Moving Tips To Get You Organized

10 Things To Put On Your Relocation “To Do List”

moving tips tucson10 top moving tips that will reduce the stress. Even a relative small home holds lots of things. Furniture, kitchen dishes and appliances, clothes, moments, pictures and lots of other item. Oh, not to mention the garage.

Only moving a short distance? Consider moving the smaller items yourself. Rent a truck, pack them up and move them to your new home.

For bigger items use a moving company. There are usually fewer big items than medium and small boxes. It may take a day or two to get everything to your new home but could save you a lot of money.

Planning for a move can be a great family event. Get everyone in the family involved. Find tasks each person can do and use them tto create a “family team” event.

The time start planning a move is best begun as soon as you decide to sell your home. Some of the tasks required to get your home ready to sell will help the moving process.

Clear out closets, basements or attics. Getting it done early means there will be less to do once the home is under contract.

And if you are moving to Tucson, remember one important thing. Most Tucson homes don’t have basements. So consider getting rid of as much of the “stuff” in your basement as you can.

Moving Plan Considerations

Moving out of state? Contact an interstate mover and the use of a large van. Also, shop moving companies. It is a deregulate industry and that means pricing is negotiable. To some degree anyway.

Moving internationally? The planning just more complicated. There are a host of considerations based on which country you are moving to. It is worth noting that some items common in the U.S. are not acceptable in a foreign country.

It will be worth the time to check with the embassy in Washington, D.C., for more information. Also, check on customs protocols, duties and taxes. You don’t want an ugly surprise to get your possessions into the country you are moving to.

If your move is local or a short distance from your present home, you can lower costs by doing some of the work yourself.

Your moving checklist should include boxes, packing peanuts, blankets and padding. Oh, and don’t forget to reserve a rental van or truck.

Planning a move is key. Label each box with the type of contents, room it should go in and a number. Keep a list of each box by number and room.

Create a moving checklist that includes all the steps required. Moving is a big job and a moving checklist can make it more organized and easier.

How To Make Your Move Easier

#1 – Cash on hand. If you’re moving more than a few miles you will probably need some cash or credit cards for fuel, food and lodging.

#2 – Keep medicines and related prescriptions in a place where they can be reached during the move.

#3 – Number all the boxes so that all boxes can be counted on arrival. Make a list of boxes by number and indicate their contents. The movers will do this as well, but the ability to cross check each box can save a big hassle at your new destination.

#4 – When moving with children, have a favorite toy, games, music or other items for them to play with.

#5 – Identify all special handling items. For antiques or very special items you may want to hire a separate moving company specializing in these items.

#6 – Have contact phone numbers and your cell phone available. Just in case you need help or encounter a break down along the way.

#7 – Keep you laptop or notepad computer handy to check up on business and personal e-mail.

#8 – Last, but not least, be sure you understand the moving company’s insurance coverage. It can sound adequate but be a disaster should a major piece of furniture be damaged or “not show up”.

#9 – And one more moving tip. For a long move, it may be less expensive when you contract through a moving company in your destination city. Based on seasons, some carriers aren’t as busy and will actually charge less.

#10 – Contact the local utility companies serving your homes and let them know the buyers name and contact information. Your Realtor can help you with this.

Things To Know Before Moving to Tucson

8 Things You Should Know Before Moving to Tucson

moving to tucsonThe coronavirus pandemic has caused many people to re-evaluate where they live and to think about possible relocation. With that in mind, some of you might consider relocating to Tucson, Arizona.

Tucson is a city that proudly wears its Wild West charm. However, it is also full of diversity. Therefore, it’s equally appealing to athletes, food-lovers, retirees, and intellectuals.

So, if you are considering buying a house and settling here, read on. Here are the things to know before moving to Tucson to get you more acquainted with your soon-to-be new home.

Everything you need to know before moving to Tucson, AZ

The city of Tucson is now the 81st best place to live in the United States. The ranks are based on the city’s affordability, desirability, and job prospects. They added a new factor this year: how the top communities have dealt with the pandemic and how much work they need to recover.

Having this position in mind, making Tucson your new home might be just the right thing for you and your family. With the proper planning and organization, and the right moving company to give you peace of mind and ensure your belongings will arrive at your new home safely, you will be on the right track.

However, since any move, in Arizona or any other state, especially a long-distance move, requires numerous things to be done and the inevitable stress part, make sure you contact a reputable company to help you find the best solution for your situation.

Doing so, you will make sure you ensure a smooth transition, which means you will enjoy the desert sunsets in no time!

Let’s have a look at the necessary things to know before moving to Tucson.

It’s affordable

It’s excellent news that the cost of living in Tucson is 6% lower than the national average. Housing costs are even 25% lower than the national average, which makes Tucson a very appealing city to move to.

For instance, the median home price is usually a little above 132,000$, while a monthly rent for a median home is around 770$. However, it’s a hot seller’s market at the moment, which means you should act fast since this is the best season to buy a house in Tucson, AZ.

The home of the University of Arizona

Tucson is also the home to the University of Arizona. The U Of A has established itself on “Firsts” and “Onlys”.

1 – It was the first university in the Arizona territory. U of A opened its doors 43 years before Arizona became a state. Statehood occurred in 1928. Arizona was, in UArizona Campusfact, the last of the 48 contiguous states to enter statehood.

