Downsizing For AZ Retirement

10 Tips To Downsize For An AZ Retirement

Retirement and Downsizing Go Together

To Downsize Or Not To Downsize Is An Emotional Challenge

Downsizing AZ RetirementOne of the frequent things we hear from our clients moving to Arizona is “I didn’t think it would be so hard to downsize!”

The amount of “stuff” that can be accumulated after living in the same house for an extended period of time can be downright overwhelming.

It doesn’t matter if you are moving to that “perfect” home to start your AZ retirement or a new job. Deciding it is time to live in a warm climate may mean a downsize is required.

A key thing to understand is that many warm climate homes generally don’t have basements. You know, that place where everything goes because you might need it.

When living in Arizona, that is the rule, not the exception. No basements means less storage and that leads to downsizing.

Also, based on how long you have been in your home before moving, there are many emotional ties to the treasures in the home. To downsize your home will require letting go of some personal things and memories.

While there isn’t any magic to the downsizing process, one rule is begin as soon as you have made the decision to move. Don’t wait!

How To Downsize

Start with the small things and work your way to the big items such as furniture, appliances and entertainment centers. Also, nothing should be off limits for the downsize. Either use it, love it or leave it behind!

From our personal experience moving from our last home in Wisconsin to living in AZ, we can say our efforts to downsize fell short. We moved many things that we later sold or donated to a worthy charity.

These included some bigger items we thought would work in our new Tucson AZ home, but didn’t fit our later southwest decor choices.

10 Tips On Downsizing

  1. Create a plan. Schedule time on your calendar each day for downsizing.
  2. Start in the rooms that are not used as much. The guest room or basement for example.
  3. Use an ABC system. For example;
    1. “A” items will have high emotional value. Some will move and some won’t.
    2. “B” items will have medium level importance. You will most likely need to do some additional sorting to determine what to keep them or what to get rid.
    3. “C” items that can be sold at an estate sale or donated.
  4. Organize similar items into one box or container. It will be easier for pick up by a charity.
  5. Identify a few charities you would like to donate things too.
  6. Schedule an estate sale or garage sale for items of value. If they don’t sell, donate.
  7. Big items can cost a lot of money to move. Sell the appliances, furniture and the 3rd set of dishes.
  8. Consider how the furniture you plan to take will look in your new home. New furniture is less expensive then it used to be and many area have resell shops the almost new used furniture. It just many be cheaper to leave it all behind and buy new.
  9. If you have a lot of books, challenge yourself on which ones to move. They are heavy! Don’t forget, you’re moving costs are charged by weight. Where will they be in your new home?  Garage??  Tucson has lots of libraries and book stores.
  10. Get the floor plans for your new home and arrange furniture you plan to take in each room. Then revisit #8

Dreaming of Living in Southern Arizona?

Dreaming of Living in Southern Arizona?

Here’s How to Handle a Move

Living in Southern ArizonaWhether you’re dreaming of living in Southern Arizona or have another destination in mind, moving to another state takes effort and care.

Fortunately, you can make the process easier by using a few reliable strategies.

Ben and Kim Boldt of Premier Tucson Homes share a few tips, tricks, and insights that can help.

Tips and Tricks for Moving to Another State

Create a Personalized Move-Out Checklist

When creating your move-out checklist, here are some of the tasks you’ll want to tackle:

  • Disconnect utilities
  • Forward or hold your mail
  • Cancel local newspaper delivery
  • Update or cancel your homeowner’s/renter’s insurance
  • Refill or transfer prescriptions
  • Gather school records or contact details to get the information transferred
  • Update pet vaccinations
  • Request copies of vehicle maintenance records
  • Get vehicles serviced if the drive is long

Catalog Your Valuables and Supplement the List with Videos

Moving.com notes that even though you’ll take steps to hire reputable moving professionals, there’s always some risk when someone else handles your belongings.

