The amount of “stuff” that can be accumulated after living in the same house for an extended period of time can be downright overwhelming.

It doesn’t matter if you are moving to that “perfect” home to start your AZ retirement or a new job. Deciding it is time to live in a warm climate may mean a downsize is required.

A key thing to understand is that many warm climate homes generally don’t have basements. You know, that place where everything goes because you might need it.

When living in Arizona, that is the rule, not the exception. No basements means less storage and that leads to downsizing.

Also, based on how long you have been in your home before moving, there are many emotional ties to the treasures in the home. To downsize your home will require letting go of some personal things and memories.

While there isn’t any magic to the downsizing process, one rule is begin as soon as you have made the decision to move. Don’t wait!

How To Downsize

Start with the small things and work your way to the big items such as furniture, appliances and entertainment centers. Also, nothing should be off limits for the downsize. Either use it, love it or leave it behind!

From our personal experience moving from our last home in Wisconsin to living in AZ, we can say our efforts to downsize fell short. We moved many things that we later sold or donated to a worthy charity.

These included some bigger items we thought would work in our new Tucson AZ home, but didn’t fit our later southwest decor choices.

10 Tips On Downsizing

  1. Create a plan. Schedule time on your calendar each day for downsizing.
  2. Start in the rooms that are not used as much. The guest room or basement for example.
  3. Use an ABC system. For example;
    1. “A” items will have high emotional value. Some will move and some won’t.
    2. “B” items will have medium level importance. You will most likely need to do some additional sorting to determine what to keep them or what to get rid.
    3. “C” items that can be sold at an estate sale or donated.
  4. Organize similar items into one box or container. It will be easier for pick up by a charity.
  5. Identify a few charities you would like to donate things too.
  6. Schedule an estate sale or garage sale for items of value. If they don’t sell, donate.
  7. Big items can cost a lot of money to move. Sell the appliances, furniture and the 3rd set of dishes.
  8. Consider how the furniture you plan to take will look in your new home. New furniture is less expensive then it used to be and many area have resell shops the almost new used furniture. It just many be cheaper to leave it all behind and buy new.
  9. If you have a lot of books, challenge yourself on which ones to move. They are heavy! Don’t forget, you’re moving costs are charged by weight. Where will they be in your new home?  Garage??  Tucson has lots of libraries and book stores.

A credit union for credit union officers and employees. Who would of thought of that? Actually, the regulations at the time where required it. Employees could not borrow money from the credit union they worked for.

That created the need for a credit union for the employees and officers of all other credit unions.

In 1957, the name changed to Arizona Central Credit Union.

The name changes eliminated confusion. Arizona Credit Union League had been the trade association for Arizona-based credit unions.

Arizona Central Credit Union has operated under an Arizona state banking charter. But Arizona Central has changed its membership over time.

Arizona Central has grown by merging smaller credit unions. Over 50 mergers.

In 1968, Arizona Central became the first credit union in Arizona to create a SEG program. SEG stands for Select Employee Groups.

This program enabled small businesses to offer credit union membership to their employees. Thus, eliminating the risk and expense of an in-house credit union.

arizona Home InsuranceThe cost of your Arizona Home Insurance should be know during the inspection period. And more important, it must be in force before your lender will fund your loan. A Tucson Home Buyer must have Arizona home insurance and Evidence of Insurance (EOI) before closing.

Your insurance agent will send an EOI to the lender and escrow officer BEFORE close of escrow. It is worthwhile to have your agent send you written confirmation when sent.

Your Realtor will get a CLUE report of all claims made by the seller. Your Realtor should review that report with you during the inspection period.

A lot of claims is likely to increase your homeowners insurance. Sounds odd, but understand, the insurance policy covers the home. A larger number of claims by the seller suggest the “home” has a greater potential for future claims. Its about the property, not the owner.

Getting An Insurance Quote

Getting a homeowner insurance quote is the first step to making sure your house and property is covered.

As with most things in today’s world, getting a quote is easy. Go online.  Or contact your current insurance agent. They will be able to find an agent in Arizona.

You can use the coverage for you prior home as a starting point. BUT keep in mind that different coverage may be “appropriate” for Arizona.

A ?home insurance policy will ?usually cover things like:

For example, Arizona isn’t known for natural disasters. But flood insurance is common in some areas.

You can customize your policy to your specific needs. To help you find the “right” coverage, here are 65 things your homeowners insurance will cover. Of course, some will require “riders” and additional premiums.
Two home insurance coverage considerations you need to understand are “Extended VS Guaranteed” and “Ordinance Or Law” coverage. Both may save you money should you need it.

At Close Of Escrow

The Arizona home insurance premium becomes part of your closing costs. In most cases, 3 months to one year of insurance premium goes into your mortgage escrow account.

Mortgage lenders prefer property taxes and insurance go into an escrow account. The monthly mortgage payment includes these amounts.

Funding these items monthly insures funds are available to pay these items when due. The mortgage servicing company will make the payments.

It is a good idea to confirm the mortgage servicing company has the correct information. There are instances where payments went to the wrong parties. Both insurance and property taxes.

Some mortgage companies will allow you to pay your home insurance premium yourself. But you will need to discuss that option with your lender and receive permission.

Escrow Will Want To Know

As the buyer, you will be contacted by the closing officer to confirm that you have a binder for homeowners insurance.

They may request a receipt for the first-year’s premium.

