The Drivers – NO Changes Here! Strong Demand, Low Mortgage Rates And Continued Low Inventory

Demand is strong and inventory continues at striking historical lows. Supply and demand are driving prices up with cash buyers standing in line to buy a Tucson home.

Arizona is one of the top states people are moving to. Buyers are coming in from California, Oregon, Washington and places that June surprise you. Here is a article on where they are coming from.

Sellers are in command as buyers look for their “perfect” home in a market with low — REALLY LOW — inventory.

And the low number of “active listings” in the resale market was moving people to new construction. But new construction home builders are limiting the number of sales per month. It may be hard to comprehend, but some have stopped selling.

Why? Exposure to the increasing cost of supplies and the inability to hire workers.

New homes are still an option, but expect to wait longer for it to be completed. Also, that new construction home will likely cost more than a resale.

Keep in mind when buying new construction, landscaping, decorating and window treatments are not included in the price. Want a pool, plan on $45,000 to $70,000 for a standard “no frills” pool.

And although prices continue to rise, Tucson is still a good value compared to many areas in the U.S.

If a “fixer upper” has even a small appeal, check out a 203K FHA loan. Its a good option to have in your pocket when buying a home in Tucson, AZ.

August 2021 Mortgage Update

Mortgage rates are under 3.0% for a 30-year conventional loan. Jumbo loans in the low 3 percents. OMG, who would have thought that. And down payment requirements have been relaxed …….a bit.

The low rates relative to recent year over year appreciation in Tucson home values makes Tucson an easy choice.

And Tucson remains one of the lower cost of living cities in Arizona and the U.S.

The greater Tucson area continues is a top pick for cities to live in across the United States.

Tucson Water

Tucson Water Resources

Information On Supply and Quality

Tucson WaterTucson Water is a frequent topic for people thinking of moving to Tucson. Supply and quality of Tucson water are the specific questions.

The BIG question first!

Does Tucson have enough water?

In a word…… YES!

Tucson’s water supply is more than adequate for today and the foreseeable future. There is no water shortage in Tucson.

Tucson Water comes from wells across the Tucson area. Tucson is located on top of an aquifer. The size of the aquifer is gigantic. Research suggests it will provide Tucson water for many years.

Tucson water is also supplied from the Colorado River. Water is moved from the Colorado River to the aquifer via the Central Arizona Project (CAP). This is a canal that runs through the middle of Arizona. It supplies a number of cities with water from the river.

Although Tucson possess plenty of water it is understood water conservation is important. Water preservation policies have been put in place.

“Recharge Basins” are an example. Basins in many places throughout Tucson. Basins are depressions in the ground designed to collect water. Rain being the greatest source collected. The basins allow the collected water  to seep back down to the aquifer.

Recycling at its finest!

Reclaimed water projects have been put in place. These projects provide reclaimed water to large volume users. For example, golf courses.

Making a complex issue simple. There is a huge amount of Tucson water available. There are no water restrictions! However, planning for the long range future is an ongoing process.

Tucson water quality varies greatly based on the specific area in Tucson. The overall quality of Tucson water is good. With that said, water purification or water softeners become a personal preference.

The City of Tucson Website provides additional information on the Tucson Water supply.

Monsoon Season Is Here – But Is A Monsoon?

Since 2008, the National Weather Service says the monsoon season is from June 15 to September.

Tucsonans ignore that declaration. For us, the monsoon begins when you feel and see it.

Clouds pile up over the mountains all day, then roll off in late afternoon to darken the sky above your house.

The monsoon begins when lightning pulses and crackles. Then a sudden downdraft that scatters dust in all directions.

After that, the rain begins. Rain can be heavy or light depending on where you are. The clouds and rain cools things down for an evening of watching white veins of lightning on the horizon.

Where to you ask? Arizona, Idaho and Texas.

And the next question…WHY?

Jobs and a better lifestyle are the quick answers. But underlying concerns, not stated, include widespread protests and riots last year.

Crime rates in some cities have climbed amid the “de-fund the police” movement. Large cities loosing people had increased shootings and homicides in 2020.