Since that’s the case, spend time cataloging your valuables. Create a list with a physical description and estimated value, storing it in an accessible place, like a cloud drive.
Then, supplement that information with videos.

Take footage of each piece, including close-ups to document their current condition. Also, when movers arrive, ask them to introduce themselves on video and continue recording footage during the day.

That gives you a full record of who handled your belongings, making it less likely that anyone considering stealing will move forward with their plan.

Consider Moving and Launching a Business

A move is often a fresh start. Since that’s the case, leaving the traditional working world behind and launching a business is potentially a wise choice.
If you’re thinking about starting a company in your new location, make sure you learn what it takes to launch your venture.

The first step is deciding on what type of business structure you want to operate as, whether it’s a sole proprietorship, partnership, corporation, or limited limited liability company (LLC). Many entrepreneurs choose to form as an LLC due to certain tax advantages and the protection of personal assets.

Using a formation service to register as an LLC Arizona is a great way to ensure the process is complete accurately, quickly and affordably.

Once you’re better educated on the process, it’s time to draft a business plan. Your business plan should describe the company, outline your structure, discuss how you’ll sell your products or services, dig into the funding you’ll need, and review financial projections to give yourself a solid starting point.

What You Need to Know About Working and Living in Arizona

If you’re considering Arizona as a potential destination, there are some details as of 2022 you need to know about working and living in the area. Here are some points you’ll want to consider.

  • The median price of a house in Arizona is around $460,000 in November 2022. For rentals, costs will vary widely depending on where you live in the state, and there’s certainly no shortage of available apartments.
  • Each year, a single adult in Arizona spends about $3,083 on food on average according to 24/7 Wall St. For a family of four, an annual food budget averages $8,903.
  • Overall, utilities cost a bit less in Arizona than in many other areas. For basic utilities (electricity, natural gas, and water), the average household spends about $173.70 in Phoenix or around $196.48 in Tucson.
  • On the education front, in-state tuition on average runs just $9,565 per academic year in Arizona.
  • For infant childcare, Arizonans spend around $10,948 annually. For a four-year-old, the price is about $8,547.
  • Single adult Arizonans spend an average of $5,007 on transportation, while a family of four typically spends closer to $13,644.
  • Arizonans have a relatively low unemployment rate at just 3.3 percent as of June 2022.

If you’re planning on relocating your family to Arizona, the above tips can make the transition easier and less stressful.

When you’re ready to find a home in Southern Arizona, be sure to get in touch with Ben and Kim Boldt of Premier Tucson Homes or calling (520) 940-4541.

Arizona Home Insurance For Buyers

This Is Why Arizona Home Insurance Is Needed

Lenders Won’t Fund A Loan Without Arizona Home Insurance

arizona Home InsuranceThe cost of your Arizona Home Insurance should be know during the inspection period. And more important, it must be in force before your lender will fund your loan. A Tucson Home Buyer must have Arizona home insurance and Evidence of Insurance (EOI) before closing.

Your insurance agent will send an EOI to the lender and escrow officer BEFORE close of escrow. It is worthwhile to have your agent send you written confirmation when sent.

Your Realtor will get a CLUE report of all claims made by the seller. Your Realtor should review that report with you during the inspection period.

A lot of claims is likely to increase your homeowners insurance. Sounds odd, but understand, the insurance policy covers the home. A larger number of claims by the seller suggest the “home” has a greater potential for future claims. Its about the property, not the owner.

Getting An Insurance Quote

Getting a homeowner insurance quote is the first step to making sure your house and property is covered.

As with most things in today’s world, getting a quote is easy. Go online.  Or contact your current insurance agent. They will be able to find an agent in Arizona.

You can use the coverage for you prior home as a starting point. BUT keep in mind that different coverage may be “appropriate” for Arizona.

