Monsoon Season Is Here – But Is A Monsoon?

Since 2008, the National Weather Service says the monsoon season is from June 15 to September.

Tucsonans ignore that declaration. For us, the monsoon begins when you feel and see it.

Clouds pile up over the mountains all day, then roll off in late afternoon to darken the sky above your house.

The monsoon begins when lightning pulses and crackles. Then a sudden downdraft that scatters dust in all directions.

After that, the rain begins. Rain can be heavy or light depending on where you are. The clouds and rain cools things down for an evening of watching white veins of lightning on the horizon.

Arizona In Top 5 Destinations

A national moving company report shows Americans are leaving California in droves.

Americans “are fleeing” California along with New York, New Jersey, and Illinois. These four states had the most outbound moves in 2020.

Where to you ask? Arizona, Idaho and Texas.

And the next question…WHY?

Jobs and a better lifestyle are the quick answers. But underlying concerns, not stated, include widespread protests and riots last year.

Crime rates in some cities have climbed amid the “de-fund the police” movement. Large cities loosing people had increased shootings and homicides in 2020.

That trend has continued so far during 2021.

Also, people moved to states where homes were larger and relatively less-pricey.

Those are reasons why Arizona is in the top states people moved to…….READ ON.

Guest ArticleBest Season To Buy A Home In Tucson AZ

We have been Realtors in Tucson, AZ since 2002. During that time we have heard a lot of questions about the “best time to buy a home”. Our answer to that question has changed over time.

Why, the world has changed and so has the Tucson real estate market.

Also, in the early years, summers were slow in real estate. That meant a buyer might get a “better deal”. But right now that isn’t the case. High demand, low interest rates and the lowest number of active listings in our experience has changed that.

Here is a guest article presenting an “outsiders” view of the best season to buy a home in Tucson……….. READ ON.

Water: Adjust the drip cycle with the monsoons.

Observe: Watch for wilting leaves that don’t recover overnight; adjust watering to eliminate stress. Remember to water plants in the morning. This time of year even the native plants need supplemental water if it’s not raining.

Protect: We’re into our hottest season. Cover citrus trunks to prevent sunburn damage. Drape sensitive plants with shade cloth to protect from sun damage.

Fertilize: Shrubs and citrus trees before the end of August.

Tucson Homes Newsletter May 2021Will A Home Warranty Plan Save You Money??

Lets understand a key point. A home warranty is not the same as home insurance. Home insurance covers major damages to your home caused by flooding, hail, crime, or fires. A home warranty plan is a service contract.

They impact the physical structure of your home as well as your personal possessions.

A home warranty covers the repair or replacement of systems and appliances in your home. These can including washer/dryers, refrigerators, plumbing, HVAC, and electrical systems, among others.

Home insurance does not cover these things unless damaged due to a fire or flooding. But there are exceptions to this rule of thumb.

A home warranty plan will repair or replace them depending on the service contract you buy. But will a home warranty plan save you money? As always, it depends…..READ ON.

Fertilize: Fertilize citrus and palm trees t the end of May. Also feed cacti and succulents with cactus fertilizer (if using regular fertilizer, dilute to half strength).

Oro Valley Or Scottsdale….What To Know

For people looking to move to Arizona, an early consideration is Scottsdale.  A busheling suburb of Phoenix. It offers an upscale lifestyle with year around activities.

For those considering Scottsdale, take a look at Oro Valley, AZ. Oro Valley and the City of Tucson is 90 miles south of Scottsdale, but worlds apart.

Oro Valley is cooler, casual and less expensive than Scottsdale. Homes are less expensive and so is the cost of living.  For more reasons to consider Oro Valley, AZ and Tucson…….

Gardening Tips

Our January 2021 Tucson Homes Newsletter suggests you tend to your garden and yard …….

Water: Outside plants should get a minimum amount of water. This is their dormant period. Do not water cactus or succulents before frosts.

Typically the evening hours are our coldest period so watch evening temps as you may need to bring in your succulents or cover them with sheets of cloth/burlap.

Also watch for signs of fungus where things may become too wet.

Prune: Prune roses to 18 inches. Dab ends with wood glue to discourage insects.

Wait until April to cut back frost damaged citrus, bougainvillea and lantana. Great time to remove mistletoe from mesquite trees.

Fertilize: Fertilize bearded iris and citrus. For citrus use 1/3 of the total nitrogen requirement. Water deeply.

Harvest: Cool weather is when you harvest citrus. Keep in mind the longer the fruit stays on the tree, you get the reward of sweeter fruit.

A good “Rule of thumb” – tangerines ripen first, then navel oranges, tangelos, lemons, and limes last.