That trend has continued so far during 2021.

Also, people moved to states where homes were larger and relatively less-pricey.

Guest ArticleBest Season To Buy A Home In Tucson AZ

We have been Realtors in Tucson, AZ since 2002. During that time we have heard a lot of questions about the “best time to buy a home”. Our answer to that question has changed over time.

Why, the world has changed and so has the Tucson real estate market.

Also, in the early years, summers were slow in real estate. That meant a buyer might get a “better deal”. But right now that isn’t the case. High demand, low interest rates and the lowest number of active listings in our experience has changed that.

Here is a guest article presenting an “outsiders” view of the best season to buy a home in Tucson……….. READ ON.

Water: Adjust the drip cycle with the monsoons.

Observe: Watch for wilting leaves that don’t recover overnight; adjust watering to eliminate stress. Remember to water plants in the morning. This time of year even the native plants need supplemental water if it’s not raining.

Protect: We’re into our hottest season. Cover citrus trunks to prevent sunburn damage. Drape sensitive plants with shade cloth to protect from sun damage.

Fertilize: Shrubs and citrus trees before the end of August.

The Drivers – NO Changes Here! Strong Demand, Low Mortgage Rates And Low Inventory

Demand is strong and inventory continues at striking historical lows. Supply and demand are driving prices up with cash buyers standing in line to buy a Tucson home.

Arizona is one of the top states people are moving to. Buyers are coming in from California, Oregon, Washington and places that may surprise you. Here is a article on where they are coming from.

Sellers are in command as buyers look for their “perfect” home in a market with low — REALLY LOW — inventory.

New construction home sales remain high. And the low number of “active listings” in the resale market is moving people to that choice. New homes are being built across Tucson. But in most cases, that new construction home will likely cost more than a resale.

Keep in mind when buying new construction, landscaping, decorating and window treatments are not included in the price. Want a pool, plan on $45,000 to $70,000 for a standard “no frills” pool.

And while prices continue to rise, Tucson is still a good value compared to many areas in the U.S

If a “fixer upper” has even a small appeal, check out a 203K FHA loan. Its a good option to have in your pocket when buying a home in Tucson, AZ.

May 2021 Mortgage Update

Mortgage rates are under 3.0% for a 30-year conventional loan. Jumbo loans in the low 3 percents. OMG, who would have thought that. And down payment requirements have been relaxed …….a bit.

The low rates relative to recent year over year appreciation in Tucson home values makes Tucson an easy choice.

And Tucson remains one of the lower cost of living cities in Arizona and the U.S.

The greater Tucson area continues is a top pick for cities to live in across the United States.

Considering A Home Tucson?

Are you thinking of buying a home in the greater Tucson area? Finding the right home can be a challenging process. But we can make the process much less stressful for you.

We have been Tucson Realtors since 2002. We know Tucson and the Tucson Real Estate market. As a top Realtor team, we invest the time to understand your home buying interests and desires.

At our first meeting, we will review the current real estate market with you. Show you the market data and then walk you through the Arizona home buying process.

Why? We want you to know what to expect. And what to plan for.

Interested in new construction? We’ll brief you on buying a new construction home. And what’s unique about the process.

For us, you are not another real estate transaction. You are a client and, future friend. We strive to create a relationship that continues long after you move into your home.

Review our profiles. Check out our backgrounds, education, and certifications.

We are here to help you “know what you need to know” to buy a home in Tucson, AZ. We provide you information on Tucson events, places to shop and restaurants. Our resources include contractors, electricians, and home services.

We will also help you get deals on tile and paint to make the home you buy yours. Our professional service backgrounds mean we put you first!

When submitting an offer

Given current inventory levels, low ball offers aren’t getting traction. So, if you “really” want the home, make a “reasonable” offer. Remember the Percentage Of Sales Price To List shown above…….102.0 % for Single Family Homes.

You have to ask yourself, “Will I feel bad if I don’t get this house?” If the answer is no, then put in an offer you would feel is a steal and see what happens. But your chances of a “great deal” aren’t good.

