Did you live through the “Cold War”? If not, your parents or grand parents may have mentioned it to you. It was a significant event that influenced people during the period from 1947 to 1991.

Ok, ancient history for many today.

But the Cold War was a major part of the last half of the 20th century. A time of high tensions between the worlds two superpowers – the Unites States and Russia – ran high.

One significant product of the Cold War was the Titan II Missile System. A weapon built to ensure Russia would not attack the United States.

There were 54 Titan II Missiles sites in the United States.

Eighteen of those sites were in the greater Tucson area. Of all 54 sites, only one remains. The Titan II Missile Museum near Green Valley.

June 2023 Tucson Housing Market Pulse

Blog post The June 2023 Tucson Housing Market Pulse shows year over year sales prices for Single Family Homes continue to move up. The median sales price for a single family home increased 3.5% and the average sales price gained 3.2% from June 2022.

Active Listings of Single Family Homes are down 13.4% from June 2022 with 1,593 single family homes on the market at the end of June. At the current burn rate for closed transactions that translates in to 1.8 months supply.

Condos and Townhouses prices moved up as well. The year over year Median sales price moved up 2.0% and Average sales price 3.9%.

With 157 Active Listings of Condo/Townhouses on the market there is only a 1.0 months supply.

June 15th is the start of monsoon weather and it runs until late September. Monsoons bring mid afternoon rains that can be quite heavy along with strong winds.

Now these rains are NOT what you might have seen in the movies about southeast Asia. Heavy all day rains.

Our monsoons can bring heavy rain, but will last less than an hour. Also, they are very localized.

Historical Sites And Landmarks In Tucson

Historic Tucson St Augistine CatherdralTucson is one of the oldest continually inhabited areas in North America. Archeological sites prove American Indians lived in the Santa Cruz River Valley near Tucson for at least 12,000 years.

Hohokam Indians lived here 4,000 years before Spanish missionaries arrived in 1600s.

Both the Presidio San Agustín del Tucson and the Mission San Xavier del Bac resulted from the Spanish occupancy. They remain two of the most iconic and historic structures in the region.

The adobe-walled Presidio became known as “The Old Pueblo”. That term remains one of Tucson’s nicknames to this day.

In 1854, southern Arizona and Tucson became part of the United States for $10 million when Gadsden Purchase bought the area from Mexico.

“A” Mountain – Part Of Tucson’s Histoy

To protect the Presidio from Apache raiders, a sentinel stood on the top of the mountain. Thus the name Sentinal Mountain.

Coming from its use as a look out point by the Spanish in the late 1700’s. It is part of Tucson’s history.

March’s Median and Average Sales Prices for single family homes is up 6.1 % and 10.9% respectively from March 2019. These Year Over Year gains make owning a home in Tucson an attractive investment. And mortgage rates under 3.5%!

Condos and Townhouses also showed median sales prices and average price gains of 9.8% and 7.3%.

When submitting an offer

Given current inventory levels, low ball offers aren’t getting traction. So, if you “really” want the home, make a “reasonable” offer.

You have to ask yourself, “Will I feel bad if I don’t get this house?” If the answer is no, then put in an offer you would feel is a steal and see what happens. If the answer is yes, put in an offer you and your Realtor think is reasonable.

Tombstone AZ Is the History of The Southwest

Visiting Tombstone Is a Great Day Trip from Tucson AZ

Tombstone AZThe town of Tombstone AZ means many things to many people. For some, images of drunken cowboys, gunfights and dusty streets come to mind.

Gunfights were frequent in the Tombstone during the 1880″s.  But the most famous gunfight involved Wyatt Earp and his brothers Morgan and Virgil. And of course, Doc Holliday.

Hundreds of western movies have made it famous.

Over 50 different movie and TV projects focus on the mid 1800’s in Tombstone. And the leading character in every show was Wyatt Earp.

Watching television during the 50’s and 60’s brought the old west into many homes. Many shows and movies presented the history of Tombstone AZ and the events that took place there.

And the youth today don’t realize that Tombstone AZ is a real town. And real people still live there.

Tombstone, the town to tough to die is 60 miles southeast of Tucson AZ. Some families are decedents of those who have lived here in the “good old days”.

The generations that have stayed is a key reason Tombstone AZ is called “The Town Too Tough to Die.”

To Set the Stage – No Pun Intended

Tombstone AZ got its name from a silver miner named Ed Schieffelin.

Schieffelin was a army guide at nearby Camp Huachuca. He believed the surrounding mountains held the promise of silver and gold.

When the occasion allowed, Ed would go to the mountains and dig for ore. As he was venturing out one day, a soldier cautioned about the Apache’s in the area. The soldier Ed he wouldn’t find riches in the mountains. and that “All you’ll find in those hills is your tombstone”.

In February 1878, while hiding from Apache Indians, Schieffelin found silver. And with the soldier’s comments in mind, he registered the lots as; “the Tombstone” and “the Graveyard”.

Shortly afterwards, Ed found two more areas with silver ore. Ed was right and the soldier wasn’t.

Interestingly, Camp Huachuca is now Fort Huachuca, the headquarters for Army intelligence in Sierra Vista AZ.

Silver and Gold

Between 1880 and 1886, over 40 million dollars in silver came from the area. To put that in perspective, that is around 1.7 billion dollars in the present day economy.

Needless to say, Tombstone Arizona flourished. Its population grew from 100 to around 15,000 in less than seven years. And as it grew and easy money became available. Many outlaws and criminals found their way to Tombstone AZ.

