Daily Tucson Newspaper – Arizona Daily Star

List Of Newspaper Publications And News Sources

Tucson Newspaper History

The first Tucson newspaper was the Arizonian. The Arizonian founded in in 1859 in Tubac AZ. After a few months, it moved the publication to Tucson. Unfortunately, being the first Tucson newspaper did not bring about success.

The paper halted publication in mid 1860. New owners restarted the publication in 1861 but failed again. Some five years later, new owners began publication of the Tucson newspaper Arizonian in 1867. It survived about 4 years and ceased publication for good in 1871.

Possibly the demise of the Arizonian can be explained by the more successful Tucson newspaper, the Tucson Citizen. The Citizen was launched in 1869 and was continuously published for 140 years.

The Citizen was the Tucson newspaper that documented on Wyatt Earp gunning down his brother’s killer at the Tucson train station. It told the story of the Dillinger Gang hanging out at the Hotel Congress. That story led to the capture of the Dillinger Gang in downtown Tucson.

The events of WWI and WWII were on the pages of the Citizen. The Tucson Citizen published the stories of Tucson and Southern Arizona until 2009.

The last print edition of this historic Tucson newspaper was delivered on May 16, 2009. The state’s oldest newspaper published its last obituary — its own.

Arizona Daily Star Is the Morning Newspaper

The good news to this sad story is that there is still one Tucson newspaper.

The Arizona Daily Star. In a world where local city newspapers are dying off, the morning Arizona Daily Star continues to bring Tucsonians the news every morning – and online.

For the history lovers, The Tombstone Epitaph is Arizona’s oldest continuously published newspaper.

Still being published in Tombstone. Although there have been changes, the Epitaph keeps the history of Tombstone and stories of the “old west” alive.

Tucson has become the hot spot in the US to visit in 2021. And it’s not because summer is coming.

A few weeks ago, Conde Nast Traveler put Tucson AZ on their “Hot List” of cities to visit in May 2021.

Tucson offers a unique array of gastronomic, architectural, and cultural appeal. And by the way, it also has 350 sunny days a year and a UNESCO City of Gastronomy designation!

What Puts Tucson On The List Of Awesome Cities?

From our perspective that is a difficult question to answer. Why?

First, we live here and are head over heels in love with Tucson and southern Arizona.

A big reason on why we love it is that there are so many things to do. No matter what your interests are.

Tucson History

The El Presidio Tucson. It was Tucson’s first neighborhood.

Founded in the mid 1800’s, it became prominent in Tucson history. It is next to the walled Spanish fort call Presidio San Agustin del Tucson.

This structure was the largest Presidio built by the Spaniards in North America.

The “El Presidio” refers to the fort that replaced the Tubac outpost for the Spanish in the New World.

El Presidio is in downtown Tucson. So, it will be easy to find a great place for dinner after your visit.

Awesome Dinning

Tucson offers lots of great restaurants. There isn’t a “restaurant row” in Tucson, so you will need to get directions to the ones you choose.

Tucson restaurants include small local eateries to unforgettable fine dining. We haven’t tried them all, but we have check off many on our list of places to dine.

Pima Air And Space Museum

This place is a dream come true for aviation enthusiasts. By itself, it would put Tucson on the list of awesome cities.

The EAA museum in Oshkosh Wisconsin is the mecca for experimental planes. And the annual fly-in is off the charts.

But the range of planes displayed at Pima Air & Space Museum is incredible.

In fact, it is the largest non-government funded aviation museums in the world.

There are over 300 aircraft and spacecraft to see. Many are significant to the evolution of aviation history.

Aircraft are on displayed outdoors as well as in hangers. Hangers are air conditioned to allow visitors to enjoy the museum even on those “warm” summer days.

The grounds are expansive and many visitors elect to take the small tram to see the outside displays. A great idea in the summer. You can walk, but be sure you take lots water with you.

Quickly Search ALL Homes For Sale In Tucson AZ

The December 2023 Tucson Housing Market Pulse shows year over year sales prices for Single Family Homes continued upward. The median sales price for a single-family home increased 2.7% and the average sales price gained 6.9% from December 2022.

Active Listings of Single-Family Homes are DOWN 13.4% from December 2022 with 2,111 single family homes on the market at the end of December.  At the current burn rate for closed transactions that translates to a 2.4-month supply.