2 – The U of A is the only M.D. Granting medical school in Arizona.

3 – The U of A’s motto is “Bear Down”. This motto was immortalized from the U of A student body president and revered football quarterback John “Button” Salmon. When Salmon died in 1926, his last words to his teammates were “Tell them … tell the team to bear down.”

With about 45,000 students, Tucson has a college town vibration added to it.

So whatever your preferences are, tech, medicine, literature, or poetry, there’s a program at the University of Arizona for everyone.

Great for retirees and warmer climate lovers

tucson retirementLittle to no snow during the wintertime, sunny skies, and warm weather are attractive traits to many snowbirds and retirees—all of which Tucson has.

Additionally, there’s a variety of outdoor activities for people of any age (for older adults too), no tax on social security benefits, and low living costs.

These features make Tucson a great place to retire in Arizona.

Tucson has unique seasons

You will probably hear people say Tucson has five seasons. The weather is one of the biggest changes for people moving here. Tucson has around 286 sunny days in a year, which is not typical for most cities.

The most pleasant weather, especially for snowbirds, is from November to March. However, this is the period that attracts a lot of tourists. On the other hand, it’s not much crowded in summer, since summer is off-season.

This is when the monsoon season starts, and it usually spans from June 15 to September 30.

And, when it rains in Tucson, it is an event worthy of seeing and mentioning. But, of course, when it starts raining, many Tucsonians stop what they’ve been doing and go outside to enjoy the rain.

Rich in history

Tucson has a long history that dates all the way back to Hohokam Indians. As a result, the city is rich in historical sites to learn about Spanish, American, and Mexican influences.

A popular place to visit is the Old Pueblo, where you can see the walls that gave birth to this charming city. Other popular places to visit and learn about the city’s history are:

  • Arizona History Museum (discover exhibits about the Wild West roots of Tucson);
  • Tohono O’odham Nation Cultural Center & Museum (where you can learn about local history and culture);
  • San Xavier del Bac Mission (with incredible colonial Spanish architecture).

It’s not all just desert

Consider tucsonEven if the desert might be the first association to Tucson, we are happy to tell you there’s much more to this town than just it.

The most popular Tucson attraction is Sabino Canyon Recreational Area, which you can explore by walking or horse riding. Furthermore, you can go camping, practice archery, or go bird watching at Tucson Mountain Park.

If you have an animal lover in the family, visit the Reid Park Zoo to see African elephants and squirrel monkeys. Also, some of the best golf courses and tournaments are held right here, in Tucson, AZ.

If, on the other hand, you prefer something less active, Tucson has more to offer.

For example, you can go luxury shopping at La Encantada or find great deals at Calvin Klein, Levi’s, and Addidas in Tucson Premium Outlets.

Other exciting places worth mentioning and visiting are:

  • Mini Time Machine Museum of Miniatures, perfect for your little ones;
  • Prima Air & Space Museum where you can see more than 150 planes;
  • Tucson Museum of Art, where you can learn about Latin-American, Western, Asian, and American art;
  • Casa Film Bar, where you can play trivia or watch a documentary.

Numerous festivals

Moving to Tucson to see the Rodeo paradeFestivals are top attractions both for the locals and tourists that visit Tucson.

For example, the Tucson Festival of Books is the 4th largest book festival in the U.S.

Other events are All Souls Procession Weekend, where you can make a mask or design a puppet for the Day of the Dead. Then, there is La Fiesta de Los Vaqueros, a rodeo that lasts for nine days.

And finally, there’s the largest and oldest gem show in the world called the Tucson gem and mineral show, where you can buy world-class jewelry.

Don’t forget to look up

Finally, don’t forget to enjoy the sunsets this city is known for. After that, stay for a while longer to enjoy the breathtaking star constellations.

You will be able to experience incredible stargazing right from your yard.

The takeaway

Tucson is a city with a rich cultural background, and it offers a variety of things to do. If this is the right choice for you and your family, the locals will be waiting for you at some of the best taco places here!

We are sure you will experience a welcoming community, which means a lot during the transition process. We hope our article on things to know before moving to Tucson has helped you get an overall idea of your new home.

Happy moving!

Visiting Tucson Arizona?  Wondering What to Do During Your Stay?

Here Is Our List of The Top 10 Things to Do in Tucson AZ

10 Things To Do In Tucson AZ “What are some fun things to do in Tucson?” is a question we are often asked by our clients.

From our perspective that is a difficult questions to answer. Why? First, we live here and absolutely love Tucson AZ.

Second, there are really so many more than 10 things to do in Tucson AZ.

The Insiders Top 10 List

So here’s an insider view of what to do in Tucson if you only have a short time available. We think these spots are interesting and worthy of investing at least half a day to see.

However, we are sure every Tucsonan has their favorite top 10 list and it won’t match ours! Hopefully you will have fun visiting our beautiful city and a place we believe is the best city in America.

And now the count down on the top 10 things to do in Tucson AZ.

Number 10 – Top 10 things to do in Tucson AZ to see the Amerind Foundation and Amerind Museum. It is a bit out of Tucson, but offers extensive information on the Native Peoples of  Americas.

The trip is about 60+ minutes from Tucson it is  one of our top 10 things to do in Tucson AZ. Just  take I-10 west. The exit is a few miles past Benson Arizona. Exit 318 is the one to take.

