Market Update – August 2022

Active Listings at the end of August 2022 increased 4.6% from July 2022 to 2,120 single family homes on the market. Year over year the inventory of homes increased 45.8%  from August 2021. Active listings continue to increase, but remain at historical lows.

The Fed is attempting to slow inflation through higher Fed fund rates with a 75 to 100 basis point increase in September. Although mortgage rates are not directly link to the Fed funds rate, it is expected that mortgage rates will climb as well.

Dude Ranches In Tucson – Experience The Old West First Hand

In the late 1880’s, ranchers in the Wild West would provide food and lodging to travelers crossing deserts lands on their was west. It was a common courtesy.

And in many cases the traveler provided the rancher some welcomed company.

As time went on, it became more acceptable for the guests to give some amount of  payment to the rancher. In the 1920s and 1930s, cars made travel a whole lot easier. This allowed more people the ability to experience the “old west” by spending a vacation on a dude ranch.

Tucson offers the old west experience on almost every budget and interest. Both the dude ranch and guest ranch can bring back the feel of the old west. Many with a level of comfort and luxury never imagined.

Water: Adjust drip system for fall and cooling temps. Allow citrus trees to dry out between watering.

Prune: Only if there is a safety concern since we are going into the cooler fall/winter season.

Plant: Foliage,Poinsettias, Roses, and Fruit Trees.

  • Plant all kinds of perennials like penstemon, globe mallow, salvias and the like.
  • Best time to plant trees — native and non-native.
  • Get ready for fall planting in your veggie garden.
  • If you want to grow bulbs such as narcissus, tulips, lilies, iris and amaryllis, you can plant them now.
  • Already growing iris, now’s the time to divide them.

New plantings can follow this watering schedule from the Pima County Master Gardeners for newly planted native and desert adapted plants:

  • Weeks 1-2 every three to four days;
  • Weeks 3-4 every six to seven days;
  • Weeks 5-6, every seven to 10 days;
  • Weeks 7-8, every 10-14 days.
  • After week 8 gradually extend the time between irrigation’s until plants are established.

Tucson Newsletter – July 2022 Market Report

Active Listings at the end of July 2022  increased 26.6% from June 2022 to 2,027 single family homes on the market. Year over year the inventory of homes increased 52.6%  from July 2021. Active listings continue to increase, but active listings remain at historical lows.

Mortgage interest rates pulled back a bit into the 4.75% to 5.5% which may bring more buyers into the market.

The Fed is attempting to slow inflation through higher Fed fund rates. Although mortgage rates are not directly link to the Fed funds rate, it is expected that mortgage rates will climb as well.

Tucson Newsletter – June 2022 Market Report

Active Listings at the end of June 2022  increased 36.1% over May 2022 to 1,601 single family homes on the market. Year over year the inventory of homes increased 41.1%  from June 2021. That is now 2 consecutive months Active Listings have increased, but the number of active listings remains at historical lows.

Rising mortgage interest rates appear to have put the brakes on buyers. Closed sales were down 20.6% from June 2021. Current rates are in the 5.75% to 6.25% range and will likely be going higher as the Fed is suggesting a 75 basis point hike in the second half of July 2022.

The Fed is attempting to slow inflation through higher Fed fund rates. Although mortgage rates are not directly link to the Fed funds rate, it is expected that mortgage rates will climb as well.

Will the Tucson housing market start of slow. Probably!

But the question is how much and when. Our July report should be the first signal of what is to come.

This Tucson restaurant has been serving good food in an upscale western decor restaurant since 2002. Servers wear 10 gallon hats and the service is very good – attentive and friendly.

Tables are a bit close together so there may be some noise in your conversation. Build a bridge, get over it.

The wait staff is super friendly and add to the cowboy feel of the restaurant. FYI if you are looking for the happy hour specials, plan to sit at the bar.

Water: Adjust the drip system to accommodate warming temps and monsoon season. Watch for wilting leaves that don’t recover overnight; adjust watering to eliminate stress. Remember to water plants in the morning. From the heat, watch for leaks in your drip system. Large established cacti and succulents will need supplemental watering if monsoon rains are scarce.

Fertilize: Trees, shrubs and vines using ammonium sulfate. Do NOT fertilize anything that goes dormant in winter.

Prune: All the stuff that went wild during the monsoon season.

Plant: Flowering bulbs, herbs, desert shrubs, cacti, euphorbia, agave, yucca, and palms.

