Active Listings at the end of May  stood at 1,593, Down 13.4% from the prior year. That is a 1.8 month supply at the current sales rate.

Kartchner Caverns

kartchner caverns near BentsonKartchner Caverns is a limestone cave about an hour drive from Tucson, Arizona in nearby Benson. The cave is located in the Kartchner Caverns State Park.

It all began with a few drops of water. A shallow inland sea covered this area 330 million years ago. The water deposited sediment and fossils that hardened into limestone.

Then another 10-15 million years go by. During which the limestone and rock layers uplifted to form the Whetstone Mountains.When in these mountains caverns were formed.

Caverns with massive limestone caves that are home to many outstanding features. Remarkable minerals and formations as well as some winged friends —-bats.

Discovered in 1974, Kartchner Caverns remained a secret until 1988. That is the year it became an Arizona State Park.

The Grand Canyon

Grand Canyon ArizonaAnother cool place to go on a hot summer day in Tucson is the Grand Canyon. OK, this is not a day trip. But given the elevation of 7,000 feet on the south rim it is a mile higher than Tucson, AZ. And that means cooler.

What can be said about the Grand Canyon? Its big, its unbelievable and it is one of the seven natural wonders of the world.

Another cool place to go on a hot summer day in Tucson is the Grand Canyon.

OK, this is not a day trip. Two to Three days will give you time to take in much the Grand Canyon has to offer.

But given the elevation of is 7,000 feet on the south rim it is a mile higher than Tucson, AZ. The elevation provides 10 to 15 degree cooler temperatures.

It is also a National Park and destination for hiking, rafting, and canyoneering. It can be crowded there as summer travelers from all over the world come to visit.

But there are several places less crowded on the south rim with amazing views. Watching a sunset on the rim is awsome! The sky turns from blue to orange to deep red.

It’s impossible not to contemplate the time it took to form a canyon as massive and deep as this.

North’s Italia At La Encantada

North Italia Restaurant TucsonThis is a Sam Fox concept restaurant that is a main stay dining experience at La Encantada in the foothills. Given the location, it is usually busy and service can be a bit slow. But the food is always good.

North does not disappoints and this North Tucson location is one of their best!

A bright interior with a welcoming bar, plus a beautiful patio, perfect for dining all year round. But it can be noisy.

Basically, it’s a go to spot for a fun time with comfortable outdoor seating. Take a look at the details on North Italia.

Water: Adjust the drip system to accommodate warming temps and monsoon season. Large established cacti and succulents will need supplemental watering if monsoon rains are scarce.

Fertilize: Trees, shrubs and vines using ammonium sulfate. Do NOT fertilize anything that goes dormant in winter.

Plant: Flowering bulbs, herbs, desert shrubs, cacti, euphorbia, agave, yucca, and palms.

Prune: All that went wild during the monsoon rains.

Check On Things: Watch for wilting leaves that don’t recover overnight; adjust watering to eliminate stress. Remember to water plants in the morning. This time of year even the native plants need supplemental water if it’s not raining.

Colossal Cave

Newsletter july 2023 colossal caveOur top pick for a Tucson summer day adventure under ground is Colossal Cave. The Cave is in Colossal Cave Mountain Park near Vail, AZ.

The origins of the Cave began around 300 million years ago. Yes, that is 300 million. Geologists consider this to be “new” as it relates to the earths formation.

Colossal Cave is significant to archeologists establishing Hohokam people were in the area. They have found evidence that Hohokam people used the Cave for shelter around 900 AD.The Cave became legendary when train robbers used it as a hideout after pulling a job.

But there were riches inside that the robbers did not appreciate: Bat guano. As fertilizer it was a valuable commodity. In 1905 a tunnel provided access to mine the guano until it ran out.

Titan II Missile Museum

Fifty-four Titan II ICBMs became operational in early 1963. Three groups of 18 missiles around three Air Force Bases.

They were Davis-Monthan in Tucson, Arizona, Little Rock AFB, Arkansas and McConnell AFB, Kansas.

The Titan II sites were operational until the mid 1980’s. After decommissioning, only ONE site was not demolished. It became the Titan II Missile Muesum on Duval Mine Road south of Tucson, AZ.

Arizona Inn – A Tucson Treasure

The design of the main building is the work of Merritt Starkweather. A noted Tucson architect .

Water: Drip system should accommodate warming temps. Water slowly and deeply, but you may need to increase the frequency of watering for established plants and shrubs.

Fertilize: rose bushes – liquid fertilizers can be added every two weeks – citrus and palm trees at the end of May. Also feed cacti and succulents with cactus fertilizer (if using regular fertilizer, dilute to half strength).

Prune: Cut back salvia plants to promote growth. Do NOT prune lower branches on citrus trees because this shades the trunk.

Plant: Plant drought-tolerant lantana, Mexican Primrose and gazania. Also a great time to plant palms.

And by the way – Be aware of insects. Many bugs appear in May, including lace bugs, aphids, and bagworms

There’s nothing like seeing other people’s gardens to get some inspiration. It’s even better if those “other people” happen to be trained Pima County Master Gardeners.

The 22nd annual Home Garden Tour, which features four Master Gardener residences and gardens, will be held on April 1, from 9 a.m. to 3 p.m.

The garden tour has been a roughly annual event since 1998. The tour is a great way for the public to learn about native plants, rain harvesting, water conservation, garden design, plant selection, and lots of other topics.

And now some tips for your garden.

Water: Drip system should accommodate warming temps. Make sure your citrus trees are getting enough water if they’re bearing fruit.

