 House Cleaning Tips

Drain & Garbage Disposal: Want to shine up your drain and garbage disposal. . or even your stainless steel sink? First wet down the area and sprinkle evenly with Baking Soda. Let it set for a few minutes and scrub with an old toothbrush or sponge. Rinse down with water and it’s clean and shiny! Take the next step and drop a few small sections of citrus (lemon, lime or grapefruit) down the garbage disposal and run it to give a fresh clean smell.

Gardening Tips

Water: Water citrus deeply every three weeks. Adjust watering schedule to accommodate spring winds. 

Fertilize:  Fertilize citrus, roses, grapes, lawns, and deciduous (trees or shrubs that lose their leaves seasonally) trees/plants. Citrus needs fertilizer specially formulated with an ample source of nitrogen. Roses need slow release fertilizer specially formulated with nitrogen and phosphorous. Fertilize the non-native plants just as they begin to grow. Yes, mid-February/March is our spring time!

Prune: Once new shoots emerge on frost damaged plants (lantana & bougainvillea) cut away dead branches. Also cut back ornamental grasses. Wait until April to cut back frost damaged citrus.

Harvest: Continue to harvest your citrus. Most citrus should be picked by the beginning of March except valencia oranges and grapefruit as they continue to sweeten for several months.

Gardening Tips

Water: Watering outside plants during this time should be kept to a minimum since this is their dormant period. Do not water cactus or succulents before frosts. Typically the evening hours are our coldest period so watch evening temps as you may need to bring in your succulents or cover them with sheets of cloth/burlap.  Also watch for signs of fungus where things may become too wet.

Prune: Prune roses to 18 inches. Dab ends with wood glue to discourage insects.  Wait until April to cut back frost damaged citrus, bougainvillea and lantana. Great time to remove mistletoe from mesquite trees.

Fertilize: Fertilize bearded iris and citrus.  For citrus use 1/3 of the total nitrogen requirement. Water deeply. 

Harvest: Cool weather is when you harvest citrus. Keep in mind the longer the fruit stays on the tree, you get the reward of sweeter fruit. Rule of thumb, tangerines ripen first, then navel oranges, tangelos, lemons, and limes last.

A new loan program in Tucson on qualified properties (Tucson city limits or South Tucson) for eligible homebuyers offering $15,000 in down payment assistance. Annual income of all persons 18 and older living in the home must be at or below 120% of the Tucson Area Median Income (AMI). (FHA NeighborhoodLIFT has a limit of 115%.) Buyer must occupy the home and available for detached home, townhouse, and condominium (1-4 unit).

Did you know that VA financing has a special feature for their VA Home Loan program which allows the seller to contribute up to 4% of the sales price toward “seller concessions.” These concessions can include payment of the VA Funding Fee, personal property such as TVs and microwaves, AND/OR pay off credit card balances or judgments on behalf of the buyer.  That’s right the seller can help eliminate the VA buyer’s debt.

Gardening Tip:

Avoid heavy pruning during this month except for safety concerns.  Fertilize your cactus and succulents this month.  Use fertilizer specifically for cacti and succulents.  Always water before applying any fertilizer.  Prune back mature bougainvillea, lantana and hibiscus to stimulate blooms.

Tucson Housing Market Report For January 2014 saw the Tucson MLS results decline across the board. There were two notable exceptions.

The big exceptions were Homes Under Contract and New Listings. Homes under contract increased by almost 20%. New listings jumped a whopping 65%.

The increase in new MLS listings will provide Tucson home buyers more homes in Tucson AZ and the surrounding communities.

While the outlook for 2014 is very good, questions remain on lenders and job creation.

Rillito ParkRillito Park Racetrack has a rich in history with a five-eighths mile horse racing in Tucson AZ. Rillito Park is the birth place of Quarter-horse racing and the photo finish. The track offers Quarter-horse and Thoroughbred racing. On rare occasions Arabian horse racing is there.

Rillito Park is located on the banks of the Rillito River. Majestic Santa Catalina Mountain views are the backdrop from the grand stands. Horse racing at Rillito Park typically begins in early February and runs until the end of March.

Racing is on Saturday and Sunday and the Gates open at 11:00 AM. The first post time is 1:00 PM.

Tucson Housing Market Report – December 2013 Total Sales Volume increased by 17.39% from November. Year over year Sales Volume increased by a whopping 21.83%. Overall, the 2013 Tucson Housing Market has delivered a strong performance.

A Mountain sits just west of the I-10 Freeway near downtown Tucson. The former name of A Mountain was actually Sentinal Mountain. That name was derived from its use as a look out point by the Spanish in the late 1700’s.

tucson realty reviewTucson Realty Review provides highlights of the recent National Association of REALTORS®. Comments by NAR’s chief economist suggests the Tucson region may be one of the nation’s top “turnaround” housing markets in 2014.

Although cautious, Dr. Yun suggested Tucson as being a “market to watch” next year. Tucson Arizona is expected to see under lying changes in housing prices and inventory.

Nationwide, Yun suggested existing home sales will remain flat but prices will advance an average 6%. Other markets on the Tucson Realty review watch list include Denver, Seattle, Boise, Salt Lake City, Houston, Atlanta, Charlotte, Tampa and Naples Florida.

One of the major cautions was related to how the federal government will deal with the debt limit, budget crisis, and Affordable Care Act.

These broad economic factors could impede home sales if not addressed by congress. Additionally, buyers are likely to be motivated with steady job gains and the chance of more lenient lending activity.

There Is More

By year-end 2014, rates of interest could reach 5.3% as federal government “tapering” plays out. Through 2015, economic growth will stay sluggish at roughly 2%.

Coming out of the recession, “real income did not catch up with increasing home prices,” he said. “The buyer excitement that switched on 2 years ago is coming down.”

Yun emphasized that inspite of the price gains over those two years, homes are still in a “extremely affordable” position. Nationwide, current home prices are at the fifth-best “affordability level” in forty years.

To ease inventory, additional new construction is needed to bring better balance to supply and demand. Increased supply will help to slow down price increases which subsequently, bring more possible buyers into the market.

“We’ve been through 2 years of good recovery, moving in the right direction,” said Yun. “We still need jobs to get back to a normal economy.”
