plat is unique with an informal and non-geometric. One of the first in Arizona to incorporate a non-symmetrical, curvilinear layout.

The subdivision combines rectilinear boundary avenues with arcing small-scale subdivision streets. Native desert plant materials create an unusual, naturalistic fashion in specific areas.

These areas unify the district and provide an open desert atmosphere within the city.

Early deed restrictions and architectural review-controlled construction and prevented nonconforming land uses. Insuring a constant use of the land throughout the area.

Colonia Solana Residential Historic District was listed on the National Register of Historic Places in 1989

Living In Southern Arizona Means 350 Days Of Sunshine And Pools – But Is A Pool For You?

Owning a home in Arizona creates images of homes with beautiful backyard pools. Sunny days spent splashing around in a cool, refreshing backyard pool. At least during the summer months.

For full-time residents, homes with backyard pools may even be an essential item. Snowbirds, on the other, are less inclined to want a pool.

Backyard pools are a luxury for some, and a necessity for others. There are two big choices if you want a home with a backyard pool. Buy a home with a backyard pool already installed. Or have the home pool designed and built after you find your “perfect” home.

Is there are “right” choice. Well, as with many home buying decisions, it all depends.

Here are some of the pros and cons to help you decide what is better for you.

Backyard Pools For Recreation

Backyard pools are a great way to get exercise for adults and children.

PROS:

The added benefit is the no impact exercising experience.

Kids and adults alike, enjoy playing and relaxing around a swimming pool. Summer time pool parties or a late-night swim is always enjoyable when you own your own pool.

CONS:

Swimming pools can be dangerous for children if they don’t know how to swim. Most conventional inground home pools are only 5 feet deep at most. Unless you have a pool with a diving board will be 8 to 10 feet deep.

Owning a swimming pool means you will need to have the proper safety features installed. Fencing around the pool with locks on the gates.

Without the fencing, childproof locks on the doors leading to the pool area should be installed. Pool barriers restrict children, neighbors, and pets from accidentally falling into the pool.

Arizona has a pool barrier law that every home buyer should be aware of. Ask your Realtor to review the Arizona’s Pool Barrier Laws with you.

Even in Southern Arizona, to use a swimming pool all year means it needs to be heated. Heated pools are great. But heating backyard pools can cost at $1000/month or more.

A good option is solar. Coils can be installed on the roof of the house to heat the pool water. The solar heated water is circulated to the pool through the pool pump. Solar can add 3 to 4 months a year of “comfortable” swimming.

The Costs Of A Backyard Pool

Backyard pools are a cost, not an investment. At least not a monetary investment with a big return.

PROS:

Having a swimming pool installed is affordable. Although it is hard to get a reasonably sized pool built for less than $25,000.

One benefit to spending that money, beyond the fun you will have in the pool, is in home resale. But don’t think you will get all your money back. A home with a pool will be more attractive to a buyer wanting a home with a backyard pool, than a home without a pool.

But buying a home that has a pool is cheaper than having one installed later.

CONS:

When selling your home, don’t expect to recover the costs of building a pool. If it costs $50,000 to have a pool installed, you cannot add $50,000 on to the asking price of your home. With or without a pool, pricing a home for resale must be consistent with the current real estate market in your area.

Backyard Pool Maintenance

A backyard swimming pool requires time, chemicals and pool care knowledge.

Ok, the pool boy didn’t go to Harvard to learn how to care for pools. But licensed pool maintenance companies have had some training. So they know a bit more about caring for a pool than most homeowners.

PROS:

Many swimming pool owners take the time to learn about pool maintenance. Pool supply companies will help you understand what you need to know.

So, keeping your pool pristine isn’t rocket science. But it will take some time. If you plan on buying a home with a pool, do a little research to determine if you want to do it.

If you don’t, you can hire someone for $80 to $125 per month.

CONS:

If you don’t take care of your pool, health and safety issues can arise. The proper chemicals keep the water PH levels accurate. Improper care may to algae and other bacteria forming in the pool

Green has never been never a good color in a swimming pool.

How To Decide

Backyard pools can be a great feature for many Tucson homeowners. With a little research, you can decide if the costs of a backyard pool make sense to you.

Do your homework on the front end. Ask your Realtor to show you the comparable homes with and without pools before you buy.

In the end, it will be up to you to determine if owning a swimming pool home is right for your family.

Rita Ranch and nearby Rita Road derive their names from movie actress Rita Hayworth. Howard Hughes bought land in the area in the 1950s. He named his ranch for his one-time love Rita Hayworth.