The property was originally home to an amateur anthropologist and archaeologist. Located in the Dragoon Mountains, the Amerind Foundation is a research center and museum focusing on the preservation of Native American people and history.

The artifacts on display in the museum are amazing and extensive. Since 1937 the Amerind Foundation has played an important role in the archeology of the American Southwest and northern Mexico.

One more thing, the grounds are quite large. So be sure and bring water and possibly a lunch. Unfortunately there aren’t any restaurants on the grounds or nearby. The good news is there is a pleasant area behind the property to have a picnic.

Number 9 of the top 10 things to do in Tucson AZ

Visit the Hotel Congress. Hotel Congress has become a hub of the downtown Tucson area. The historic property sits across the street from the railroad terminal and the Radio Theater.

The history of Hotel Congress includes the capture in 1934. Public enemy #1 outlaw John Dillinger was later killed in Chicago on July 22,1935.

To this day, Dillinger days are celebrated on the anniversary of his capture on the 3rd weekend in January.

Today, Hotel Congress features music venues, restaurants, and remains a grand hotel.

Number 8 of the top 10 things to do in Tucson AZ

Tour the San Xavier Mission. The San Xavier Mission is also referred to as the White Dove of the Desert. The mission was founded in 1692.

This beautiful mission appears to magically rise from the desert floor just outside of the Santa Cruz River. Its full name of the mission is San Xavier del bac Mission.

However it is most commonly called the San Xavier Mission. The mission is located in the San Xavier Indian Reservation

San Xavier Mission was founded over 300 years ago when Southern Arizona was part of New Spain. A Jesuit Missionary, Father Eusebio Francisco Kino, is said to have laid the first foundations of the mission.

The current church dates from the late 1783 when Francisan missionary Fr. Jaun Bautista Velderrain began construction.

San Xavier Mission became part of Mexico following Mexican independence in 1821. Over 30 years later the mission became part of the United States with the Gadsden Purchase of 1854.

There is a museum at the mission that presents the history of San Xavier and many artifacts.

Number 7 of the top 10 things to do in Tucson AZ

Walk through the El Presidio Tucson. El Presidio Tucson makes our top 10 things to do in Tucson AZ list because of its historic significance. El Presidio Tucson was Tucson’s first neighborhood.

It was founded in the mid 1800’s and a key point in Tucson history. It was adjacent to the walled Spanish fort call Presidio San Agustin del Tucson. Thus its name. This structure was the largest Presidio built by the Spaniards in North America.

The “El Presidio” refer to the fort that replaced the Tubac outpost for the Spanish in the New World.

El Presidio is in downtown Tucson. So, plan your visit to have dinner after your visit. Tucson dining is #6 on our top 10 things to do in Tucson AZ.

Number 6 of the top 10 things to do in Tucson AZ

Have lunch or dinner at one of Tucson’s great restaurants. Tucson Restaurants make the top 10 things to do in Tucson AZ, because we like to eat out. Tucson has many outstanding eateries.

Great Tucson Restaurants can be found all over the City of Tucson. There isn’t a “restaurant row” in Tucson, so you will need to get directions to each dining spot.

Tucson restaurants include every thing from small local eateries to unforgettable 5 Star Fine Dining.

We haven’t tried them all, but we have check off a many on the long list of places to dine. For those interested in “fine dining” in Tucson, we especially like the Hacienda Del Sol.

You can sit on the patio or take a table in the main dining room. No matter the location the food and services is always a great experience.

Check out our review on some of the Top Tucson restaurants.

And Now The Top 5

Number 5

Go to the Pima Air And Space Museum. If you are a flying buff, and I am, then the Pima Air And Space Museum is a must see.

Pima Air And Space Museum is a dream come true for aviation enthusiasts. The EAA museum in Oshkosh Wisconsin is the mecca for experimental aircraft and aviation pioneers.

The Pima Air & Space Museum provides one of the largest displays of aircraft in one place.

Pima Air & Space Museum is the largest non-government funded aviation museums in the world.  There are over 300 aircraft and spacecraft to see and many are historically significant and technically advanced craft ever produced.

Pima Air & Space Museum sits on 80 acres at 6000 East Valencia Road, Tucson, AZ.

Aircraft are on displayed outside as well as in hangers. This affords visitors to enjoy the museum even on those “warm” days. The grounds are expansive and many visitors elect to take around on a small bus.

You can also walk, but be sure you take water with you.

Number 4 of the top 10 things to do in Tucson AZ

See a Gate’s Pass Sunset. Gates Pass can be found at the summit of Speedway Boulevard as you head West to the desert. It offers an stunning overlook of the expansive Saguaro National Park.

This top 10 things to do in Tucson may just be the best spot to watch the world renown Arizona sunsets setting over the Tucson horizon.

Parking is limited and busy, especially on weekend evenings, so arrive at least an hour before sunset. The things to do is grab a nice spot and sit silently as the sun sets over the desert.

And since you’re in the desert, it wouldn’t be a bad thing to wear a hat and watch out for rattlers either.

Number 3 of the top 10 things to do in Tucson AZ

Take in one of the Tucson City Wide Festivals. In January/February we have the Gem Show which is a world more than gems. It’s like a city wide Turkish bazaar selling teapots to carpets, rings to dinosaur bones. Hard to believe but true!

The thing to do in February is the Rodeo Parade which is the largest non-motorized parade in the United States. Super fun!