Fertilize: Established hibiscus, jasmine, roses and herbs with compost and fish emulsion.

Prune: After March 15th mature trees, shrubs, frost damaged plants, and bushes (bougainvillea).

Plant: Native trees, tomatoes & peppers, and seeds.

Both the Average and Median Sales Prices for a single family home increased year over year, by7.1% and 2.9% respectively.

Active Listings continue at historic lows with 2,085 single family homes on the market at the end of January 2023. That translates to a 2.2 month supply.

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The Average sales price jumped up 15.8% and Median 14.7%.

The Tortolita Loop within the Preserve is  a 9.9 mile single track loop of sand, some hard-pack, and rocks. It meanders through a beautiful ironwood forest, best appreciated during the May bloom.

Water: Adjust drip system to accommodate warming temps and monsoon season. Large established cacti and succulents will need supplemental watering every 5-6 weeks if monsoon rains have been scarce.

Fertilize: Fertilize citrus and succulents with cactus fertilizer every month during the warm season. (If using regular fertilizer, dilute to half strength). Prune: Cut back mesquite and palo verde trees.

Protect: We’re into our hottest season. Cover citrus trunks to prevent sunburn damage. Drape sensitive plants with shade cloth to protect from sun damage.

Harvest: Continue to harvest your citrus. Most citrus should be picked by the beginning of March except valencia oranges and grapefruit as they continue to sweeten for several months.

Both the Average and Median Sales Prices for a single family home increased year over year, by 5.6% and 7.1% respectively.

Active Listings continue at historic lows with 2,271 single family homes on the market at the end of December 2022. That translates to a 2.3 month supply.

Following single family homes, the Average and Median Sales price for Condos and Townhouses moved up as well. The Average sales price jumped up 18.2% and Median 18.4%.

Gardening Tips

Water: Water citrus deeply every three weeks. Adjust watering schedule to accommodate spring winds. 

 

Fertilize:Fertilize citrus, roses, grapes, lawns, and deciduous (trees or shrubs that lose their leaves seasonally) trees/plants. Citrus needs fertilizer specially formulated with an ample source of nitrogen. Roses need slow release fertilizer specially formulated with nitrogen and phosphorous. Fertilize the non-native plants just as they begin to grow. Yes, mid-February/March is our spring time!

Prune: Once new shoots emerge on frost damaged plants (lantana & bougainvillea) cut away dead branches. Also cut back ornamental grasses. Wait until April to cut back frost damaged citrus.

Harvest:Continue to harvest your citrus. Most citrus should be picked by the beginning of March except valencia oranges and grapefruit as they continue to sweeten for several months.

Gardening Tips For The Winter Months

Water: Watering outside plants during this time should be kept to a minimum since this is their dormant period. Do not water cactus or succulents before frosts. Also watch for signs of fungus where things may become too wet.

Protect: December/January is a rainy period and are typically our coldest months so watch for freezing. Use Styrofoam cups on columnar cacti to prevent freezing. Cover citrus trees and plants on freezing nights. Lime trees and bougainvillea are especially vulnerable.

Harvest: Only harvest your citrus if several days of freezing are predicted. Cool weather is when you harvest citrus. Keep in mind the longer the fruit stays on the tree, you get the reward of sweeter fruit.

Rule of thumb – tangerines ripen first, then navel oranges, tangelos, lemons, and limes last. Wait until April to cut back frost damaged citrus, bougainvillea and lantana. it is also a great time to remove mistletoe from mesquite trees.

Plant: Salad greens.

Market Update – September 2022

Active Listings at the end of September 2022 increased 10.2% from August 2022 to 2,337 single family homes on the market. Year over year the inventory of homes for sale increased 40.1%  from September 2021. Active listings continue to increase, but remain at historical low levels.

The Fed is attempting to slow inflation through higher Fed fund rates and increased them 75 basis points in September. Although mortgage rates are not directly linked to the Fed funds rate,  mortgage rates increased as well and moved up over the 7% level.

Many “experts” believe the Fed will increase rates another 75 basis points in November 2022.

The All Souls Procession in Tucson takes place on November 6, 2022. A Tucson tradition since 1990, it is the first big annual event of the year.

Tucson’s Dia de Los Muertos-inspired is a community fixture every fall since 1990. Supporters are coming back after the pandemic altered the course of humanity for over a year now.

If you like watching people you can’t miss the procession start at Grande Avenue and Speedway Boulevard. It is part theater and part remembrance. It ranks among the largest of such celebrations in America.

Blue Willow restaurant is an eclectic place with great food and a unique gift shop.

Before or after dining wander around the gift shop to find fun, quirky, and inexpensive gifts.

The menu is standard American fare with quite a few vegetarian and vegan options. The patio is the place to dine, unless it is a super hot day. For breakfast, my favorite is the very filling blueberry pancake.

Cooler, longer nights are here, and fall gardening activities are thick on the ground. When considering what to plant and prune, and when to do it, don’t forget about our frost dates.

Officially, our average historic first and last frost dates are Nov. 18 and March 14. We are likely to have frost or freezing for a few days during the December through February period.

Water: Adjust drip system for fall and cooling temps.

Prune: Only if there is a safety concern since we are going into the cooler fall/winter season.

Plant: Remember to group plants with similar water needs together.

  • Native perennials now
  • Wildflowers such as penstemons, daleas, mallows.
  • Plant your cool-season veggies: Arugula, beets, carrots, broccoli, cabbage, cauliflower, etc.

With the cooler weather bring your succulents indoors sometime this month if they are tender.