NOTE – In many cases the Arizona home insurance premium will be included in closing costs and the first years payment made by the escrow company immediately after Close of Escrow.

Also, when the mortgage lender maintains the escrow account, an additional amount equal to two months of premiums must be paid to fund the account. This adds to a total of 14 months of premiums due at closing.

The Insurance Agent you use will provide your lender and the closing officer the required Evidence of Insurance.  This will be done as soon as you sign the policy documents.

Remember – Arizona real estate lender’s won’t fund a loan until they know the home is insured. They want to protect their loan amount should the home be destroyed.

The All-Souls Procession attracts a diverse group of over 35,000 participants. The actual procession travels some 2 miles through the City of Tucson.

The make-up and costumes are amazing. Many in the procession carry photos of loved ones who have passed. Others ride on bicycles or walk on Stilts.

The All-Souls Procession concludes with a ceremonial burning of prayers and messages. Participants write their messages and prayers on paper. They place them in a massive urn. The messages and prayers then lit and a crane raises the urn over the crowd.

Pueblo Indian Influence in Southwest Architecture

Tucson And Southern Arizona Are A Showplace For Pueblo Revival Architecture.

southwest architecture pueblo revial architectureSouthwest architecture has many distinctive features. The area across the US Southwest is full of glowing examples of Pueblo Revival architecture.

The Pueblo Indians of the southwest weren’t the only influence on this type of architecture, but they were extremely important.

The Pueblo style was in interwoven with the Spanish who crossed the Atlantic and fell in love the region.

One common addition to the Pueblo design that shows the Spanish influence is the prevalence of iron doors.

Similar architecture can be found across a vast portion of the US Southwest and down into Northern Mexico.

Pueblo Revival architecture began in the early 1900s, becoming a popular trend throughout the 1920s and 1930s. Here is a brief description of some evident characteristics of this southwestern style of architecture, plus some beautiful buildings you can visit to see it firsthand.

Key Aspects of Southwest Architecture

The Pueblo Revival style of architecture is a gentle blend of the indigenous peoples of the region and their Spanish ancestors. You can explore examples of both influences combined in these buildings.

Once you understand the concepts of the Pueblo Revival architectural style, you can begin to appreciate which homes have it, or how you could add it to yours. Here’s a quick list of design features that are readily seen in this type of architecture.

Adobe –

southwest architecture adobe brickAdobe is probably the most glaring attribute of Pueblo Revival architecture. Bricks are formed from red adobe clay and sun-dried. Pueblo Indians used adobe to build their homes.

Even today, homes built with thick red clay bricks are prevalent throughout the southwest.

They also made direct use of different aspects of this brick-like material for cooking and water storage. Newer Arizona homes built to resemble the style use a stucco finish made to replicate adobe.

In modern-designs, thick walls are made to resemble the actual adobe built by the Pueblo Indians. Earth tones blend into the surround landscape colors, therefore these are the most common colors of homes and buildings using this style.

Wood Support –

viga beamsWood Support – The Pueblo Revival architecture uses a lot of wood. Beams spanning entire rooms are a telltale signature of this type of home. These large timbers are referred to as vigas. Vigas are frequently a foot thick and the ends of the beams are left exposed.

Many of the original Pueblo homes show evidence of this design feature. The beams stick through the walls and are visible from outside the home. It is not uncommon to see crude wooden ladders adjacent to a home.

During the latter part of the 12th century, a period when the Puebloan population increased in the area, they built multistory dwellings into the cliffs. To gain access to various levels; instead of staircases they simply used wooden ladders.

Flat Roofs –

Flat Roofs – While the exterior design of Pueblo Revival architecture predominately uses rounded corners, the roofs are flat. The flat roof tops may have a very slight slant to them and have an outside wall extending above the roof line.

These extensions were called parapets. Drainage openings were cut above the roof line. There is no indication of the actual reason for this unique wall design, other than possibly protection from enemies.

Pueblo Revival Style in Arizona

brophy prep collegeWhile this architectural style dominates a large portion of New Mexico, there are striking examples of Pueblo Revival architecture in homes and buildings across Arizona. Brophy College Preparatory in Phoenix is a masterful example.

Numerous buildings on the campus reflect an obvious blend of both the Puebloan and Spanish influences on architecture in Arizona. The magnificent Brophy College Chapel is on the National Register of Historic Places.

There are a number of architectural styles thought historic districts in both Phoenix and Tucson. Another enjoyable option for both entertainment as an example of Pueblo Revival architecture is the Painted Desert Inn.

Originally built as part of the Civilian Conservative Corps construction projects of the Great Depression, the Inn was finished in the late 1930s. The complex is located adjacent to Petrified Forest National Park in eastern Arizona.

On the southern edge of the Grand Canyon in Arizona is the famous Hopi House. The Hopi House is one of eight architectural masterpieces designed by world-renowned architect Mary Colter.

The building’s style is a reflection of the traditional Hopi Pueblo multilevel dwellings. Hopi House was completed in 1904 and is a perfect example of the lifestyle of the native inhabitants of the US Southwest.

Still Used Today

The Pueblo Revival style of architecture is still used today. Home builders and architects appreciate the perfect blend of the ancestral Pueblo design into the adjoining Arizona landscape.

Many of the finest homes in and around Arizona’s two largest cities have large courtyards. Tucson is #2, you can guess what city is the largest.

These outdoor areas were inherent to even the oldest native homes. The weather is hot, but the ability to be outside is a welcome opportunity that is year-round in Arizona.
