Pros And Cons Of Living In Arizona

30 Top Reasons To Be Living In Arizona

A Big – Somewhat Biased – List

Pros and cons of living in arizona Tucson AzArizona may be the most interesting or confusing place in the US. The first thing people think about Arizona is the Phoenix Metro area.

A large fast growing city of over 4.5 million people. For perspective, that is over 60% of the population of the entire state.

What is often overlooked is that Arizona is the 6th largest state in land mass. Ok, not a big deal.

But now consider the elevation change between the north and south border. The north rim of the Grand Canyon is at 8,000 feet above sea level and surrounding areas reach 11,0000 feet.

In the southwest corner of Arizona sits Yuma. It is at an elevation of 141 feet above sea level

So what, you might say. Well, it snows at 8,000 feet, but not at 141 feet. Hmmm.

Does that mean people have lots of lifestyle choices in Arizona? Yes, in deed!

Hopefully, you are getting the picture that Arizona comes with plenty of perks. Lots of Pros and, yes, some Cons.

Before You Start

But before you start reading our list of Pros and Cons of living in Arizona we have a disclaimer.

One, we live in Tucson Arizona and don’t regret a thing about moving here in 2002. We also believe Tucson it is the best place to call home.

Second, we love it here! Every day is special to us.

Now, one more thing to understand. Arizona is HUGE! That means significant changes in climate, topography, and temperatures based on where you are. You can go from Sonoran Desert in the south to Alpine Tundra in the north.

So, painting the whole state with the same brush of pros and cons doesn’t work. Arizona offers an abundance of lifestyles options and climates to choose from.

With that said, please dive in to our list of the Pros and Cons of living in Arizona.

A Bit About Arizona

Arizona has more than 330 days of sunshine a year. Tucson has 350 days. That means there is almost never a rain out for any outdoor activity.

A study in June 2018 by Bloomberg News indicated home values in high risk area for natural disasters have declined over the 2007 to 2017 period. Or increased less than low risk areas.

By the way, haboobs do occur in the greater Phoenix area. So, if you are considering Phoenix, stand ready during the summer monsoon season for the haboobs.

17. Fewer Bugs. Tucson’s elevation and dry climate make it a poor habit for bugs. Yes, there are gnats in the spring and occasional fly, but the mosquito is almost non-existent. Unlike most other areas, you can play outdoors and not have pesky little things flying around.

Monument Valley AZ

Monument Valley Is the Ultimate Sensory Overload

Navajo Tribal Park in Northeastern Arizona

A Bit of Background

Monument Valley ArizonaMonument Valley was the backdrop for the movie Stagecoach. This western movie hit theaters in 1939 and put John Wayne and John Ford on the map in Hollywood.

The movie won two Oscars. The other significant outcome from Stagecoach is how it framed a vision of the American West.

After Stagecoach, dozens of western movie producers journeyed to Monument Valley AZ.  Ford returned many times during his movie making career.

John Ford made Monument Valley “famous”. But Harry Goulding was the person that persuaded Ford to go there.

Moment Valley is not a national park. It isn’t even a national monument. It is a Navajo Nation Tribal Park. An area covering northeastern Arizona and southwestern Utah. The Navajo Nation Tribal Park aims to preserve the Navajo way of life.

While many of us may recognize the Navajo Nation from the history of the old west. The Navajo culture has existed long before 1581. That is the date when the Spaniard explores came to what is now the southwestern United States.

Where Is Monument Valley Arizona?

The Monument Valley Navajo Tribal Park is roughly 400 miles northeast of Tucson AZ. It includes northeast Arizona and Southwest Utah – MAP.

The small town of Goulding is the central point for visitors. In 1923, Goulding was an Indian Trading Post. Today the Town offers a complete range of visitor services.

Lets be clear. Visiting Monument Valley is not a day trip from Tucson AZ or Phoenix. You will need to stay over-night in Goulding or another city such as Flagstaff. Flagstaff is the largest city in the area and is about 175 miles away.