A ?home insurance policy will ?usually cover things like:

  • Your Home
  • Are There Other Structures On Your property
  • What Personal Property Will You Have
  • Fires or Lightning
  • Explosions
  • Vehicles
  • Smoke
  • Weight of Ice, Snow Or Sleet
  • Liability
  • Do You Have Expensive Home Electronics
  • Are there Smart Appliances
  • Windstorms (Hurricanes & Tornadoes)
  • Riots or Civil Commotions
  • Aircraft
  • Theft Or Vandalism
  • Falling Objects

Understand the Insurance Coverage You Need

But no matter how you get a quote, take time to understand the coverage details on your new home. Every State has its own unique coverage options.

For example, Arizona isn’t known for natural disasters. But flood insurance is common in some areas.

You can customize your policy to your specific needs. To help you find the “right” coverage, here are 65 things your homeowners insurance will cover. Of course, some will require “riders” and additional premiums.
Two home insurance coverage considerations you need to understand are “Extended VS Guaranteed” and “Ordinance Or Law” coverage. Both may save you money should you need it.

At Close Of Escrow

The Arizona home insurance premium becomes part of your closing costs. In most cases, 3 months to one year of insurance premium goes into your mortgage escrow account.

Mortgage lenders prefer property taxes and insurance go into an escrow account. The monthly mortgage payment includes these amounts.

Funding these items monthly insures funds are available to pay these items when due. The mortgage servicing company will make the payments.

It is a good idea to confirm the mortgage servicing company has the correct information. There are instances where payments went to the wrong parties. Both insurance and property taxes.

Some mortgage companies will allow you to pay your home insurance premium yourself. But you will need to discuss that option with your lender and receive permission.

Escrow Will Want To Know

As the buyer, you will be contacted by the closing officer to confirm that you have a binder for homeowners insurance.

They may request a receipt for the first-year’s premium.

NOTE – In many cases the Arizona home insurance premium will be included in closing costs and the first years payment made by the escrow company immediately after Close of Escrow.

Also, when the mortgage lender maintains the escrow account, an additional amount equal to two months of premiums must be paid to fund the account. This adds to a total of 14 months of premiums due at closing.

The Insurance Agent you use will provide your lender and the closing officer the required Evidence of Insurance.  This will be done as soon as you sign the policy documents.

Remember – Arizona real estate lender’s won’t fund a loan until they know the home is insured. They want to protect their loan amount should the home be destroyed.

Choosing Between a House And a Condo in Tucson AZ?

Tips To Help You Decide Between a House and a Condo in Tucson

What’s The Better Choice For YOU?

So, you’ve decided to buy a property in Tucson AZ. Congratulations!

a lot of Tucson Arizona cactiHome-buying is one of the most exciting but also most stressful processes in one’s life, that’s for sure. A major step in this operation involves deciding where you want to live.

Do you prefer the autonomy and privacy you can get from a single-family house, or do you like the city rush and convenience a condo can offer? Before making your final decision and investing in AZ real estate, we’ve created a list of the pros and cons of both options.

So, if you are wondering how to choose between a house and a condo in Tucson, read on!

What’s the difference between a house and a condo?

The only mutual thing these two have in common is that individuals own them. Everything else, on the other hand, seems different.
Houses are often called single-family homes, and they come in different shapes and sizes.

It usually lies on a lot with a yard in front or back, which the house owner also owns.

In comparison, condos are single units and a part of larger buildings. Here, you can have neighbors living above, below, or next to you.

In addition, condos are usually much smaller regarding square footage than houses.

What are your obligations with each option?

There are many advantages of living in Arizona. But, before jumping into the actual pros and cons between a house and a condo in Tucson, we should look at some of the responsibilities you would have as the owner.

If you decide to buy a house, you will be responsible for paying the following expenses:

  • mortgage
  • property taxes
  • utilities
  • insurance
  • house and yard maintenance
  • any potential repairs or renovations

If you decide to get a condo, you will own your unit and a parking space in some cases. There are also common areas and outdoor space, which you would own together with other condo-owners. You will need to pay a monthly maintenance fee which covers:

  • heating/cooling
  • water
  • pest control
  • building insurance and so on.

