The Tucson Housing Market December 2021 Results shows both the Average and Median Sales Prices for a single family home increased year over year, by 22.9% and 25.9% respectively. For the 2021 year, the Single Family Home Average Sales Price increased 24.2% and the Median Sales Price increased 23.1%.

Active Listings continue at historic lows with only 1,231 single family homes on the market at the end of December. That rate of sales that translates into a 1.0 month supply.

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The Average sales price jumped up 27.4% and Median 22.3%.

Keep in mind when buying new construction, landscaping, decorating and window treatments are not included in the price. Want a pool, plan on $45,000 to $70,000 for a standard no frills pool.

The Tucson Realty review suggests challenges and continued improvement. Tucson home sales, selling prices and brand new home starts continue to recover. Slowly but surely.

However, some uncertainty appears to have crept into the Tucson realty marketplace. Clearly, the recent federal shutdown has not helped any housing markets. Mortgage applications were postponed when lenders were unable to verify Social Security data. Lenders were also unable to review tax documents through the government portals.

This event has caused damage in consumer confidence. A setback in confidence will most likely hurt Tucson Arizona housing demand.

The real estate market has encountered multiple challenges during the forth quarter. Many of the issues have become “tag” lines for reporters and the media. The economic impact due to the Federal government shutdown, debt ceiling issues and tapering fed support are unclear.

What ever the outcome, the stale mate in Washington D.C. is exceedingly disruptive.

The ultimate impact on the housing market and financial arena won’t be known for some months. It is likely the sluggish but steady gains during the first 3 quarters may be stopped cold.

Now What?

The Tucson realty outlook sees a lot fewer troubled homes being listed in the Tucson MLS. There are some faint suggestions lenders are becoming more aggressive. Those factors alone help long-term prospects. Hopefully, it will also help Tucson Real Estate buyer became more optimistic.

Since September 2012, active listings have increased over 20%. Home prices have also increased. In December 2011, the average selling price per square foot was $82. That increased to $98 one year later. The average selling price as of October 2013 has increased $6.

During 2013 the percentage of cash buyers ( usually investors ) has decreased. Tucson Association of Realtors MLS data shows Cash buyers in January 2013 stood at 37% of home sales. This has decreased to under 30% in October. As one would expect, conventional loans have increased during this same period.

Hopefully, the underlying patterns continue to suggest a slow but continued improvement in the Tucson real estate market.

Thousands of U-Haul customers have spoken. Actually, they moved.

The data included over two million one-way U-Haul truck customer transactions in 2020 and 2021. Data showed people are moving to Texas, Florida, Tennessee, South Carolina and Arizona were the most sought-after states.

So there are a lot of people are moving to Arizona.

 

But from where?

U-Haul, a Phoenix-based company, has answered that burning question.

California remained the top state for out-migration, but its net loss of U-Haul trucks wasn’t as severe as in 2020. BUT this could due to the fact that U-Haul ran out of vehicles in 2021. They simpley could not meet customer demand for outbound equipment in California.

The top ten Arizona-bound, 2021 one-way U-Haul trucks originated …..that means people are moving from (in order):

  1. California
  2. Illinois
  3. New Jersey
  4. Massachusetts
  5. Maryland
  6. Oregon
  7. Louisiana
  8. Connecticut
  9. New York
  10. Pennsylvania

These U-Haul migration trends do not correlate to population or economic growth. But it is an effective gauge of states that are attracting and maintaining residents.

U-Haul’s extensive 50 state network makes them the authority on migration trends.

U-Haul has over 22,000 truck and trailer-sharing locations in the United States. This provides them a comprehensive look at where people are moving. There is no other organization able to do this.

What Makes Arizona A Top State People Are Moving Too?

Some of the top reasons Arizona is a go to destination include:

  • Beautiful weather nine months out of the year (Ok, Summers are hot, but you don’t have to shovel sunshine!)
  • Resort-style living
  • Prestigious restaurants and shopping
  • Specialty education options
  • Reasonable cost of living combined with the ability to work from home

Data from an article in the Washington Post may provide answers to that question. The study ranked every county in the United States from best to worst.