Why Visit Monument Valley, Arizona

First are the endless panoramic vistas. This place is a photographer’s dream come true. Bring the big lenses, tripod and stool. The colors of the reddish buttes and spires change throughout the day.

Without seeing it in person, it is impossible to grasp the scope of scene. Vast is the only word to describe it.

Second is bragging rights. Although Monument Valley is a one-of-a-kind experience, it doesn’t get a lot of visitors. Why? It is not a quick stop on your way to anywhere else. You have to want to go there.

But when you visit there, you will never be a boring guest at a cocktail party. Oh, put a few snaps on your mobile device just to show everyone you were there and what they have missed.

For The Adventurous

For visitors not wanting to just hang out at the hotel and visitor center there are options.

First is the 17-mile scenic drive. The road isn’t paved but provides and endless number of “OMG” scenic opportunities. Bring the camera! This is a self-guides tour and takes a couple of hours.

Second is a self-guided trail. A 3.2-mile trail, Wildcat Trail, will take you around the west Mitten Butte. The trail is an elevation of 5,400 feet. It takes about 2 hours to make the loop. You must stay on the trail. Oh, BTW, bring your own water and you are responsible for your own trash.

The third option is a day long trip with a Navajo guide. The all day guided tour takes you on trails in a four-wheel drive vehicle. It is bumpy but will justify why you got out of bed at 4 AM to meet your guide. Especially when you see Seven Sisters at sunrise.

A Word to The Wise

Monument Valley sits at an elevation of 5,500 feet about sea level. That means mornings and evening are cool and mid-day temperatures warm to hot. Bring your own water and layers of clothing to add or remove throughout the day.

One more thing! Ask permission before taking photos of Navajo residents and their property. Take some cash for the photo gratuity.

Please note – Northern Arizona (in general the Navajo) observes daylight savings time. . .  Southern Arizona, including Flagstaff does not. So, check the time at your destination the day before you head out.

Conclusion

Whether you are a resident or a visitor, Arizona has lots of places to visit. Based on where you are, or live, these can be easy day trips, over-night stays or weekend adventures.

Monument Valley Navajo Tribal Park is a unique and amazing experience. But you have to want to go there. But worth it. Amazing vistas and incredible scenes await. And you will leave asking yourself “how in the world was this place created?” When you go there, you may also want to visit the Navajo National Monument.

Tucson is a focal point for many interesting day trips and overnight stay adventures. It is also a great place to live.

Arizona State Taxes – Personal Income Taxes Will Be A Flat Tax In 2023 And After

Arizona’s income tax for the year 2023 (filed by April 2024) will be a flat rate of 2.5% for all residents.

Before this change, Arizonans paid one of two tax rates.

Single filers with a taxable income of up to $28,652 paid a 2.55% rate, and anyone that made more than that paid 2.98%.

Married couples filing a joint return, paid the 2.55% rate for taxable income up to $57,305. The rate increased to 2.98% for any income over that amount.

?So, this new rate is a tax cut for all.

Kiplinger recognized Arizona as one of the top ten most friendly tax states in the U. S. A flat tax rate that reduces taxes will make Arizona even more favorable.

Check the Arizona Department of Revenue website for additional information.

Arizona State Taxes – Vehicle Tax

The fee to obtain a driver’s license is between $10 and $25. You can determine how much it will cost you at the Motor Vehicle Department web site.

In Arizona the fee to register your vehicle is generally less than $15. But there is also a vehicle license tax (VLT) assessed at the time of registration. The VLT is the same as the personal property tax charged by other states. The more valuable your vehicle, the higher the VLT will be.

Arizona State Taxes – Homes and Land

Property taxes are based on a home’s specific location. Each county and city set their tax rates to fund many items. These items will be shown on the annual tax bill. Read more on Arizona Property Tax rates.

Pima County Property Tax statements are based on the Arizona Property rates and process.

Arizona Top Destination People Are Moving Too

Arizona In Top 5 States People Are Moving Too

Data For 2020 & 2021 Shows The Winner And Loser States

people are moving tucson arizonaArizona is in the top 5 states people are moving too. How do we know, you may be asking?