Additionally, a part of this fee will go into a common fund for any major building repairs or upgrades.

Which one is the right option for you?

Buying a house might be the right option for you if you:

  • want freedom and autonomy with your home improvements and decor
  • want a more private and secluded living space, and possibly a yard
  • don’t want to get through the process of approval by a condo board
  • you are skillful with repairs and maintenance around the house

On the other hand, getting a condo might be a better option if you:

  • don’t have time to take care of maintenance or repairs, but want the convenience of just calling a certain number for maintenance issues
  • don’t mind living in a larger community with neighbors living in very close proximity to you
  • want access to the common amenities such as gym, pool, concierge, and similar
  • don’t want the responsibilities and expenses that most homeowners have

Research a Neighborhood Before You Move There

7 Ways to Research a Neighborhood Before You Move There

A woman sitting down to research a neighborhood before she moves Moving away is a big step and involves a lot of work that you must do. Of course, we all know that researching the home we will be buying is important. There are certain things to pay attention to that the home seller is required to disclose.

But knowing some key things about the neighborhood can be just as crucial. Trust us; you do not want to be in the dark about the neighborhood you are moving to, especially if it is far from where you live now.

There are many ways to research a neighborhood before you move and things to pay attention to during the process. This article should help you get a better understanding of what to do.

Use the internet to research a neighborhood before you move there

Moving far from home can be very restricting when you want to research a neighborhood before moving there. This is mainly because you won’t be able to visit the place very often. Thankfully, with technology, you can use the internet to know everything in advance when preparing to move far away. The internet can provide relevant information about the neighborhood where you plan to move.

A good way for you to start would be to type the name of your future neighborhood name into a search engine. This will help you get a general idea of what the neighborhood is known for.

The first negative thing to come up will also give you an idea of what to be careful about.

You should try and find local message boards and forums. Here you can see what the people who live there have to say about it.

Find a local newspaper

newspapers used to research a neighborhood before you move thereWhen moving to a smaller and maybe more rural area, you may have trouble finding relevant information online. This goes for many small residential neighborhoods which are not connected to larger cities or towns.

In these cases, an excellent way to research a neighborhood before you move there is to try to visit a local store and pick up their local newspaper a couple of times.

Also, you can use the opportunity to check any local bulletins you find in the area. This will give you a clear picture of what services locals are providing. The information they are posting on those bulletin boards will also give you a bigger picture of what the people in the neighborhood are like.

Meet your future neighbors

Walking up to a future neighbor’s home and knocking on the door is not always a good idea. It can come off as very intrusive. Also, it can make you very nervous. A more straightforward method, which feels more natural, is to go to a nearby park or community center.

Meeting locals there and also just seeing their interactions will show you what kind of public mentality you are walking into. Just the same, you can go into the local cafes, restaurants, or grocery stores and make a conversation with someone at the counter.

Since these people interact with everyone in the area daily, they can tell you about the people who reside there.

To research a neighborhood before you move there, visit local businesses

Depending on what kind of life you lead, different types of businesses can either draw you in or deter you from a neighborhood. For example, a local bar in the commercial area would be great for a person who enjoys relaxing and socializing after work.

But too many bars are probably not great for someone who plans on raising a family there. Another example would be looking for golf communities. If you’re a golf enthusiast, finding golf courses and others like you would be an important thing to do while you research a neighborhood before you move there.

Access to a local dog park is extremely useful for dog owners but a nightmare for someone looking for a quiet neighborhood.

This is also important if you are looking to invest in developing neighborhoods where you will move. By finding out what businesses are in the process of coming to the area, you can more easily spot an up-and-coming neighborhood.

If this is your plan, it might be wise for you to speed up your process of researching that neighborhood before you move there. This is because the prices can skyrocket really fast because of the area’s popularity.