With the bad guys came the law. Some lawmen arrived without notoriety, but became legends. Wyatt Earp was one of those. Wyatt arrived in the summer of 1879. He had been an undistinguished peace officer in the Kansas cow towns of Wichita and Dodge City.

Wyatt was also a part-time gambler or “sporting man”. His arrival in Tombstone coincided with the early beginnings of the silver boom.

In the spring and summer of 1880, Earp did well for himself as a gambler. Seeing opportunity, he invested gambling winnings in various mining and water-rights proposals.

Although becoming rich, Wyatt and his brothers did little to distinguish themselves.

Shoot Out At The OK Coral

On the morning of October 25, 1881, Ike Clanton and Tom McLaury came into Tombstone for supplies. Over the next 24 hours, the two men had several violent run-ins with the Earps and their friend Doc Holliday.

The next day, Ike’s brother Billy rode into town to join them, along with Frank McLaury and Billy Claiborne. The first person they met in the local saloon was Holliday. And he informs them that their brothers had both been pistol-whipped by the Earps. Frank and Billy immediately left the saloon, vowing revenge.

With suspicion raised, the Earps and Holliday patrolled the town. They spotted the members of the Clanton-McLaury gang in a vacant lot behind the OK Corral.

The famous gunfight that ensued. It lasted about 30 seconds with around 30 shots fired.

There is still debated about who fired the first shot. But legend suggests it was Virgil Earp. At the faceoff, he pulled out his revolver and shot Billy Clanton point-blank in the chest.

Doc Holliday then fired a shotgun blast at Tom McLaury’s chest.

Wyatt wounded Frank McLaury with a shot in the stomach. But he Frank managed to get off a few shots before collapsing. Ss did Billy Clanton.

When the dust cleared, Billy Clanton and the McLaury brothers were dead. Virgil, Morgan Earp and Doc Holliday got shot. But the wounds were minor.

And Ike Clanton and Claiborne had run for the hills.

Sheriff John Behan of Cochise County saw the shootout. He charged the Earps and Holliday with murder.

But a month later, a Tombstone judge found the men not guilty. He ruled that they were “justified in committing these homicides.”

The Good, The Bad, The Legend

But in the early 1880’s, Tombstone Arizona was one of the most notorious and violent towns in the west. And at the same time may also have been one of the more civilized. The city boosted 4 churches, a school, two banks, a newspaper (“The Epitaph”) and one opera house.

Although Ed Schieffelin founded Tombstone, it persists because of Wyatt Earp, his brothers and Doc Holliday. Their exploits on the Arizona frontier of the early 1880’s made them and Tombstone a legend.

The gun fight at the OK Corral took place in 1881. Of all the gun fights in the history of Tombstone this 30 second stands out. The dramatic confrontation left three men dead and three wounded. In less than a minute, around 30 shots were fired. And it created the legend and history of Wyatt Earp.

The Tombstone of Ed Schieffelin

Tombstone azIn the northwest corner of Tombstone AZ is the famous Boot hill graveyard. And just behind the Tombstone graveyard is a solitary pyramid looking stone monument.

It marks the grave of  Ed Schieffelin. His resting place is the spot were he was hiding from the Apaches and found the silver ore that made him rich.

Many of the buildings have stood for over 100 years and the street scenes will whisk you back to that first Glenn Ford western. Buggy rides will take you for a tour of Tombstone.

Walk through the Boot hill cemetery and read the classic epitaphs from long ago – Here lies Lester Moore, four shots from a 44, No Les, No More.

Tombstone is a great day trip, along with Bisbee and Tubac. All are within 90 minutes from Tucson and great places to help you “Relive the Old West”!

Tombstone AZ is about an hour drive from Tucson AZ. It is a great day trip and well worth the time. Visitors are treated to reenactments of the gun fight at the OK coral through out the day. The history of the Catalina Foothills began in the early 1920’s. The Catalina Foothills area was federal trust land. Residential property development began north of River Road. Ten new housing subdivisions sprang up almost overnight. Early subdivisions offered large lots and low-density residential living.

Good fortune came to these first residential developments. Josias Joesler. Joesler arrived in America in the late 1920’s from Switzerland. He had been a successful architect there, but wanted new challenges.

Joesler designed many of the homes in these neighborhoods in the 1930’s. He went on to design many of the homes throughout the Catalina Foothills.

A “Joesler” home is a sought after and treasured home in the Foothills.

The Catalina Foothills has a population of over 50,000. Most subdivisions are low-density, giving them a rural character. The Catalina Foothills have some of Tucson’s most impressive homes. Tucson City lights and mountain views abound.

The Catalina Foothills is where some of the most high-priced homes and lots can be found. The “Foothills” has the highest median home value in Tucson.

Catalina Foothills School District

The Catalina Foothills School District began about this same time. CFSD’s first facility was at East River Road and North Campbell Avenue. That building continues in service as a CFSD’s administration facility.

Catalina Foothills High School is south of Skyline Drive and west of Swan Road. CFSD is a top school in Tucson and Arizona. The Catalina Foothills residents founded the Skyline Country Club in 1963. Skyline Country Club is one of the Foothills private clubs.

La Encantada

La Encantada opened in 2005 and brought high-end retail shopping to Tucson. It is in the Catalina Foothills on the northwest corner of Skyline and Campbell Avenue.

The Catalina Foothills provide world class accommodations. Hacienda del Sol, Westin La Paloma, and Loews Ventana Canyon. The world famous Canyon Ranch Resort is nearby.