Thousands of U-Haul customers have spoken. Actually, they moved.

The data included over two million one-way U-Haul truck customer transactions in 2020 and 2021. Data showed people are moving to Texas, Florida, Tennessee, South Carolina and Arizona were the most sought-after states.

So there are a lot of people are moving to Arizona.

But from where?

U-Haul, a Phoenix-based company, has answered that burning question.

California remained the top state for out-migration, but its net loss of U-Haul trucks wasn’t as severe as in 2020. BUT this could due to the fact that U-Haul ran out of vehicles in 2021. They simpley could not meet customer demand for outbound equipment in California.

The top ten Arizona-bound, 2021 one-way U-Haul trucks originated …..that means people are moving from (in order):

  1. California
  2. Illinois
  3. New Jersey
  4. Massachusetts
  5. Maryland
  6. Oregon
  7. Louisiana
  8. Connecticut
  9. New York
  10. Pennsylvania

These U-Haul migration trends do not correlate to population or economic growth. But it is an effective gauge of states that are attracting and maintaining residents.

U-Haul’s extensive 50 state network makes them the authority on migration trends.

U-Haul has over 22,000 truck and trailer-sharing locations in the United States. This provides them a comprehensive look at where people are moving. There is no other organization able to do this.

What Makes Arizona A Top State People Are Moving Too?

Some of the top reasons Arizona is a go to destination include:

  • Beautiful weather nine months out of the year (Ok, Summers are hot, but you don’t have to shovel sunshine!)
  • Resort-style living
  • Prestigious restaurants and shopping
  • Specialty education options
  • Reasonable cost of living combined with the ability to work from home
  • More homes with casita options to accommodate to extended family members
  • Close to hot spots including Vegas, San Diego and Puerto Penasco (Mexico)
  • Perceived value compared to other major metro areas

The number of people moving to Arizona isn’t expected to slow down despite the tight supply of inventory.

Both the two major cities in Arizona – Phoenix and Tucson – are experiencing a shortage of homes for sale.

Gadsden Purchase Of 1853

The Purchase That Brought Southern Arizona into The U. S.

It Changed the Landscape of The Southwest

Gadsden Purchase of 1853The Gadsden Purchase is one of the more interesting real estate deals made by the United States. Its sole objective was to enlarge the borders of the southwest United States. Doing that made it easier to build the Southern Pacific railroad.

History

In 1848 Treaty of Guadalupe Hidalgo established the boundary between Mexico and the United States. The border ran along the Gila River with all land to the south of the river belonging to Mexico.

James Gadsden was from South Carolina and the son of a revolutionary soldier, Christopher Gadsden. The senior Gadsden had been a statesman in South Carolina and soldier in the civil war. Both father and son held strong views on the rights of the southern states to govern themselves.

James Gadsden had also been a soldier under Andrew Jackson. His alliance with the many political figures of the time helps his political career. One such advancement was the appointment as the commissioner in charge of placing the Seminole Indians on reservations by President Monroe.

Railroads Moving West

James Gadsden had promoted railroads as the future for the south. His stanch promotion of railroads got him the position of president of the South Carolina Railroad Company.

Gadsden held a vision to create one railroad system from the patch work of small and individually owned railroad systems of the time. He dreamed of a transcontinental railway running from the southeast coast to the southwest coast. He felt having this railway system in place would tie the cities on the pacific coast commercially tied to the southern states instead of the northern states.

Unfortunately, to achieve that goal, the railroad would need to run through the U. S. territory that was north of the Gila River. That area was extremely mountainous and make the venture to expensive.

The most direct route for the railroad was south of the Gila River. Then part of Mexico. Undaunted, Gadsden set out to have the Federal Government acquire the land needed to build the railroad from Mexico.

The Deal With Mexico

With friends in high places inside the Government, Gadsden was able to receive an appointment as the U. S. Minister to Mexico by President Pierce. His instructions were to acquire enough land to build a railroad to the Gulf of California. He went to work immediately.

The territory to be acquired was basically a no man’s land in northern Mexico. In the mid 1800’s the area was hardly settled and experiencing frequent Indian raids.