If you’re here in March, the thing to do is visit the Festival of Books on the University of Arizona mall and celebrate reading.

Unofficially known as Tucson Eat Yourself, Tucson Meet Yourself celebrates the ethnic diversity of our city through the cultural spectrum of inhabitants.

The thing to do in November is Dia de los Muertos, our  Tucson version of “day of the dead”, celebrating and remembering loved ones.

Here is a list of Annual Events in Tucson, AZ.

Number 2

Visit the Etherton Gallery. The quality of this gallery is stunning. The gallery is one you might find in a city much larger city than Tucson Arizona.

There is an amazing collection of contemporary and vintage photographic prints to be viewed. Of course it’s geared towards the present exhibition but be sure to check out the other rooms and even the drawers if possible.

There are photos of Edward Westin, Philippe Halsman, Edward Curtis, and more.

And now as Casey Kasem might have said, “topping our 10 things to do in Tucson AZ list” is live theater.”

The Number 1 thing to do in Tucson AZ

Visit The Arizona Sonoran Desert Museum

Although it’s called a “museum,” is more of a zoo. The facility, is home to animals, a botanical garden, an aquarium and an art gallery.

In fact, 85% of what you’ll experience is outdoors and requires walking. That means you need to prepare for the weather on the day of your visit.

The Arizona-Sonora Desert Museum covers 98 acres. In it you’ll find 230 animal species and over 1,200 local plant species. These include hummingbirds, coyotes and string rays.

A good place to start is the Warden Aquarium and Reptile, Amphibian & Invertebrate Hall.

Then head out to explore the rest of the exhibits via walking paths.

Next see the desert landscape and animal exhibits with a stroll on 2 miles of hiking trails.

To see it all will take 3 to 5 hours. Maybe more for slow walkers! So, come prepared. Bring a refillable water bottle, wear appropriate walking shoes and sun protection.

Should you forget your sunscreen, there are dispensers in the on-site bathrooms.

And if you get hungry, stop at one of the museum’s three eateries. Take advantage of the good food and great views of the surrounding desert.

Summary

Well there you have our list of the top 10 things to do in Tucson AZ.

Needless to say, there are many more worth seeing and experiencing. Pick two or three and enjoy your visit to Tucson Arizona.

And if you are thinking of moving to Tucson, keep reading.

Housing cost is relatively lower as compared to the national average.  The median price of a home in the greater Tucson area is $340,000 in October 2021. Median rent prices set at $772.

However, seasonal changes in the city can be a notable factor in choosing to stay in Tucson. The city offers 286 sunny days per year, making it ideal to set up a backyard swimming pool.

Most residents prefer to bask in the sun and relax in the pool. However, there are days where it is relatively chilly, especially during winter. To extend the swimming season and pool operation year-round, homeowners install solar heaters to their pools for continued enjoyment even during those cold winter nights.

Solar Pool Heaters

pool heaters solarSolar pool heaters offer a cost-effective and environmentally friendly form of pool heating in Arizona. It has replaced the traditional gas, heat pump, and electric pool heating. These solar items work by using the sun’s rays as the primary source of heat energy collected by solar panels.

Pool water then passes a filter to strain debris before it gets pumped directly to the solar collectors. Here, the water is heated before it returns to the swimming pool.

It forms a continuous cycle regulated by a dedicated flow control valve that can be manual or automatic.

In addition, households make use of a solar blanket for added savings and lesser maintenance cost. It keeps the pool clean and minimize heat loss, making it a perfect add-on to homes with solar pool heating systems.

Solar Pool Heater Maintenance vs. Gas/Electric Water Heater Maintenance

Solar pool heaters, when maintained properly, have an average working lifespan of 20 years. Though its initial price tag to buy and install a solar pool heating system is relatively steep. It usually costs around $2,500 to $4,000 per installation.

However, the investment return is generated from savings on maintenance costs. Usual gas-operated water heaters generate a staggering $1,500 on annual maintenance fees alone, gas costs excluded. At the same time, electric water heaters cost around $840 per year to maintain.

But this is not the case with solar pool heaters. The usual maintenance costs for solar pool heating systems are set at around $75 per year compared to gas and electric heaters.

Environment-Friendly

eco friendly solar heatersHouseholds in Tucson, AZ, who fancy a sustainable living may start investing in solar pool heaters. These products do not require added fuels compared to gas and electric heating systems.

It also means that it produces little to none in response to environmental emissions. Solar pool heaters add 10-13 degrees to present water temperature, which means longer swim seasons despite the changing climate.

Durability

Most solar pool heater panels are built to last. They tend to outlast the roof and other surfaces they stand on. Up to an estimate of 80% of solar panels installed and used for solar pool heating systems go beyond their warranty periods.

Solar Energy Subsidies And Tax Breaks

Installing a solar heating system may be pricey at first, but that does not mean it doesn’t have benefits. State-wise, Tucson Residential Solar Incentives offers a 25% Solar Tax credit for an approved solar device system. The maximum allowable credit amounts to $1,000 and can be carried forward for up to five years upon approval.

Furthermore, the federal government offers a 30% federal tax credit on approved solar energy utilizing devices. Cash rebates are also offered for the installation of solar devices.

It is estimated that at around 5 to 6 years of use, savings from utility costs and maintenance to include governmental tax credits should have paid for the initial cost of installation of solar pool heating systems.