The rankings used an index of six criteria correlated to scenery and climate. Researchers applied this “natural amenities index” against each county in the adjacent 48 states.

That means a total of 3,111 were in the study.

Sorry, data for Hawaii and Alaska was not included in the research.

No Surprise Here

Well, guess what? The top 10 counties, out of the 3,111 counties studied are in California. Ventura County CA ranked number 1. By the way, most of those counties are on – or just west of – the San Andreas fault line. Just saying it might be something to ponder??

The top 200 counties ranked as the best places to live in the US are on the west coast states and Southwest region of the US. Exceptions Are In Southern Florida and Wyoming

There isn’t a single county in the Midwest, northeast, east coast or southeast ranked in the top 200. Perhaps further validation of why people retire to the southwest region of the US.

How do the counties in Arizona rank? Please note, we live in Tucson AZ and believe it is a wonderful area of Arizona. There are 15 counties in Arizona. Of those, 12 ranked in the top 200 counties identified as the best places to live in the US.

Where is your top place to live in the US? The pattern of the results from the study are an indicator of what people view as a best place to live in US. There is likely no surprise that many Baby Boomers are moving from across the US to Arizona.

Most have lived and worked in the areas of the United States not in the top 200. After years of work, they look forward to more leisure time in one of the best places to live in the US. They want a place to enjoy a new lifestyle and purse their interests.

Two criteria not included in the study were cost of living and winter climate. These two criteria will influence any decision on the best place to live in America. And don’t forget about taxes. Arizona is considered one of the top ten low tax states in the US.

Gardening Tips For The Winter Months

Water: Watering outside plants during this time should be kept to a minimum since this is their dormant period. Do not water cactus or succulents before frosts. Also watch for signs of fungus where things may become too wet.

Protect: December/January is a rainy period and are typically our coldest months so watch for freezing. Use styrofoam cups on columnar cacti to prevent freezing. Cover citrus trees and plants on freezing nights. Lime trees and bougainvillea are especially vulnerable.

Harvest: Only harvest your citrus if several days of freezing are predicted. Cool weather is when you harvest citrus. Keep in mind the longer the fruit stays on the tree, you get the reward of sweeter fruit.

Rule of thumb, tangerines ripen first, then navel oranges, tangelos, lemons, and limes last. Wait until April to cut back frost damaged citrus, bougainvillea and lantana. Great time to remove mistletoe from mesquite trees.

The Tucson Housing Market November 2021 Results shows both the Average and Median Sales Prices for a single family home increased year over year, by 20.5% and 21.0% respectively.

Active Listings continue at historic lows with only 1,781 single family homes on the market at the end of November. At the November rate of sales that translates into a 1.2 month supply.

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The Average sales price jumped up 17.2% and Median 17.2%. NO it isn’t a typo, they were both 17.2% year over year.

Tucson housing market 2020 report Our Tucson Housing Market October 2021 Report shows the Average and Median Sales Prices for single family homes continue to increase year over year. October’s Average Price and Median Price for single family homes increased by 19.2% and 22.3%, respectively.

Active Listings INCREASED 36.2% from the prior month but fell 3.5% from the prior year. Although improving, home inventory continues at historic lows with 1,963 single family homes on the market at the end of October. That translates to a 18 DAY supply.

As we have been saying…….If you see it, even think you like it, buy it …. FAST!

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The Average sales price moved up 12.6% and Median 17.2%.

Tucson housing market 2020 report Our Tucson Housing Market September 2021 Report shows the Average and Median Sales Prices for single family homes continuing to increase year over year by 20.7% and 24.6%, respectively.

Active Listings DECREASED SLIGHTLY from the prior month and continue at historic lows with 1,441 single family homes on the market at the end of August. That translates to a 14 DAY supply.

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The Average sales price moved up 11.1% and Median 25.0%.