Earlier in the history between the Federal Government and Mexico at the time, was the treaty of Guadalupe-Hidalgo, signed February 2, 1848.  This treaty had put closure to the Mexican war and ended Mexico’s claim to compelled to abandon its claim to Texas and the territory that would become New Mexico, Arizona, California, Colorado, Utah and Nevada.

Now, after the war and subsequent transfer of territory to the Federal Government, Mexico was in need of money.

Gadsden ceased the opportunity. In 1852 Gadsden agreed to pay Santa Anna, the Dictator of Mexico, $10,000,000 for a strip of territory south of the Gila River. The land included some 45,000 square miles in what now southwestern New Mexico and southern Arizona is. The purchase was finalized on December 30, 1853.

The Outcome

The Gadsden Purchase was so unpopular in Mexico that Santa Anna was over thrown as dictator and banished.

Gadsden was recalled as Minister to Mexico for mixing politics and domestic affairs. The up roar in the U. S. Government over the Gadsden Purchase stopped the Pierce administration from any further actions that would add more territory to the United States.

The territory acquired by the Gadsden Purchase in 1853 essentially completed the contiguous 48 states as we know them today.

Interestingly, Arizona petitioned Congress to be identified as a Territorial government that same year. One of the names suggested for the Territory was Gadsonia. Gadsonia is a Latin derivative for the name Gadsden.

Summary

The Gadsden Purchase expanded the southern boundaries of Arizona and New Mexico. The Southern Railroad was built and was key to settling the southwest.

Soon silver and gold would be discovered in southern Arizona and the territory would become one of the leading producers of silver, copper and gold. The gun fight at the OK coral in Tombstone AZ sparked the legend of Wyatt Erp.

Without the Gadsden Purchase, the second largest city in Arizona, Tucson, would be part of Mexico. With that, it is unlikely the University of Arizona would exist. With that, Kentucky may have won the 1997 NCCA tournament against ????.

How different the southwest would be today without the Gadsden Purchase?

Time In Tucson Arizona

No Daylight Savings Time in Tucson Arizona

Arizona Clocks Stay the Same All Year

The Time In Tucson AZ RIGHT NOW Is

The Time in Tucson is NOT Daylight Savings Time. Unlike almost everywhere else, Arizona does not observe Daylight Saving Time (DST). It hasn't for the last 40 years.

Arizona does not observe DST which can cause plenty of confusion for both residents and visitors.

So right now, the time in Tucson Arizona is in the same as Denver Colorado. It will remain that way from November to March.

However, during the summer the time in Tucson AZ falls behind Denver. It becomes the same as Los Angeles. So, from March to November the time in Tucson is the same as the pacific standard time.

Why Not Change?

The reason why Arizona doesn't change has a lot to do with the weather.

Time InTucson azThroughout the United States the annual change to daylight saving is tied to energy conservation. Using DST during the summer means more sunlight at night. That homes don't have to turn on lights as early.

According to the U.S. Government, that results in energy and fuel savings across the U. S.

Over the course of the last 100 years, the United States (including Arizona) moved on Daylight Saving time in both World War I and World War II. Then as soon as the wars were over Daylight Savings time was again abandon.

In 1973, a more permanent federal law was introduced to address the oil shortages of that time. Arizona asked for and was eventually granted an exemption.

Bits And Pieces

As mentioned in an Arizona Republic editorial from 1969 the request was made due to Arizona's warm summers. If Arizona were to observe Daylight Saving Time, the sun would stay out until nine p.m. in the summer (instead of 8 p.m., as it does currently).

Data suggested that we need to wait until about 9 p.m. DST to begin any night-time activities. In that way drive-in movies, moonlight rides, parents convincing small children it’s bedtime, etc, would be easier.

Another Arizona Republic editorial from 1968 stated a similar proposition. identified were Drive-in theaters, mom and dads with small children, bars, farm owners opposed to Daylight Savings Time. As were people doing business with California customers and suppliers.

Not to surprisingly, utility companies, late afternoon golfers, the late risers, and the people with business interests on the Eastern seaboard were for it.