Condos and Townhouses prices fell slightly. The year over year Median sales price Dropped 0.4% and Average sales price Fell 0.2%. There were 268 Active Listings of Condo/Townhouses on the market at the end of December. That’s a 1.9-month supply.

One more thing, the ratio of sales price to list price is slightly under 100%. Under, but not by much! Single Family are at 98.7% and Condo/Townhouse at 98.8% for December.

The Takeaway

Mortgage Rates

Mortgage rates pulled back as of mid-December with a 30-year fixed-rate mortgage at 7.25%.

Demand

Nothing new on this front! Demand is chasing low home inventories and pushing prices up.

The Sale to List Price ratio for December was 98.7% for Single Family Homes and 98.8% for Condos/Townhouses.

> Inventory Of Homes for Sale

New listings for Single Family Homes were basically flat at 734 and Condos/Townhouses Increased 3.1% from December 2022.

Pending Sales are up 3.4% percent at 663 for Single Family and down 18.0% for Townhouse/Condo.

Higher interest rates continue to be a drag on move up sellers. Many are sitting on a low-rate mortgages and don’t want to sell to buy higher priced home and carry a higher rate mortgage. This conundrum continues and is big factor keeping inventory low with no change is sight.

> Prices

Median and Average prices were up for both Single Family Homes and Condo/Townhouses. Over the last 12 months, the Average Price of a Single-Family Home is up 3.8% and Condo/Townhome is up 5.3%.

> The Bottom Line

Mortgage rates have increased so far in early January 2024. The “pundits” suggest rates will decline throughout 2024 ending around 6.0% by end of year. It appears that demand and low inventory continue to offset interest rates and pushing prices up.

No change in the near-term outlook! Prices continue to rise in spite of higher mortgage rates. However, closed sales have continued to decline since May 2023. Only 652 SFR and 85 Condo/Townhomes closed in December.

Given the situation, it should be no surprise that new home builders are smiling and steadily raising prices in response to demand.  Many new home builders have captive finance units and able to give rate incentives or closing cost offsets.

Big Horn Sheep in the Santa Catalina Mountains

An major effort to bring Bighorn sheep to the Catalina Mountains, started in 2013. Over 4 years, the Arizona Game and Fish Department relocated around 160 adult sheep.

Thanks to ongoing management efforts, the herd is stable and the number of sheep in the area is growing.

The success of the effort is great news in the conservation world. as the species had gone extinct in the area over 40 years ago.

The Catalina Mountains are alive with a diversity of wildlife. Bringing back the bighorn sheep is a great way to help restore health to this critical habitat.

Gardening Tips

  • Winter is the best time to grow many crops in Tucson. Root crops, lettuce varieties and leafy Brassica like cauliflower, kale and cabbage.
  • Tree planting is a great thing to do in the winter, whether native or non-native. But do NOT plant palms until the soil warms up.
  • Keep an eye on our lows and protect your plants if needed from frost.
  • Don’t plant any cacti or succulents this month–the soil is too cold for them. Water very sparingly as they are currently dormant.
  • Your citrus should be okay unless there is a prolonged freeze. Keep them well-watered with deep watering every 3-4 weeks assuming no rain.
  • This is not a great time to plant most small perennials; wait until things warm up a bit.

Water: Drip system should accommodate cooler to cold temps. Make sure your citrus trees are getting enough water if they’re bearing fruit.

Protect: To keep cacti from frost using Styrofoam cups. Also cover citrus trees (especially limes).

Harvest:  Citrus before freeze only if more than several days of freezing is predicted.

Pruning: Don’t prune anything until it warms up.

Biosphere 2 – Failed Experiment or Groundbreaking Research

tucson newsletter december 2023Biosphere 2 was an ambitious, world-renowned experiment located north of Tucson in Arizona. The enclosed glass structure covers around 40 acres. It is a large facility creating replicas of desert, tropical and oceanic ecosystems.

This unique setup generated great interest and research opportunities around the world.

The Biosphere 2 project began in 1984. An idea of billionaire philanthropist Ed Bass and systems ecologist John P. Allen.

Ownership of the facility changed several times since its completion in 1991. The University of Arizona took control of the facility in 2007. U of A continues research at Biosphere 2, studying the many aspects of global climate change.

Gardening Tips For The Winter Months

Water: Watering outside plants during this time should be kept to a minimum since this is their dormant period. Do not water cactus or succulents before frosts. Also watch for signs of fungus where things may become too wet.