If the answer is yes, put in an offer you and your Realtor think is will get an accepted offer.

We will work with you to understand your objectives and analyze the market to determine – as best we can – a price range for the home you want to buy or sell.

Longer term Tucson housing market trends can be found for Tucson Real Estate Trends 2006 to 2012 annual along with summaries of 2013 and 2014 annual data.

Reverse 1031 Exchange

Reverse 1031 Exchange – The Opposite Of The Delayed 1031

Understand The Details Before Pulling The Trigger

reverse 1031 exchangeA  “delayed” 1031 exchange allows a person to sell a property before buying a new property. Its should be no surprise that the Reverse 1031 Exchange allows a person to do the opposite.

A Reverse 1031 Exchange allows a person to buy a new investment property before selling an existing one.

Why would someone want to do this?

Simple. A great deal presents itself and there isn’t time to sell an existing property to get it. Or, a someone is looking to buy an investment property in a hot real estate market. For instance….Tucson.

The Reverse 1031 Exchange is a way to get this done.

But —- Danger –  Will Robins – Danger!

Before diving into a Reverse 1031 Exchange consider this……

A reverse exchange is more complicated than a standard 1031 exchange. A lot more.

So get an expert involved…….early. Yes, that means paying some professional fees! But if the rules aren’t followed, it can cost you money.

Revenue Procedure 2000-37

Reverse Exchanges took place for decades before formal Revenue Procedure guidance was published. But the Revenue Procedure created very favorable “safe harbor” benefits for investors doing them.

The “safe harbor” requires a Qualified Exchange Accommodation Arrangement (QEAA). With that in place, the IRS will not challenge the qualification of property in the transaction. Whether it is a “replacement” or “relinquished” property.

The requirements of the QEAA are:

1. The property is transferred to an exchange accommodation titleholder (EAT). The EAT in the form of a LLC. The purpose of the transfer is so that the taxpayer is not the holder of the property.
2. At the time of transfer to the EAT, it is the taxpayer’s intent that the property held by the EAT represents either the replacement and/or relinquished property.
3. No later than five business days after the transfer of the property to the EAT, there must be a written Qualified Exchange Accommodation Agreement.
4. No later than 45 days after the transfer of the replacement exchange property to the EAT, identification of the relinquished property or properties is required. The identification must be consistent with the existing delayed rules.
5. The combined time period that the relinquished and replacement properties are held in the Qualified Exchange Accommodation Agreement is not to exceed 180 days.

Now keep this in mind, the Exchangor cannot receive property they already owned as replacement for property to be relinquished.

Two Key Considerations

> Funding

First, the Exchangor needs to have the finances to buy the replacement property.

This is due to not yet relinquishing a property to have the cash available.

The Exchangor must draw upon other financial resources for the acquisition. Any loan from a commercial lender requires them to lend the money to the EAT.

> Parking

Parking refers to the EAT taking and holding title to the property during the exchange. (“Warehouse”, “station”, “place” would also be apt descriptions, but the IRS uses “park” as its metaphor.)

Parking allows the Exchangor to meet the requirements of Revenue Procedure 2000 – 37. It prohibits ownership of the relinquished and replacement property at the same time.

There are two parking approaches for completing a Reverse Exchange.

1 – Park the replacement property or

2 – Park the relinquished property.

Deciding which property to park will be based on;

  • The funding source to pay for the acquisition.
  • Liens on the relinquished property, and
  • The equity in the relinquished property.

However, no matter what the circumstances are, if the replacement property needs improvements, it gets parked.

Further, the ownership of the replacement property must take place after completion of the improvements.

Costs & Risks of a Reverse 1031 Exchange

The costs of doing a Reverse 1031 Exchange are higher then a traditional exchange because it’s impossible to do it yourself.

You will need to have a Qualified Intermediary involved in the transaction.  And the QI fees are higher because the Reverse 1031 Exchange process is more complex.

The Qualified Intermediary acts as a liaison between buyers, sellers and the IRS. They oversee the process to ensure every thing is correct.