Tucson Newsletter – May 2022 Market Report

May 2022 “Active Listings”  increased 18.8% over April 2022 to 1,176 single family homes on the market. Year over year the inventory of homes increased 20.7%  from May 2021.  This is the first year over year increase in active listings in over a year.

The continued strong demand, historically low inventory and low interest rates are the market drivers for over 3 years. But interest rates are now headed UP! Current rates are in the 5.75% to 6.25% range and will likely be going higher.  Will that slow housing demand and prices?

The Fed is attempting to slow inflation through higher Fed fund rates. Although mortgage rates are not directly link to the Fed funds rate, it is expected that mortgage rates will climb as well.

Will the housing market slow down in Tucson, AZ. Probably!

But the question is how much and when. Our July report should be the first signal of what is to come.

Bata Restaurant – Downtown Tucson

Bata in the downtown Warehouse Arts District is dedicated to using open flame in the preparation of each menu item. Even deserts!

This new Tucson restaurant is housed in a historic 1930s warehouse at 35 E. Toole Avenue. Originally a warehouse, it was converted to office and retail space in the 1980s.

Bata keeps the original wood and metal bow truss ceiling decor. Exposed brick walls and polished the concrete floors create an modern industrial look.

The dining room is large. Two to six seat wood tables provide space for up to 90 diners.

The restaurant’s name also has Japanese origins. A shorthand term for Japanese style grilling called “robata”.

Take A Summer Break At Roosevelt Lake

June is the beginning of summer in southern Arizona. That means hot days and warm nights. A question frequently asked during the summer months is where can we get a water fix?

The answer that question may depend on how big of a boat you have. If you have a power boat, them you need to consider Theodore Roosevelt Lake.

Theodore Roosevelt Lake is one of four lakes created on the Salt River northeast of Phoenix. The completion of the Roosevelt Dam in 1911 created the Roosevelt Lake. The other three lakes are Saguaro Lake, Apache Lake and Canyon Lake.

Roosevelt Dam and Roosevelt Lake achieved a multi purpose goal. First, flood control. The dam allowed people to control the frequent flooding of the Salt River.

Intended or not, it also became and is today a great “water fix” in the summer for the residents of southern Arizona.

Protect: We’re into our hottest season. Cover citrus trunks to prevent sunburn damage. Drape sensitive plants with shade cloth to protect from sun damage.

Tucson Housing Market A “Hidden Gem” Says the National Association of Realtors

In 2021, single family existing-home prices rose at the fastest pace in five decades. The average year-over-year pace was 18%.

Gains reflected strong job growth, low mortgage rates and inadequate housing construction. Metro areas saw job growth with businesses and people moving more favorable climates.

These migrations increased among workers with the ability to work from home. In these cases homes did not have to be near a corporate headquarters.

Are there markets where home prices are still undervalued? Are there really Hidden Gem housing markets to be found?

According to the National Association of REALTORS® the answer is …..YES!

Gardening Tips For The Winter Months

No Changes Here –

Water: Watering outside plants during this time should be kept to a minimum since this is their dormant period. Do not water cactus or succulents before frosts. Also watch for signs of fungus where things may become too wet.

Protect: December/January is a rainy period and are typically our coldest months so watch for freezing. Use styro foam cups on columnar cacti to prevent freezing. Cover citrus trees and plants on freezing nights. Lime trees and bougainvillea are especially vulnerable.

Harvest: Only harvest your citrus if several days of freezing are predicted. Cool weather is when you harvest citrus. Keep in mind the longer the fruit stays on the tree, you get the reward of sweeter fruit.

Rule of thumb, tangerines ripen first, then navel oranges, tangelos, lemons, and limes last.

Wait until April to cut back frost damaged citrus, bougainvillea and lantana. Great time to remove mistletoe from mesquite trees.

Down Home Cooking At Bubb’s Grub

Newsletter January 2022If you happen to be from Milwaukee, Wisconsin the name “Kuglitsch” meant bowling. Anyone that owned a bowling ball between the 1920’s to the early 2000’s knew them.

In the 1980s they also started a thriving catering business. And Dan Kuglitsch ran it with great success. But decided to leave Wisconsin and head for Texas. There he won a Top BBQ contest with his “secret sauce”.

Around 2004, Dan decided he needed a change and headed to Tucson, AZ. He bought the Hitching Post restaurant in Catalina and opened under the big new sign – Bubb’s Grub Texas BBQ.

Oh, and kept one of Wisconsin’s tradition. The Friday night fish fry.

This is a great place for lunch or dinner. On Sundays during football season its a gathering spot for Packer fans. Want to know more……GO!