Protect: December/January is a rainy period and are typically our coldest months so watch for freezing. Use Styrofoam cups on columnar cacti to prevent freezing. Cover citrus trees and plants on freezing nights. Lime trees and bougainvillea are especially vulnerable.

Harvest: Only harvest your citrus if several days of freezing are predicted. Cool weather is when you harvest citrus. Keep in mind the longer the fruit stays on the tree, you get the reward of sweeter fruit.

Rule of thumb – tangerines ripen first, then navel oranges, tangelos, lemons, and limes last. Wait until April to cut back frost damaged citrus, bougainvillea and lantana. it is also a great time to remove mistletoe from mesquite trees.

Plant: Salad greens.

Premier Tucson Homes Newsletter – Tucson Housing Market Pulse – September 2023

The September 2023 Tucson Housing Market Pulse shows Active Listings of Single-Family Homes decreased 23.8% from September 2022 to 1,950 homes on the market. This represents a 2.3 months’ supply. The bright spot in this is that September inventory was up 16.3% from August’s lever.

Year over year sales prices for Single Family Homes continue to move up…Again! The median sales price for a single-family home increased 2.3% and the average sales price gained 7.0% from September 2022.

The ratio of sales price to list price is slightly under 100%. Under, but not by much! Single Family homes came in at 98.7% and Condo/Townhouses sold at 99.2% of list in August 2023.

The Flores family have operated the downtown locations for 80-years. It is the oldest family-owned Mexican restaurant in the United States.

But here is a new boast.

When the fast-attack submarine USS Tucson went to sea, eats at El Charro were 400 feet below sea level. The back story is that after eating at El Charro Cafe, the commander of the USS Tucson named the galley on the submarine “El Charro Down Under.”

The September 2023 Tucson Housing Market Pulse shows year over year sales prices for Single Family Homes increased …Again! The median sales price for a single family home increased 2.3% and the average sales price gained 7.0% from September 2022.

Active Listings of Single Family Homes are DOWN 23.8% from September 2022 with 1,950 single family homes on the market at the end of September.  At the current burn rate for closed transactions that translates to a 2.3 months supply.

Condos and Townhouses prices moved up as well. The year over year Median sales price moved UP 2.6% and Average sales price UP 5.3%. With 202 Active Listings of Condo/Townhouses on the market. That’s a 1.4 months supply.

One more thing, the ratio of sales price to list price is slightly under 100%. Under, but not by much! Single Family are at 98.7% and Condo/Townhouse at 99.2% for September.

Mortgage Rates

Higher mortgage rates, along with elevated sales prices and a lack of housing inventory, continued to impact market.

The average 30-year fixed-rate mortgage moved to 7.5% at the end of September. Rates hit a two-decade high in September, according to Freddie Mac.

Demand

What can you say? Demand is chasing low home inventories and that means purchase to list prices are not declining

The Sale to List Price ratio for September was 98.7% for Single Family Homes and 99.2% for Condos/Townhouses.

> Inventory Of Homes For Sale

New listings for Single Family Homes are DOWN 13.1% from September of 2022 and essentially unchanged since March 2023. Condos/Townhouses have similar results…..but worst. Down 24.4% from September 2022.

Pending Sales are up 3.6% percent for Single Family and down 12.1% for Townhouse/Condo.

> Prices

Median and Average prices were up for both Single Family Homes and Condo/Townhouses. Over the last 12 months, the Average Price of a Single Family Home is up 4.9% and Condo/Townhome is up 7.0%.

> The Bottom Line

Mortgage rates moved up, demand is steady and resale inventory low. It appears that demand and low inventory are offsetting higher interest rates. at least for now. Population forecasts estimate 1,100 people will move to Pima County every month for the next decade.

Hmmmm?? That suggests prices “could” continue to rise in spite of higher mortgage rates. But as economists would say, on the other hand higher mortgage rates may dampen buyers interests….at some time in the future.

Given the situation, it should be no surprise new home builders are going strong and raising prices in response to demand.  Many new home builders have captive finance units and able to give rate incentives or closing cost offsets.

The August 2023 Tucson Housing Market Pulse shows Active Listings of Single Family Homes  decreased 28.4% from August 2022 to 1,676 homes on the market. This represents a 1.9 month supply.

Year over year sales prices for Single Family Homes continue to move up…Again! The median sales price for a single family home increased 2.9% and the average sales price gained 3.7% from August 2022.