Added Value To Residential Homes

Who does not like a house with its swimming pool? Considering the present weather condition in Tucson, most home buyers go for properties with private pools.

The initial investment used in installing solar pool heating systems increases the overall value of the estate. It creates greater appeal to potential home buyers while at the same time producing cost-effectiveness and is environmentally friendly.

Key Takeaways

Residential homes with dedicated pools are an appealing choice for current and future homeowners. Houses situated in Tucson, Arizona offer almost year-round sunny weather with mild winters in between.

Solar pool heating system is a cost-effective, highly efficient, and environment-friendly alternative to water heating solutions swaying from the traditional gas and electric powered water heaters. Though there is a substantial initial investment in solar pool heaters, the benefits outweigh the disadvantages of functionality.

Answer To The Question – Should I Repair Or Replace My Air Conditioner?

Repair Or Replace Your Air Conditioning Unit(s)?

Changes In the World of HVAC Limit the Choices

air conditioning won the westWhat spurred the growth of the southwest? Not the Military, not the gold, silver or copper and not the rail roads. It was Air Conditioning!

Thanks to Willis Carrier, air conditioning was born in 1902. An invention that would later become the catalyst for growth in the great southwest.

The engineer from New York invented the first modern air-conditioning system. The mechanical unit sent air through water-cooled coils.

The system was not aimed at human comfort. Its focus was to control humidity in the printing plant where he worked.

Who would have guessed it?

The the invention of nonflammable Freon in 1928 made air conditioning for homes a reality. And as waves of people moved to the southwest after World War II, air conditioning made year around living very pleasant.

Since then, little has changed in the industry. Yes, newer, better and little more efficient. But energy costs were cheap, so change didn’t come quickly. But things have changed.

2010 Brought Big Changes

First, the Federal mandated changes have changed the refrigerant used in air conditioning systems. That 2010 law required manufactures to stop using R-22 refrigerant in all new units and switch to R-410A. It is also known as Puron.

Studies indicated R-22 was an ozone-depleting chlorofluorocarbon. R-410A is not.

R-22 continued in use to recharge older AC equipment until 2020. But after that date the only way to get R-22 is from recycling. And that will add cost to a AC recharge. And it will soon not be available at all.

So R-410A is IN and R-22 is OUT!

And if your air conditioning system is over 10 years old, and has a problem, it raises a BIG question. Fix the old system or replace it. A key factor in the decision is the nature of the problem.

Small, fix it. Bigger, hmmmmm, replace??

Another consideration for a new air conditioning system is they use less than half the electricity of older ones. And do a far better job of keeping you cool and comfortable.

The replacement should also include condition the ducts and insulation in your house. Yes, increased costs, but much more efficient cooling.

Assess the Efficiency of Your Current System

The improved efficiency of new air conditioning units is surprising. An eight- to 10-year-old AC can use twice the electricity that even a low-end new one.

That’s because it operates at or below 10 to 12 SEER. By the way, SEER stands for Seasonal Energy Efficiency Ratio. It is a measurement of the amount of energy needed to provide a specific cooling output.

Until 2006, 10 SEER was standard, but these days, federal law mandates 13 SEER. And new home builders in the southwest are required to install 14 SEER air conditioning units.

That translates to 30% less electrical consumption. For an 1,800 square foot house, a new 13 SEER unit will cost $3,000 to $4,000.

You can double your energy savings by jumping up to a 16 SEER air conditioning unit. And that will reduce cooling expenses by 60% over a 10 SEER unit.

At $5,000 to $6,000, these super-efficient units are more expensive. But they qualify for a federal tax credit of up to $300. Not a lot by itself. but combined with big energy savings the payback is impressive.

Size The New System Right

When you replace, it is critical to have the air conditioning system sized right. Make sure the contractor’s bid includes a load calculation. It will be printout showing how big a system you need and why.

Needless to say, multi bids and confirmation of the load calculation is a must.

Somethings are old, but still used. One of them is air conditioning systems are measured in tons. It represents the cooling power of a one-ton block of ice melting in 24 hours.

Some old-school installers size equipment at one ton for every 400 or 600 square feet of living space.

WRONG!

That creates a system that is too big. An oversized air conditioning systems costs more. The answer to the question, why is that approached used?

An oversized system cools work too fast. That means more frequent on/off cycles, wearing out components and gobbling electricity.

And they don’t have a chance to dehumidify the air.

Good contractors use load-calculating software. It factors in data for the number of windows, thickness of insulation and attic space. Even the home’s orientation to the sun.

It produces an exact tonnage for the air conditioning system and determines how much cool air each room needs. Any bids (get at least three) should include this one-page printout. And if they are different, find out why before you buy!

Inspect the Condition of the Duct work

OK. A trick question. Would installing the most efficient AC equipment ensure you’re comfortable on hot days?

Answer. NO!

Why you might ask.

It’s because the mechanical is only part of the air conditioning system. The average house’s duct work leaks 10% to 30% of its air before it can reach your living space. That’s according to Pacific Gas & Electric.

So before you buy anything, have your technician should run a duct-leakage test. They will seal the vents and measure how much air escapes the system.

Then the tech can locate and seal the gaps. The cost should be around $25 to $35 per vent. That’s per “run” in industry jargon.

