Quickly Search ALL Homes For Sale In Tucson AZ

The July 2023 Tucson Housing Market Pulse shows year over year sales prices for Single Family Homes continue to move up…Again! The median sales price for a single family home increased 3.2% and the average sales price gained 6.1% from July 2022.

Active Listings of Single Family Homes are DOWN 24.9% from July 2022 with 1,670 single family homes on the market at the end of July. That’s up 4.8% from June.

At the current burn rate for closed transactions that translates in to 1.9 months supply.

Condos and Townhouses prices moved up as well. The year over year Median sales price moved UP 14.8% and Average sales price UP 6.1%. With 151 Active Listings of Condo/Townhouses on the market there is only a 1.0 months supply.

One more thing, the ratio of sales price to list price is slightly under 100%. Under, but not by much! Single Family sell at 99.3% of list and Condo/Townhouse at 99.5% for July 2023.

Mortgage Rates

With the increase in the Fed Fund rate, mortgage rates have moved up.

In the Tucson market, rates appear to be following this pattern holding in the range of 7.30% to 8.0% with Good to Very Good Credit.

Demand

No change here!

The Sale to List Price ratio for July was 99.3% for Single Family Homes and 99.5% for Condos/Townhouses.

> Inventory Of Homes For Sale

New listings for Single Family Homes are DOWN 24.9% from the prior year, but UP 4.8% from June 2023. Condos/Townhouses have similar results…..but worst. Down 41.7% from July 2022.

> Prices

Median and Average prices “wiggled” up and down for both Single Family Homes and Condo/Townhouses.

> The Bottom Line

Mortgage rates moved up, demand continues to be high and resale inventory low. That means prices “should” continue to rise, but higher mortgage may dampen buyers interests. On the other hand, new home builders are going strong and raising prices in response to demand.  Many new home builders have a captive finance units and able to give rate incentives or closing cost offsets.

Will Tucson home appreciation be greater than the borrowing rate?  Time will tell.

Over the last 12 months, the Average Price of a Single Family Home and Condo/Townhome is up 6.1%.

Given current inventory levels, low ball offers aren’t getting traction.

  1. You have the right to be represented by a Realtor when buying a new construction home.
  2. BUT your Realtor MUST be with you on your FIRST visit to the new home builder’s sales office and register you!
  3. You will not pay more to have US represent you when buying a new construction home in Tucson, AZ.

If you don’t have a Realtor with you on your first visit – KNOW THIS

  1. The sales agent at the builder’s sales office works for the builder, NOT YOU!
  2. They will ask you to “register” when you come in – or shortly after.
  3. If you register, you are GIVING UP YOUR RIGHT to be represented by a Realtor at that builder’s site in the future.
  4. Chances are the builder’s sales agent WILL NOT disclose this to you!
  5. If you register at the builder’s site, you are on your own to work through the builder’s contract and all purchase decisions. Yes, the builder’s sales agent will work with you through the paperwork. They will answer your questions. BUT with who in mind? You or the builder they work for?

If you find a specific builder floor plan you like, find what homes the top new home builders in Tucson have available. Builders are opening new subdivision and communities all the time and may not have new homes listed in the Tucson MLS.

    Starr Pass Golf Homes sit in the foothills of the Tucson Mountains. The terrain is very hilly. The hills offer home owners views of the City of Tucson and the Catalina Mountains.

    Starr Pass Golf Home architecture is usually contemporary or southwestern. A home in Starr Pass would be desirable to many people. Especially golfers. Or anyone interested in a resort lifestyle community.

    A focal point of the Starr Pass community is the JW Marriott and the Starr Pass Country Club. Starr Pass is a popular place for visiting golfers and provides full time residence and “snow birds” a resort style area to enjoy.

    Starr Pass Golf Club is a 27-hole Arnold Palmer Signature Golf Facility.  A double-loaded driving range and a 20,000 square foot clubhouse. If the facilitates aren’t enough then you will be awed by the backdrop of the mountain ranges.

    The JW Marriott owns the Starr Pass Golf Club. The facility offers a resort lifestyle along with member privileges.

    The Courses And Facilities

    There are three nine-hole Arnold Palmer designed golf courses. This is a true desert course.

    The rolling desert landscape is the hazards only many holes. But the views of the majestic Catalina Mountains make the course a treat to play.

    Starr Pass Golf Club hosted the annual Tucson Open between 1987 and 1996.

    The three nines are similar, but different in length.

    The Roadrunner Course has lots of elevation changes. Although shorter at 3,241 yards, the layout is a good test of shot making.

    The Rattler Course is longer at 3,490 yards. The split fairway on the 5th hole is unique. Saguaro cactus line the fairways and views of Tucson are stunning.

    The Coyote Course is the longest at a bit over 3,500 yards. Lots of bunkers along fairways and greens. This is the stronger of the three nines.

    Starr Pass Golf Club provides teaching facilities and a practice areas with putting and chipping greens.

    Starr Pass Golf Club is a Certified Audubon Cooperative Sanctuary.  Certification is by the  Audubon Cooperative Sanctuary Program for Golf Courses, an Audubon International program.