Along with extra costs, there are additional risks associated with a reverse 1031 exchange.

For example, what happens if  –

  • You can’t sell your property within the set time frame.
  • Your loan doesn’t get approved for the new property.
  • You don’t have enough cash on hand to buy a replacement property.
  • You don’t have enough time to make the necessary improvements on the property you wish to sell.

There are lots of considerations related to deciding which property to park. Unfortunately, there aren’t any simple answers.

If you have done a Reverse 1031 Exchange you probably know many of them already. If you haven’t, then find an expert to guide you through the process.

Tucson On List Of 5 Awesome Cities to Visit

Tucson Makes List Of 5 Awesome Cities to Visit

Esquire Makes Tucson A Top City To Visit In The U.S.

tucson awesone cityEsquire has put Tucson on its list of “awesome cities” to visit in the United States. OMG….Tucson isn’t a secret anymore. Those of us that make their home know  its a great place to live.

And now lots more will discover our secret.

Tucson has become the hot spot in the US to visit in 2021. And its not because summer is coming.

A few weeks ago, Conde Nast Traveler put Tucson AZ on their “Hot List” of cities to visit in May, 2021.

Tucson offers a unique array of gastronomic, architectural, and cultural appeal. And by the way, it also has 350 sunny days a year and a UNESCO City of Gastronomy designation!

What Puts Tucson On The List Of Awesome Cities?

From our perspective that is a difficult questions to answer. Why?

First, we live here and are head over heals in love with Tucson and southern Arizona.

A big reason on why we love it is that there are so many things to do. No matter what your interests are.

Here are 3 of our top reasons to put Tucson on your list of one of the awesome cities to visit in the US.

Tucson History

The El Presidio Tucson. It was Tucson’s first neighborhood.

Founded in the mid 1800’s, it became prominent in Tucson history. It is next to the walled Spanish fort call Presidio San Agustin del Tucson.

This structure was the largest Presidio built by the Spaniards in North America.

The “El Presidio” refers to the fort that replaced the Tubac outpost for the Spainish in the New World.

El Presidio is in downtown Tucson. So it will be easy to find a great place for dinner after your visit.

Awesome Dinning

Tucson offers lots of great restaurants. There isn’t a “restaurant row” in Tucson, so you will need to get directions to the ones you choose.

Tucson restaurants include small local eateries to unforgettable fine dining. We haven’t tried them all, but we have check off many on our list of places to dine.

For those interested in “fine dining” in Tucson, we especially like the La Rendez-vous.

Check out our reviews on some of the Top Tucson restaurants.

Pima Air And Space Museum

This place is a dream come true for aviation enthusiasts. By itself, it would put Tucson on the list of awesome cities.

The EAA museum in Oshkosh Wisconsin is the mecca for experimental planes. And the annual fly-in is off the charts.

But the range of planes displayed at Pima Air & Space Museum is incredible.

In fact, it is the largest non-government funded aviation museums in the world.

There are over 300 aircraft and spacecraft to see. Many are significant to the evolution of aviation history.

Aircraft are on displayed outdoors as well as in hangers. Hangers are air conditioned to allow visitors to enjoy the museum even on those “warm” summer days.

The grounds are expansive and many visitors elect to take the small tram to see the outside displays. A great idea in the summer. You can walk, but be sure you take lots water with you.

Tucson Homes Newsletter May 2021Will A Home Warranty Plan Save You Money??

Lets understand a key point. A home warranty is not the same as home insurance. Home insurance covers major damages to your home caused by flooding, hail, crime, or fires. A home warranty plan is a service contract.

They impact the physical structure of your home as well as your personal possessions.

A home warranty covers the repair or replacement of systems and appliances in your home. These can including washer/dryers, refrigerators, plumbing, HVAC, and electrical systems, among others.

Home insurance does not cover these things unless damaged due to a fire or flooding. But there are exceptions to this rule of thumb.

A home warranty plan will repair or replace them depending on the service contract you buy. But will a home warranty plan save you money? As always, it depends…..READ ON.