The August 2023 Tucson Housing Market Pulse shows year over year sales prices for Single Family Homes continue to move up…Again! The median sales price for a single family home increased 2.9% and the average sales price gained 3.7% from August 2022.

Mortgage Rates

Higher mortgage rates, along with elevated sales prices and a lack of housing inventory, continued to impact market activity during the summer home buying season.

The average 30-year fixed-rate mortgage has remained above 6.5% since May. Rates hit a two-decade high in August, according to Freddie Mac.

In the Arizona market, on Thursday, September 14, 2023, the 30-year fixed mortgage APR is a smidge over 7.0%

Demand

No change here!

The Sale to List Price ratio for August was 99.0% for both Single Family Homes and Condos/Townhouses.

> Inventory Of Homes For Sale

New listings for Single Family Homes are DOWN 28.4% from August of 2022 and essentially unchanged from July 2023. Condos/Townhouses have similar results…..but worst. Down 38.9% from August 2022.

New Listings decreased 23.5 percent for Single Family and 30.1 percent for Townhouse/Condo. Pending Sales decreased 1.7 percent for Single Family and 17.2 percent for Townhouse/Condo.

Median and Average prices were up for both Single Family Homes and Condo/Townhouses. Over the last 12 months, the Average Price of a Single Family Home is up 5.0% and Condo/Townhome is up 7.7%.

> The Bottom Line

Planning a kitchen remodeling? Keep these tips in mind.

Kitchen remodelingKitchens should do more than serve as a space for cooking. And they do. As every party giver knows, everyone migrates to the kitchen.

But, kitchens are also a multi functional space. They are a place for washing, cleaning, and storing dishes, utensils, and cookware.

Getting the most out of the kitchen space requires a well thought out design. A design that makes the user the king or queen of the space.

And one more thing. The user’s age is important. Seniors more than younger homeowners need light and functional space.

So if you are considering a kitchen remodeling include these 10 tips in your design.

10 tips to make a kitchen more convenient for seniors and anyone else. Not only today, but in the future.

Kitchen Remodeling To Improve General Lighting

Out of every three people aged 65 and up, one will have a problem with their sense of sight. But why wait for it to occur before you add lighting?

Start with the general lighting — otherwise known as down lighting.

Check the lights your kitchen currently has. If you still have old, incandescent light bulbs, replace them. Even old variants of fluorescent light bulbs need replacement.

Choose new LED lights because they emit light that’s easier on the eyes. A high utility kitchen shouldn’t have one source of light whether you are a senior or not.

Yes, a main lighting fixture is OK, but add other lighting to improve illumination. Can lighting will make any dark area of the kitchen bright.

And have the area can lights on separate switches. That way, the you won’t be completely in the dark if one of the lights don’t work.

Also, put the light switches in a familiar and easy-to-reach places.

No one, senior or not, likes to extend their arms to turn lights on and off. Check if the switches are hard to use or not. Replace the standard light switches with rocker light switches.

Task Lighting

This type of lighting will help anyone, including seniors, find items faster. Task lighting focuses on the specific areas where people need it. Whether it’s daytime or night.

Under cabinet lighting will brighten the counter space. And make that receipt book easier to read.

But consider lighting the inside of draws and cabinets. Searching the pantry to find that special spice can be a pain. Adding task lights will make it much easier.

Today’s small battery operated LED lights are perfect for this.

And if you have an island in the kitchen, consider pendant lights. Not only will they add light, they will be focal point of the kitchen.

Check if your task lighting fixtures have a diffuser or lens. Without them light won’t be even around the room.

Illuminate the Ceiling

If your kitchen cabinets do not reach to the ceiling consider up-lighting. It serves both aesthetic and functional purposes. It achieves the former because of how it makes people look up the ceiling as well.

As for the latter, up-lighting helps spread the light throughout the room. Small LED lights or “light strips” are perfect for this.

The brighter the ceiling, the more light reflects around an area. Don’t rely on natural sunlight to keep your kitchen bright for seniors.

Better Storage Placement

Instead of buying expensive adjustable cabinets, why not just place the items in more accessible areas? You don’t even have to spend any money. Place cookware such as pots and pans in easy-to-reach cabinets.

Don’t place the items that seniors would usually use on the cabinets located at the top.

Placing the most frequently used items in lower areas will help the elderly find what they need without having to exert a lot of effort. This is also essential if the seniors are in wheelchairs. However, don’t put them so low that seniors would have to bend their knees and backs.