Look up the crime reports

If you are planning to raise a family somewhere, finding out how safe the area is crucial. This is another way to research a neighborhood where the internet can come in handy before you move there.

Some apps can give you crime statistics data for the area you will be moving to. You can also look at the nationwide crime report maps to investigate the neighborhood.

Crime can happen anywhere. However, knowing how often and what kind of crime occurs in an area can be very helpful when deciding on your future home.

Only work with local real estate agents

best person to help you research a neighborhood before you move there is a Tucson real estate agentIf you are moving from a faraway area or state, you might want to ask the agent you hired to sell your current home to help you buy a new home.

However, it is important to remember that local agents have valuable insight into the neighborhoods where they work. Look up the crime reports.

When they represent you as the buyer, their goal is to find the place that will best work for your needs. They will adjust your ideas for both the home and the area you are moving into.

Visit your future neighborhood at different times

Learning what your neighborhood is like on the weekends and the difference between mornings, afternoons, and evenings is an essential way to research a community before you move there. You can learn many different things by visiting at all these different times.

This includes the traffic patterns during those hours, as well as the activity of the residents. If you are looking for the perfect home for your retirement, for instance, you want to visit the neighborhood at night.

If many young people like to make noise, or the place offers a very active nightlife, you should probably avoid it. Similarly, it might bother you if the road becomes jammed by traffic during rush hour.

While these things may not drive you away from moving here, it is good to know what to expect.

It’s important to research a neighborhood before you move

We hope you now see how important it is to research a neighborhood before you move there. Seeing as it is usually an easy thing to do, there truly is no reason to avoid it. Proper research can prevent you from moving to a neighborhood where you will resent living for years.

Use the U.S. Postal Service website to find other zip codes throughout the United States.

Marana ZIP Codes, Tucson Zip Codes & US ZIP codes are a type of postal code used within the United States.  These codes help the United States Postal Service (USPS) route mail more efficiently. Some still refer to ZIP codes as US postal codes.

The term ZIP stands for Zone Improvement Plan. The basic 5-digit format was first introduced in 1963 and later extended to add an additional 4 digits after a dash to form a ZIP+4 code.

The additional 4 digits help USPS more precisely group mail for delivery. Though ZIP codes were originally developed for USPS, many other shipping companies such as United Parcel Service (UPS), Federal Express (FedEx), DHL, and others make use of ZIP codes for sorting packages and calculating the time and cost of shipping a package (the shipping rate).

Types of Zip Codes

  1. Unique/single high-volume address (ex. 20505 for the CIA in Washington, DC)
  2. PO Box only (ex. 22313 for the PO Boxes of Alexandria, VA)
  3. Military
  4. Standard (all other ZIP codes

Despite the fact that ZIP codes seem to be geographic in nature, that wasn’t their intended purpose.  They are intended to group mail to allow the USPS to deliver mail more efficiently. In most cases, addresses in close proximity to each other are grouped in the same ZIP code which gives the appearance that ZIP codes are defined by a clear geographic boundary. However, some ZIP codes have nothing to do with geographic areas.

Southwest Architecture

Pueblo Indian Influence in Southwest Architecture

Tucson And Southern Arizona Are A Showplace For Pueblo Revival Architecture.

southwest architecture pueblo revial architectureSouthwest architecture has many distinctive features. The area across the US Southwest is full of glowing examples of Pueblo Revival architecture.

The Pueblo Indians of the southwest weren’t the only influence on this type of architecture, but they were extremely important.

The Pueblo style was in interwoven with the Spanish who crossed the Atlantic and fell in love the region.

One common addition to the Pueblo design that shows the Spanish influence is the prevalence of iron doors.

Similar architecture can be found across a vast portion of the US Southwest and down into Northern Mexico.

Pueblo Revival architecture began in the early 1900s, becoming a popular trend throughout the 1920s and 1930s. Here is a brief description of some evident characteristics of this southwestern style of architecture, plus some beautiful buildings you can visit to see it firsthand.