Or replace the duct work. New insulated pipe will cost around $100 per run. Understand what will give you the most bang for the buck.

Consider the Building Envelope Itself

Poor insulation puts a strain on your aging air conditioner.

Fixing insulation and duct work can extend the life of your AC system. Some tines over 5 or more years. Or it may enable you to buy a smaller replacement air conditioning system. That will lower your upfront and ongoing energy costs.

Your heating and cooling contractor do the assessment and make repairs. While not free, insulation is less expensive then replacing an AC system.

And trim as much as 30% off your heating and cooling costs.

How About The Heating System?

Homes need to be cooled and heated. And unless you are using “heat pumps” that means TWO systems. AC’s and heat pump us electric energy. Furnaces will us natural gas. BUT, both units will use the same duct work.

So, if you are replacing the air conditioning, you better take a look at the heating system at the same time. And here are some helpful tips when considering a new heating system.

Water Supply In Tucson Arizona

Understanding The Water Supply in Tucson Arizona

Water in Tucson Arizona for Today and The Future

Water supply tucson azTucson’s water supply is abundant! Tucson Arizona has plenty of water right now and for the foreseeable future. There is absolutely no water shortage in Tucson AZ!

However, a question about the City of Tucson water supply and availability is a frequently heard. Especially from our Midwest and Northwest clients. They are usually interested in the quality of the water supply as well.

Tucson sits on the top of a large aquifer.  Experts believe there is enough water there to last many, many years. Additionally, Tucson water comes from the Colorado River. This water is received via the Central Arizona Project. Tucson Water is pumped from the aquifer by a large number of wells throughout the Tucson Metropolitan Area.

While Tucson has plenty of water, there are numerous water conservation policies in Tucson. You’ll find “Recharge Basins” all over the place. These are typically depressions in the ground (natural or manmade) where water collects after the rains. The captured water slowly seeps back into the aquifer.

Reclaimed water projects are also in place for high volume user. Golf courses are a good example where reclaimed water is use.  So, wipe the golf ball on the towel not your tongue.

Tucson water supply is plentiful and there are no water restrictions to deal with!

NPR Program – September 22, 2022

NPR discussed water issues with Tucson’s water director, John Kmiec.

He said, “We have a shortage on the Colorado River but it’s not going to affect the Tucson basin. We’ve banked more than five and a half years of excess Colorado River water in aquifers.

You can think of it like a secret reservoir. It is underneath this vast Sonoran Desert about thirty miles west of the city. On former farmland lies a collection of forty-acre basins. Some bare dirt, some holding water that has yet to seep into the soil.

“We fill these large reservoirs up, they look like small lakes. But what’s actually happening is the water is percolating into the aquifer. During the process,it is turning into groundwater.

For more than 20 years Tucson has been preparing for this crisis.

Its Aggressive conservation measures and underground water storage will help Tucson residents.

The Tucson water plan 2004 to 2050 was updated in 2008. It provides insight to where we are and what the future holds. For more information about Tucson Water visit this website

In Oro Valley, AZ

In Oro Valley, the story is much the same.

The Oro Valley Water Utility Newsletter provided information on the Utility.

In it director – Peter Abraham – outlined the steps the Utility has taken.

Since 2005, the Oro Valley Water Utility has secured the legal right to add water resources.

Currently, three water sources make up the Town’s water resource portfolio.

  • Groundwater
  • Colorado River water delivered through the Central Arizona Project.
  • Reclaimed water used for construction and irrigation purposes.

The diversified water resource portfolio reduces the demands placed on the aquifer. It also provides flexibility in responding to water supply emergencies and drought.

Abraham states – “Oro Valley is among the most water resilient communities in the Southwest. For over two decades we’ve been planning for water shortages by storing over 25% of our annual CAP water allocation in underground aquifer storage facilities for future use”.

The Future

Excerpts from speech by Sharon B. Megdal – Director, Water Resources Research Center The University of Arizona offered these insights in a speech.

Local, national, and international media have been covering the poor health of the Colorado River system for some time, with the shortage declaration bringing media interest to a crescendo.

Like many, I’ve spoken with reporters, who ask about who will be most impacted by the cutbacks in water deliveries.

However, we cannot deny that the situation is bad and has worsened sooner and faster than we thought it would. Rather than a “business as usual” mindset, adjustment – adaptation – is necessary.

After so many years of reduced precipitation and runoff, 30-year rolling averages reflect the “new normal.” While we can hope for better-than-average flows, we need to prepare for worse-than-average conditions.

Common Pests in Tucson and How to Get Rid of Them

The Most Common Pests in Tucson and How to Get Rid of Them

Be Sure They Aren’t a Pest to You

Tucson is popular for its diverse landscape, including pine-topped peaks, rugged canyons, snaky dry riverbeds, rolling hills, and flowering desert.

Because of various factors, including the sway from tropical and temperate weather, warm subtropical climate, and extreme elevation variations, Tucson features a unique variety of pests.

Here some of the most common home pests in Tucson, how you can identify them, and what to do if you come across them.

Scorpions

pests in tucson azScorpions usually try to find dark and cool places to live in, which, regrettably, can include your home. If you see a scorpion in your home, wear protective gloves and find an object to pierce the scorpion with scissors or a knife.

Do not try to hit the scorpion with your blunt object, as they have the ability to lie completely flat on the ground. After piercing the scorpion, you should immediately dispose of it in your outdoor trash can or flush it down the toilet.