The ideal height for the storage placement is between the level of the waist and the shoulder areas. If you do have some money, you can buy inserts for the cabinets and drawers. Keeping the items organized inside will help seniors know exactly where they can find things.

You can even have pull-out drawers and pull-down shelves. The former allows seniors to see the items better thanks to general lighting and even natural daylight. On the other hand, the latter feature will help them grab items located in upper areas — they won’t have to use a stool anymore.

Have a Relatively Short Kitchen Island

Kitchin Remodeling IslandThe kitchen island is the main attraction of the room, but it doesn’t have to be tall and grand. In fact, a smaller kitchen island is better for seniors. Look for one that is around 30 inches height.

This will help seniors who are in wheelchairs or who are suffering back problems use the area with relative ease.

Still, the height matters on the height of the senior citizens. If they are quite tall and have no need for wheelchairs, you can opt for the standard 36-inch-high kitchen island.

But we don’t recommend the 42-inch variants since seniors will eventually get shorter in height as their bones weaken.

Use Built-In Appliances

The benefit of using built-in appliances is that they use space in a smart manner. Thus, the elderly won’t have to deal with a cluttered counter top — the microwaves all have their own fixed locations.

Plus, you won’t put seniors in harm’s way when the electrical appliances get too close to wet areas.

In case you eventually buy more kitchen appliances, place them far from the sink. Ideally, the seniors will follow the initial placement and not place them in spots prone to getting wet.

Also, get appliances with large buttons and labels that are big enough for seniors to read.

Avoid Slippery Floors

You should apply the kitchen floor with an anti-skid floor texture additive. The risk of a senior slipping on the floor is not impossible, especially when it’s in a room with wet food, drinks, and a sink area.

Look for floor areas that often get wet and place anti-fatigue on them.

One floor material to consider is engineered vinyl planks, which look like hardwood but are completely waterproof. Also, avoid placing anything on the floor.

If the surface is not free of clutter, a senior may trip over some items and get seriously hurt.

There are many aspects that can make a kitchen safer to use for seniors. Apart from lighting, you have to take note of anti-glare counter tops, contrasting colors, and convenient storage options.

Don’t rush into remodeling the kitchen. Take your time and consider the needs and constraints of the seniors.

An Ergonomic Sink

Even if elders don’t go to the kitchen to cook, they might use it to wash the dishes or their hands. It’s important to pick a faucet design that isn’t hard to use. Ensure that it’s placement makes it easy to reach.

Pick one that releases water with a single turn or push — the simpler, the better.

Second, think about the sprayer attachments. The seniors may need it to wash and prepare their vegetables and fruits for their meals. Even if they don’t, a sprayer attachment makes washing the dishes faster and easier. Get one that’s relatively light and easy to both place and remove.

For people who use cold and hot water, ensure that the latter isn’t too hot. Remember that the elderly are likelier to experience scalds or scald burns at home.

In particular, they may experience them in the bathroom and the kitchen remodeling. Thus, it’s essential to set the hot water temperature to lukewarm levels.

Moreover, the structure of the sink and the area around it needs adjustments. If there are seniors who are in wheelchairs, consider getting a sink with a height-adjusting feature.

But if this is too costly or time-consuming to accomplish, you can just get rid of the space under the sink instead.

Improve Contrast

Better lighting isn’t the only way to help seniors navigate the kitchen well. A kitchen remodeling project needs color. Surfaces and furniture can create significant contrasts.

For example, you can have white or any light-colored drawers and cabinets if you have a dark kitchen floor.

This kind of visual contrast helps seniors know how near or far they are from the furniture. If you’re unsure which colors to use for your kitchen, consider pastel or muted tones.

Calmer shades of blue, green, and grey are more pleasing to the eyes while wooden cabinets evoke a classic aesthetic.

Moreover, you can install lighting at the base of the kitchen furniture. This further differentiates the surface from the cabinets through visual cues.

Minimize Glare

Having adequate lighting is essential to a successful kitchen remodeling project. But you should also watch out for glare.

If the light reflects too much, glaring occurs and the elderly would find it difficult to see properly. You must find a balance between having a well-lit kitchen and one that doesn’t suffer from constant glares.

One way to counter glare is to look for matte surfaces. Stone counter tops usually reflect light, but you can find variants designed to minimize glare.

Another option is to replace your counter top with one made of concrete — this type won’t cause any glares whatsoever.