Key Aspects of Southwest Architecture

The Pueblo Revival style of architecture is a gentle blend of the indigenous peoples of the region and their Spanish ancestors. You can explore examples of both influences combined in these buildings.

Once you understand the concepts of the Pueblo Revival architectural style, you can begin to appreciate which homes have it, or how you could add it to yours. Here’s a quick list of design features that are readily seen in this type of architecture.

Adobe –

southwest architecture adobe brickAdobe is probably the most glaring attribute of Pueblo Revival architecture. Bricks are formed from red adobe clay and sun-dried. Pueblo Indians used adobe to build their homes.

Even today, homes built with thick red clay bricks are prevalent throughout the southwest.

They also made direct use of different aspects of this brick-like material for cooking and water storage. Newer Arizona homes built to resemble the style use a stucco finish made to replicate adobe.

In modern-designs, thick walls are made to resemble the actual adobe built by the Pueblo Indians. Earth tones blend into the surround landscape colors, therefore these are the most common colors of homes and buildings using this style.

Wood Support –

viga beamsWood Support – The Pueblo Revival architecture uses a lot of wood. Beams spanning entire rooms are a telltale signature of this type of home. These large timbers are referred to as vigas. Vigas are frequently a foot thick and the ends of the beams are left exposed.

Many of the original Pueblo homes show evidence of this design feature. The beams stick through the walls and are visible from outside the home. It is not uncommon to see crude wooden ladders adjacent to a home.

During the latter part of the 12th century, a period when the Puebloan population increased in the area, they built multistory dwellings into the cliffs. To gain access to various levels; instead of staircases they simply used wooden ladders.

Flat Roofs –

Flat Roofs – While the exterior design of Pueblo Revival architecture predominately uses rounded corners, the roofs are flat. The flat roof tops may have a very slight slant to them and have an outside wall extending above the roof line.

These extensions were called parapets. Drainage openings were cut above the roof line. There is no indication of the actual reason for this unique wall design, other than possibly protection from enemies.

Pueblo Revival Style in Arizona

brophy prep collegeWhile this architectural style dominates a large portion of New Mexico, there are striking examples of Pueblo Revival architecture in homes and buildings across Arizona. Brophy College Preparatory in Phoenix is a masterful example.

Numerous buildings on the campus reflect an obvious blend of both the Puebloan and Spanish influences on architecture in Arizona. The magnificent Brophy College Chapel is on the National Register of Historic Places.

There are a number of architectural styles thought historic districts in both Phoenix and Tucson. Another enjoyable option for both entertainment as an example of Pueblo Revival architecture is the Painted Desert Inn.

Originally built as part of the Civilian Conservative Corps construction projects of the Great Depression, the Inn was finished in the late 1930s. The complex is located adjacent to Petrified Forest National Park in eastern Arizona.

On the southern edge of the Grand Canyon in Arizona is the famous Hopi House. The Hopi House is one of eight architectural masterpieces designed by world-renowned architect Mary Colter.

The building’s style is a reflection of the traditional Hopi Pueblo multilevel dwellings. Hopi House was completed in 1904 and is a perfect example of the lifestyle of the native inhabitants of the US Southwest.

Still Used Today

The Pueblo Revival style of architecture is still used today. Home builders and architects appreciate the perfect blend of the ancestral Pueblo design into the adjoining Arizona landscape.

Many of the finest homes in and around Arizona’s two largest cities have large courtyards. Tucson is #2, you can guess what city is the largest.

These outdoor areas were inherent to even the oldest native homes. The weather is hot, but the ability to be outside is a welcome opportunity that is year-round in Arizona.

These are examples of the architectural style engendered to southwestern culture. If you’re looking to purchase a home in Arizona, or remodel an existing home, visit any of these marvelous examples of Pueblo Revival architecture.