Bed bugs

Bed bug infestations usually go unnoticed. However, when they bite, you will feel itchy. If you feel a bite, the first place you should look is on your bed crevices. You might see the bedbugs themselves or notice blood stains on your bed from the bites.

You can also find small white eggshells or dead skin that they shed. If your home has a bedbug infestation, you should immediately contact a professional bed bug exterminator to treat the problem.

They will treat your home with chemicals and advise you on how to leave your home safely without risking spreading these nuisance pests anywhere else.

Ticks

tucson common pestsIf you have a bush around your home, or like outdoor hiking activities, or have animals, you will likely come across ticks. Ticks are known to spread Lyme disease, so it is crucial to stay heedful to protect yourself against these small blood-sucking pests.

Ensure that your skin is fully covered when outdoors and check your animals for ticks anytime you get into your house.

Ticks usually attach themselves to sensitive areas of the body, such as the belly button, groin, behind ears, under armpits, and behind the knees. So, ensure that you thoroughly check your pets in these hideous parts before they enter the house.

Also, have someone check them on you after your outdoor activities or activities that involve interacting with animals. If you happen to find one, you should use a pair of tweezers to turn and remove the head out of your or your pet’s skin.

Once you have removed the tick, you can flush it down your toilet or burn it. If you start feeling flu-like symptoms like rashes, nausea, chills, body aches, or fever, you should immediately contact a health care provider to get tested for Lyme disease.

Cockroaches

pests in tucson arizonaCockroaches are nuisance home pests that can contaminate your food and cause infections. Signs that your home has a cockroach infestation include a musky smell, dead cockroaches, and cockroach droppings that look like ground coffee.

While cockroaches are active at night, you will likely see cockroaches during the day because their nest is full, and they are being pushed out.

To get rid of cockroaches, de-clutter your house and use sprays and granules around your home to prevent them from entering your home to shelter themselves from heat.

Ants

tucson arizonaAnts are among the most annoying household pests in Tucson. The first sign of an ant infestation is noticing an ant line that walks across your counter or floor.

Some of the preventive measures you can take are ensuring that you do not leave out any food, whether it is human or pet food. Also, ensure that you clean any spills immediately after they happen. Ants are small and can get into your house through gaps in floorboards or windows.

You can get rid of ants using store-bought certified poisons.

Termites

home inspectionsTermites cause millions of damages every year as they burrow through wooden structures for nesting. Some signs that you might have a termite infestation in your home are finding tunnels in wood or seeing termites flying or crawling.

If you have a termite problem, it is best that you contact a professional pest control service provider to deal with the problem. A professional will get rid of your current infestation and prevent future infestations.

Bees

When people think of bees, they tend to think that bees only exist to sting humans. Bees are beneficial in plant pollination and are a crucial part of the ecological system.

If you have a hive near your home, it is crucial to contact a professional to move it away and not try to eliminate it completely or move it yourself. Bee stings can cause an allergic reaction and can even be fatal to some people.

Regardless of the type of pest problem you have in your home, the best way to get rid of it is by contacting a pest control professional to deal with it. A professional has the knowledge and tools to eliminate your problem and prevent future infestations.

5 – Tucson Folk Festival brings the 1960’s back. The Tucson Folk Festival is one of the top folk festivals in the US. Every year, it attracts over 10,000 folk music lovers. Over 20 hours of live bluegrass, Irish, old country and western music – free!

 But wait, there’s more.

6 – No Sneezing! The dry Arizona climate is a game changer for those suffering from allergies or asthma in other parts of the country.

7 – Arthritis pain is less in Tucson’s climate. Doctors often recommend Tucson to ease Arthritic pain. The barometric pressure of the area helps to reduce the problems of arthritis.

8 – Affordable housing costs. According to the latest data, the median home value in AZ is just over $178,000 and the median rental is $1,050. And, side benefit, you won’t spend a fortune on heating bills. It’s way cheaper to cool a house than heat a house.

9 – The Great Outdoors is in your backyard. The is abundant wildlife. Coyotes, snakes, javelinas (kind of like a furry pig), bobcats, and, yes, roadrunners.

10 – Throw away your snow shovel! Well maybe. That will depend on the city you choose for living in Arizona.

11 – Close to many other places. From Tucson AZ, San Diego, Los Angles and Disneyland are about 6 hours away. Las Vegas is about 7 hours. Park City Utah 12 hours.

12 – The Sonoran Hot Dog. Created in Tucson, this special culinary treat is unique to Arizona. This hot dog wrapped in bacon and served in a crusty white bun. Layer on the pinto beans, chopped tomatoes, onions, jalapenos, mustard and mayo.  Now, you’ve gone Sonoran.

As If That’s Not Enough

13 – There aren’t any hurricanes or tornadoes in Arizona. Yes, we do have wildfires in the more remote areas. But few in urban areas.

Adapting to a Drier Future

Reflections: Adapting to a Drier Future

by Sharon B. Megdal – Director, Water Resources Research Center The University of Arizona – 08/20/2021

On August 16, 2021, the United States Bureau of Reclamation announced a Tier 1 Shortage to go into effect on January 1, 2022.drier future

This declaration of cutbacks in water deliveries was in accordance with established Colorado River operating criteria.