But don't be fooled by Arizona's DST stance. While the time in Tucson is not on DST, some areas of Arizona are. Not every area of Arizona is exempt from Daylight Saving Time today.

The Navajo Indian Reservation practices DST. However, the reservation stretches across four different states. States that do observe DST.

Should all of Arizona were to re-evaluate its position and choose to observe DST?  Here are some of the changes that what would occur.

Instead of sunrise at 5:30 a.m. during the summer, the sun would appear at 6:30 a.m.

At the end of the day, the sun would set at 9 p.m. instead of 8 p.m. Winter season sunrise and sunset time in Tucson would remain the same.

And There's More

A 2009 study from the American Psychological Association suggests DST has an adverse effect on the American work environment.

The study reported that after and beginning and end of DST employees slept forty min less. They also had 5.7% more workplace accidents and lost 67.6% more workdays because of those accidents. The data was based on mining injuries between 1983 and 2006 by the National Institute for Occupational Safety and Health.

Officially, Daylight Saving Time starts at 3 a.m. on Sunday, March 13. It officially ends on November 6, 2011. For those of us in Tucson, the time in Tucson Arizona doesn't change.

For more on the rational and the original idea behind....... Daylight Savings Time

Plan For Your Pet When Moving

Don’t Forget to Plan for Your Pet When Moving

Make It A Stress Free Move For Everyone

Movig Your PetMoving with a pet is a challenge that comes with additional expenses. Make sure to budget for these, as well as extra travel time, especially if you’re moving across state lines.

Premier Tucson Homes offers up a bit of additional advice to help you make your move from there to here with ease, even when you’ve got a houseful of pets and no experience moving.

Planning Ahead

If you’ve yet to begin your home search, now’s the time to make a list of everything you need for your family and pets. You already know how many bedrooms and baths you need, but you must also plan for a fenced yard, which is crucial given the prevalence of coyotes and other predators in the area.

You can have a fence installed after closing, but keep in mind that this is an added expense (although some contractors offer discounts if you’re willing to pay ahead), and it might take days or weeks.

Read reviews and schedule a meeting to discuss capabilities, timing, and price before you move ahead with your fencing plans.

To Do List…

Something else to put on your to-do list: Contact your veterinarian.

In addition to a full health screening to ensure they are safe enough to travel, your vet can also talk to you about what to do about motion sickness.

Many dogs, especially puppies younger than one year, can experience vomiting and diarrhea in a moving vehicle. This is the last thing you want during an already stressful time.

When you are touring homes, don’t assume that you can bring your pet with you. Be courteous to the current homeowner, and have your realtor confirm that it’s okay ahead of time.

Moving Day and Beyond

Now that you have your house picked out, your dog examined, and motion sickness stopped before it starts, you can focus on moving day. If you think it’s stressful on you, your dog has no idea what’s coming.

If possible, visit the home ahead of the movers. This will give your dog a bit of time to explore without the distraction of new people coming in and out. You might also want to arrange for a dog walker or pet sitter who’s familiar with the area and gets great reviews for reliability.

Help your pet settle in by bringing along his pet bed. You’ll also want to make sure he’s got many of his favorite toys and a familiar food bowl — although it’s typically best to feed them on the light side during the big event.

Another important step toward making moving day less stressful is to keep your dog on their regular schedule. Even if you are moving into a new time zone, try to stay consistent with their feeding, exercise, and playtime routines.

At Your New Home

As you begin to get out and about in your new neighborhood, keep your dog on a leash. Remember, they may be overwhelmed by new sites, sounds, and scents and might get the urge to wander away.

BayDog offers tips on how to introduce your dog to new people and stresses that staying calm and being cautious around children is crucial.

The actions you take before and during a big move have a significant impact on you and your pets. So make sure to plan ahead so that you can get through all of the inevitable challenges.

Start by knowing what you’re walking into, especially if you’re moving to a new area that may have potential dangers you’re not used to.

If you still have questions, your buying agent can help you sort the details and may even have a few great recommendations on dog parks and other fun local activities to do with your entire family.