Local, national, and international media have been covering the poor health of the Colorado River system for some time, with the shortage declaration bringing media interest to a crescendo.

Like many, I’ve spoken with reporters, who ask about who will be most impacted by the cutbacks in water deliveries.

The answer to this question is Central Arizona irrigators who have been utilizing “Ag Pool” water.

Central Arizona Project

Central Arizona Project (CAP) has lower priority than many other suppliers and users of Colorado River water, and Ag Pool deliveries are lowest priority within the CAP.

Tier 1 curtailments do not affect Municipal & Industrial (M&I) Priority or Indian Priority water. For the most part, Non-Indian Agricultural (NIA) Priority water deliveries are not impacted until a declaration of a Tier 2 Shortage.

As the block graphic shows, were we to experience a Tier 3 Shortage, all NIA water deliveries would be eliminated and even some M&I and Indian Priority deliveries would be reduced.

While it is true that water stored by the Arizona Water Banking Authority can be drawn upon to offset some cutbacks to high priority users within the CAP system, reduced water availability is always a concern, especially when the duration and severity of the poor Colorado River conditions are unknown.

It is this uncertainty that makes planning particularly difficult.

Colorado River

Whereas the sophisticated modeling of the Colorado River system supports projections of future river conditions, we just do not know when there might be a wet cycle – or if, as most expect, runoff conditions will continue to worsen. No one has that crystal ball for precisely predicting the future.

The system for allocating Colorado River water is complex in so many ways. It varies between the Upper Basin and the Lower Basin, and there are different systems for allocating water within a state. As discussed above, we need to look no farther than Arizona to drive home the latter point.

These details are important. I often hear it stated that Arizona has lower priority than California or that Arizona has lowest priority, but that’s not true for many Colorado River water users located in Western Arizona. In addition, the ability to lease water varies across users. Details matter.

Speaking Points

Following are some points I have made when speaking with the media.

We have been living beyond our means for some time. The “structural deficit” in water allocations to the Lower Basin States – Arizona, California, and Nevada – has been acknowledged.

Even if climate reverted to pre-2000 conditions, more water is allocated than average river flows can support. The allocations to the Upper Basin states – Colorado, New Mexico, Utah, and Wyoming – are based on percentages, as shown in the figure below.

Lake Mead’s large storage capacity has served as a savings account, but withdrawals or outflows have exceeded inflows or deposits. Over time, this practice leads to depletion of the savings.

Just how long of a period will depend, at least in part, on conditions that water users cannot control. For several years during the last decade, efforts were made to bolster deposits to prop up savings (Lake Mead’s water level) to avoid a Tier 1 Shortage.

But that was not enough. In fact, concerns that the system could “crash,” meaning Lake Mead’s level could fall below “dead pool,” were growing during the latter part of the last decade.

Seven Basin States

In 2019, the seven basin states and the federal government came to agreement on the Drought Contingency Plan (DCP) overlay to the 2007 Interim Shortage Sharing Guidelines.

Two years later, we find that DCP (Tier 0) cutbacks were not enough. Mother Nature has not been kind. I stated in one interview that Reclamation’s declaration “is a stark reminder that the over-allocation of the Colorado River system must be reckoned with.”

I have noted that there is not a widespread feeling of panic. Given CAP’s low priority and that water flows vary even in the best of times, we have prepared — Adapt for Future CAPparticularly by storing water underground. CAP water is not the sole source of water for many users, including Central Arizona farmers.

In 2019, Arizona adopted a DCP implementation plan with voluntary agreements to mitigate some of the negative impacts of reduced water deliveries.

However, we cannot deny that the situation is bad and has worsened sooner and faster than we thought it would. Rather than a “business as usual” mindset, adjustment – adaptation – is necessary.

Preparing

After so many years of reduced precipitation and runoff, 30-year rolling averages reflect the “new normal.” While we can hope for better-than-average flows, we need to prepare for worse-than-average conditions.

In terms of adjustments, all eyes are on Central Arizona agriculture. The options for farmers are known. The decisions of individual farmers and landowners will shape that sector’s future.

We already know of plans to increase reliance on groundwater and fallowing lands.

However, less is known at this time about planned investments in irrigation technologies that use less water and changes in cropping patterns.

On the municipal front, we can expect to have more visible and active discussions of community and utility drought plans. I hope we see some adjustments to how we design our communities and their houses and buildings.

Land planners, developers, and home builders can be leaders in showing transplants how to live in the desert and be good water stewards. Let’s inform people that many of our green spaces, including golf courses, are irrigated with reclaimed water.

As has been demonstrated during Arizona DCP discussions and basin-wide, the circumstances and role of Native Nations must be considered.

Adjustments

Many adjustments will be needed. The Tier 1 Shortage Declaration for 2022 is based on operating criteria developed in 2007. The regulations were deemed interim at the time of their adoption and are due to expire in five years.

Discussions on the next set of operating guidelines are already underway and will preoccupy the Colorado River Basin water community. Inclusivity and transparency are critical as we adapt to a drier future.

These are challenging times. Shortage is real. In the face of many uncertainties as to future conditions, to say it will be difficult to identify pathways forward is an understatement.

Yet, I am optimistic that we will adapt – because we must.

Conclusion

The outlook for Water shortages in the southwest is real and is being addressed at the State and Local levels. To read what the City of Tucson and Town of Oro Valley are doing—-Head Here
